This is a 1900 sq ft Duplex with a 2.5 bedroom/2 bath Guest House with a separate adjoining 1.5 bedroom/1 bath “Studio C” apartment, on our 35 acre CC Blue Ranch with STUNNING VIEWS of the San Juan Mts! You can rent either Studio C with 2 beds (1 king room and 1 double in loft) or the Guest House with 4 beds (2 queen rooms + 2 twins in loft) separately (see details in the space description below), or both spaces together (*cost changes to rent either or both spaces based on # of guests).

The space
This is not your typical rental accommodation! The CC Blue Ranch Guest House/Studio C Duplex has a stunning modern decor, lots of attention to detail and comforts for our guests...and simply amazing mountain views!
-The Guest House/Studio C Duplex sleeps up to 10 very comfortably with the ability to close off the 2 separate living areas with an inside locked door between the two spaces, or opening the connecting door to accommodate a larger group of up to 10 guests.
*Please note that the # of guests is based on the assumption of 2 people per king/queen/full bed and 1 person per single bed.
*Please think through sleeping arrangements before booking!
- Use of each space is based on the number of guests paid for - beginning with up to 3 in Studio C...4-6 in the Guest House...7-10 for the use of both spaces!
-The base price is $185 for up to 2 people and increases $35/night per person for up to 10 people.
-With up to 3 guests you’ll stay in Studio C.
-With 4-6 guests you’ll stay in the Guest House.
-The use of both sides (Studio C and Guest House together) requires a minimum payment of 7 people...you can have less than 7 “people” but need to register for at least 7 to adjust the fee for the use of both sides. If you have 8-10 people, please register for that number.
- The Guest House living space has a Master Bedroom with a queen bed and en-suite bathroom; a 2nd bedroom with a queen bed (bathroom down the hall); and a sleep loft with 2 single beds with ladder access (shared bathroom with 2nd bedroom).
-This space has a full working kitchen, dining area that seats 6, living room and fenced-in backyard.
- The Studio C living space has a master bedroom with a king bed, a full bath with a footed soaking tub & large shower with a double sink vanity, a sleep loft with a full bed (tall ladder access), full kitchen, living room, dining area (seats 4) and a fenced-in backyard.
- Each sleep loft has spectacular views of the property and mountains loved by both kids and adults!
-All of the beds have linens provided.
-3 total full, beautifully appointed bathrooms, each with gorgeous stall showers, modern sink/vanities, and stocked with towels, shampoo, conditioner and body wash and each include hairdryers.
-The Guest House has a fully stocked kitchen complete with refrigerator, gas stove, microwave, toaster, drip coffee maker (filters completed), French press, and any type of cooking pot or utensil you could ask for. This isn't your typically stocked rental kitchen. It has beautifully modern glassware and dishes and a full compliment of spices and condiments to make sure you have everything you need should you want to cook your meals while visiting.
-The Studio C side has a full kitchen complete with refrigerator, electric stove/oven, microwave, toaster & toaster oven, electric kettle, French press & drip coffee pot (filters provided). Beautiful dishes, glassware, silverware and stovetop/oven and microwaveable cookware are also provided.
-CC Blue Ranch has a range of home-grown products for sale including eggs, jams, sauerkraut, meats and pork products.
-A separate cozy dining area joins the two spaces offering stunning mountain views.
-There is a shared Washer/Dryer in the middle of both spaces.
-Both sides have a living room, either a gas or electric fireplace, and a wall-mounted TV with Satellite.
-Each side has its own private patio, fenced-in grass yard(s) with chairs.
-The Guest House has a charcoal grill but please bring your own charcoal and lighter fluid if you’d like to use it. Please know that there are many fire restrictions throughout the summer here, so grilling may be restricted during red flag/high wind warnings or high fire danger days.
-Parking is available right outside each door and space is available for trailers/jeeps.
-Free WiFi is included.
-Massages are now available at CC Blue Ranch on-site in the upstairs studio at the Main House (private entrance), with masseuse Tracy. (She’s AMAZING!). We provide her contact information with your check in information to make reservations for your massage directly with her.
-Pets are welcome with advanced notice and a $20/night/per pet fee paid in cash or through Venmo at the time of your arrival. We ask that you keep your pet on a leash while on the property (outside of the fenced in yard) as we have farm animals and our own dogs, so it's just safer for all concerned. We also ask that you conscientiously pick up after your pet (we provide poop bags so no excuses :)!

We sit on 35 acres and Matthew and Cindy live in the Main House on the property so we are here if you need anything...but it still feels like you have the place to yourself.
-There's lots of room to roam on the property, enjoy an outdoor fire in the backyard fire pits or down at the larger fire pit by the Yurt.
-A full playground, horseshoe pit and common area for yard games are right outside the backyard of the Guest House and Studio C, offering fun for all ages.

Cindy and Matthew lived most of their lives in Urban areas and now live in one of the most magnificent rural places on earth. We have developed a property to share with others including a fully furnished 3 bedroom, 2 bath guest house (think modern luxury), and adjacent 1 bedroom one bath apartment, to host people who want to enjoy the glorious surroundings of SW Colorado including the San Juan Mountains, Telluride, Ouray, Durango and more. Our property is located on a 35 acre ranch with a view of the mountains that will knock your socks off...and is complete with chickens, geese and cows as well as a barn full of "mini" animals (horses, donkeys, goats, pigs) that allow our guests to get a feel for rural ranch living. Our aim is to take care of anyone who joins us here for a couple of days or a week or even longer, making them feel welcome and comfortable for their stay. During your stay

Our guests can stay to themselves or join us on the ranch to help with chores or just come down to the barn to interact with all of our sweet farm animals including mini horses, mini donkeys, mini goats, pigs, chickens, geese and cows.
-Guests are more than welcome to tour (or help out) in the garden and Geodesic Dome Greenhouse to see how we grow our own food.
-Some even like to take a ride with Matthew around the property to see how we've set up our sustainable life-style on the ranch.
-If you want to tour around the area, we are always happy to provide you with information about activities, hiking trails or places to see in the area. We provide a guest book in both the Guest House and Studio C with great information about things to do in the the area as well.
