Orchard Grove is a family run B & B ( we only have the one annexe room) . We are conveniently positioned in the North Lakes village of Braithwaite just 2 miles from Keswick & offer all the facilities you would need for a great base to explore the fabulous surroundings in the Lake District National Park, a walkers paradise !

Finished to a very high standard our double annexe room is complete with a king size bed with Egyptian cotton sheets, a large en-suite shower providing shampoo, conditioner, shower gel, fluffy towels and very soft bath robes, it's own dressing room giving lots of storage.
It has a kitchenette with fridge & ice box, tea, coffee & toast making facilities (a complimentary breakfast is a light continental supplied in your room, serving Tea, coffee & hot chocolate, orange juice, Yoghurt, cereals, fresh bread & pastries, fresh fruit, & a few snacks, all to enjoy at your leisure.)

We also supply a hair dryer, safe deposit in your wardrobe, books, i-pod docking station, maps of the area and board games.
Off street parking, secure lock up for bikes or golf clubs & Free WiFi internet access.

The annexe has it's own private access and is located on the ground floor, you also have garden seating to enjoy our amazing views.
This is a great base if you love walking. The mountains are just outside the door.
The village is on a main bus route to the rest of the lake district. There are a selection of Inns serving lunch and evening meals, a couple of grocery shops should you need anything.
Please also take a look at websites for Keswick to see what's happening in the area. We can add an extra single bed if needed.

The Neighborhood

Braithwaite is a delightful village just 2.5 miles from Keswick Town centre.
We have a selection of pubs, a couple of grocery shops and a small church.
It is very well situated to walk the variety of mountains that we have & also close to Whinlatter Forest, which also hosts "Go Ape" for some excitement.

Getting around

There is a main bus route approx. 200 metre's away serving the whole of the Lake District.
Local taxi's are approx. £6 to get into Keswick town (2.5 miles away)
There is also a train station 20 miles away named Penrith , it is on the main West coast line from London Euston. From here there is a service bus directly to Braithwaite.

  • We loved our stay with Julie! The room was exactly as advertised and was a great home away from home to relax in after a day out walking. Breakfast was lovely, with a wide variety of pastries etc, fresh on a daily basis. All the snacks that Julie provided went down well too! Orchard Grove is in a great location for exploring the Lakes and we'd love to visit again in the future. Thanks for a great stay!

  • We had a lovely stay in Julie's annexe in the Lake District. The surrounding area is so beautiful - Julie's place made the perfect base for drives and walks.
    The room was big and spacious, super clean. Breakfast was lovely. Julie was the perfect host - gave us our space and privacy, but was around and available when we had any queries.

  • This B&B is wonderful - it has everything you'll need for a wonderful relaxing getaway. The room itself is spacious and bed is comfortable. The shower is so hot and powerful which is really appreciated when you've done a cold hike on a winter's day. Julie provides a generous continental breakfast - and even a wide selection of snacks to bring with you on your walk. There is a great nearby pub as well, for dinner in the evening. Overall a superb visit in a spectacular location. Highly recommended.

  • Julie is very friendly and welcoming. The apartment is beautiful, exceeded all my expectations. She is a professional when it comes to providing a beautiful place to stay. Everything is top quality. The furniture and decorations are beautiful. Huge walk in wardrobe and huge modern bathroom. Plenty of food for making your own breakfast. All gadgets for a comfortable stay are provided, far more than any hotel would provide. Note this is a commercial bed and breakfast and there is no kitchen. There are two eating pubs up the road where two can eat and drink for about 30gbp.
    I forgot to say the bed is very comfortable and more than big enough for two people.

  • We only stayed at Orchard Grove for two nights, and we really wish we could have stayed longer. Its an absolutely stunning and imaculate room, easily one of the best I've ever stayed in. The décor and attention to detail are fantastic, as are the location and the views!

    The annexe is completely private and accessed from its own outside door, which was really handy. Julie provides a lovely light continental breakfast in the room along with plenty of snacks, which are refreshed daily. The kingsized bed is super comfy, and the walk-in wardrobe made me wish I'd brought more clothes!

    Location-wise, Orchard Grove is just a few minutes from Keswick, and there are a couple of nice pubs even closer. Plenty of leaflets and walking guides are provided in the room, so you'll never be short of ideas of things to do.

    Finally, Julie was a lovely host, quick to reply to emails and helpful before we arrived, and very friendly and accommodating when we did, I can't recommend Orchard Grove enough!

  • Julie's property was lovely - perfect for two people (great shower pressure, plenty of storage and a nice selection of breakfast and snack foods).

    Julie herself was great at replying promptly to messages and texts and was accommodating when our drive from London took longer than expected.

  • We stayed at Julie's for a weekend and wished we could have stayed longer! The annex was large, with its own front door so you can come and go as you please. The space was clean and well decorated, it was a real treat to stay there. There were fluffy towels and a bathrobe which just added to the luxury factor.

    The view out of the window is incredible. You are surrounded by huge hills/mountains so it felt really magical.

    The continental breakfast was lovely, with plenty of food to fuel you for the day.

    The B&B was easy to find and located in Braithwaite, which is just a few minutes drive from Keswick, so it was very convenient.

    Last but not least, Julie was a great host. We were a few hours late arriving due to traffic but she was very accommodating. We hope to come back in the summer!

  • We stayed with Julie at her absolutely '4 star' place recently. It was sheer luxury in terms of ambience, furnishing & beautiful physical surroundings. My partner went off on a lake cruise while i wallowed in the comfort & privacy of her place watching birds in the private courtyard garden & reading a book. And most importantly having a nice afternoon nap to revive following many busy days sightseeing elsewhere. The continental breakfast was of sufficient quantity & quality to feed a person for a day, although we could not pass up the excellent pub meals in close proximity. Thank you Julie!! We will be back.

  • We had a great stay at Orchard Grove B&B. The room is very spacious (double the size of a regular hotel room), and spotlessly clean. There's a big comfortable bed, and a huge bathroom with great water pressure. A generous continental breakfast was provided, as well as coffee, tea and juice. Plenty of parking available. The location is excellent (about 5 minutes drive to Keswick), and there is a cafe and pub within walking distance. Julie was a warm and welcoming host. Highly recommended.

My family and I have lived in the village for hundreds of years. It is a beautiful part of England, we have always enjoyed it through horse riding. I have two teenage daughters, both are at school doing their A-Levels. I work a few days a week as a baker in a local tea-room. We all enjoy travelling and have recently just come back from a week in Iceland and a weekend in Barcelona. We also enjoy good food & wine ( not the girls yet !) and love dining out at good restaurants. We hope you stay with us in our home and enjoy the delights of the Lake District.
