The Lake District famous for it's glittering Lakes, forests & panoramic mountains. We are Englands largest national park awash with outdoor opportunities from lake cruises to mountain walks, biking etc or simply for great food & log fires.
THIS IS A SELF CONTAINED ANNEX ON THE GROUND FLOOR while still being part of the main house , it has a private access but no cooking facilities except a toaster & kettle. ( General house noise applie(URL HIDDEN)
Orchard Grove is a family ru(URL HIDDEN)we only have the one annex ) . We are conveniently positioned in the North Lakes village of Braithwaite just 2 miles from Keswick & offer all the facilities you would need for a great base to explore the fabulous surroundings in the Lake District National Park, a walkers paradise !
Finished to a very high standard our double annexe room ( a large total area of approx 36m2) is complete with a king size bed with Egyptian cotton sheets, a large en-suite shower providing shampoo, conditioner, shower gel, fluffy towels and very soft bath robes, it's own dressing room giving lots of storage.
It has a kitchenette with fridge & ice box, tea, coffee & toast making facilities (a complimentary breakfast is a light continental supplied in your room, serving Tea, coffee & hot chocolate, orange juice, Yoghurt, cereals, fresh bread & pastries, fresh fruit, & a few snacks, all to enjoy at your leisure.)
We also supply a hair dryer, safe deposit in your wardrobe, books, i-pod docking station, maps of the area and board games.
Off street parking, secure lock up for bikes or golf clubs & Free WiFi internet access.
The annexe has it's own private access and is located on the ground floor, you also have garden seating to enjoy our amazing views.
This is a great base if you love walking. The mountains are just outside the door.
The village is on a main bus route to the rest of the lake district. There are a selection of Inns serving lunch and evening meals, a couple of grocery shops should you need anything.

***PLEASE NOTE- We are building a house next door from the beginning of March 2016. For the first month there may be general building noise throught the day from the hours of 8-9am to 4.30pm.***

Braithwaite is a delightful village just 2.5 miles from Keswick Town centre.
We have a selection of pubs, a couple of grocery shops and a small church.
It is very well situated to walk the variety of mountains that we have & also close to Whinlatter Forest, which also hosts "Go Ape" for some excitement and great for walking or mountain biking & not forgetting our outstanding mountains just outside the door.
There is a main bus route approx. 200 metre's away serving the whole of the Lake District.
Local taxi's are approx. £6 to get into Keswick town (2.5 miles away)
There is also a train station 20 miles away named Penrith , it is on the main West coast line from London Euston. From here there is a service bus usually every hour directly to Braithwaite , the X5 which takes approx 30 mins from Penrith.

**** We are currently building a cottage next door from March, however disruption will be minimal and no noise will be before 8am or after 4.30pm, hence last years prices. Many Thanks****

We are strictly non smoking and do not take pets.
Please switch all lights off when not in.
No hiking boots or stiletto heels in the annex as these damage the wooden flooring.
Check in is from 4pm, if you arrive early please note that I may not be home.
Check out is stricly 10am.
As written on airbnb we are building a cottage next door. There will be no noise between the hours of 4-5pm to 8am.
