The Space

Orchard Grove is a family run B & B ( we only have the one annexe room) . We are conveniently positioned in the North Lakes village of Braithwaite just 2 miles from Keswick & offer all the facilities you would need for a great base to explore the fabulous surroundings in the Lake District National Park, a walkers paradise !

Finished to a very high standard our double annexe room is complete with a king size bed with Egyptian cotton sheets, a large en-suite shower providing shampoo, conditioner, shower gel, fluffy towels and very soft bath robes, it's own dressing room giving lots of storage.
It has a kitchenette with fridge & ice box, tea, coffee & toast making facilities (a complimentary breakfast is a light continental supplied in your room, serving Tea, coffee & hot chocolate, orange juice, Yoghurt, cereals, fresh bread & pastries, fresh fruit, & a few snacks, all to enjoy at your leisure.)

We also supply a hair dryer, safe deposit in your wardrobe, books, i-pod docking station, maps of the area and board games.
Off street parking, secure lock up for bikes or golf clubs & Free WiFi internet access.

The annexe has it's own private access and is located on the ground floor, you also have garden seating to enjoy our amazing views.
This is a great base if you love walking. The mountains are just outside the door.
The village is on a main bus route to the rest of the lake district. There are a selection of Inns serving lunch and evening meals, a couple of grocery shops should you need anything.
Please also take a look at websites for Keswick to see what's happening in the area. We can add an extra single bed if needed.

The Neighborhood

Braithwaite is a delightful village just 2.5 miles from Keswick Town centre.
We have a selection of pubs, a couple of grocery shops (email hidden).
It is very well situated to walk the variety of mountains that we have & also close to Whinlatter Forest, which also hosts "Go Ape" for some excitement.

Getting around

There is a main bus route approx. 200 metre's away serving the whole of the Lake District.
Local taxi's are approx. £6 to get into Keswick town (2.5 miles away)
There is also a train station 20 miles away named Penrith , it is on the main West coast line from London Euston. From here there is a service bus directly to Braithwaite.

  • Had a wonderful short break in the lakes made all the better for staying in this wonderful accommodation. Orchard Grove has to be the best B&B i have stayed in whilst visiting this beautiful part of the world. This very pretty annex is set in lovely gardens and the view from the bedroom is breath taking. The rooms are all large and beautifully decorated and Julie is one fabulous host. Many thanks Julie, will definitely be back.

  • Spacious beautifully kept bedroom with large walk-in closet space. Julie couldn't have been nicer or more helpful. We were at the end of our trip and needed clean clothes to fly home in. Julie was kind enough to do our laundry. Way above board!!! A bonus to the location is a busy friendly pub in the neighborhood just a ten minute walk away on a quiet street. Wish we had spent more time here.

  • Our suite at Orchard Grove was first class. The unit is segregated, private and quiet with ample parking. It was the perfect place to relax at the end of our three week tour of the UK. Julie provides so many little extras you don't find at the average B&B including the lovely garden to enjoy outside the door. We can't praise this B&B and Julie enough. We have no reservations about recommending Orchard Grove to all our friends.

  • (email hidden) , all the amenities exactly as described on the site, if not better - especially the shower and the " posh chocolate" !!
    Julie (email hidden) offering lots of information including waterproof maps - always a bonus in the Lakes but luckily for us the sun shone!

  • I booked Orchard Grove for my daughter and her partner for a birthday treat. Julie was prompt in getting back to me about availability and very helpful when my daughter had to delay her stay slightly. My doughter and her partner loved their stay. Julie was very friendly and welcoming but also gave them their privacy. The loved the spacious room - and the snacks!

    The surrounding area was beautiful, a lovely village with lots of access beautiful places to explore nearby.

  • The apartment was fantastic. Extremely clean and well cared for. All kinds of treats and plenty of options for breakfast. We felt comfortable and relaxed. Orchard Grove B&B is in the perfect place for exploring the lakes region.

  • The stay was a great success! Julie communicated promptly and all the arrangements worked very well for us. Even texting from a mountain top to arrange how to collect a jacket we left by mistake. The annexe was spacious and well equipped. We found the continental breakfast in the annex gave us the flexibility we needed. Provisions were varied and generous. We recommend Julie's annex highly to other guests.

  • We feel so lucky and grateful to have found (email hidden) to stay during our visit to the Lakes. The place itself has the perfect balance between the comfort and facilities of a 5-star hotel room and the coziness and warmth of a family home. There is plenty of space for clothes and other things you may bring and the bathroom is squeaky clean and warm. Although there is no place to cook (which is made clear in the description page) the fridge and kitchenette are filled with breakfast and snack food, which is replaced daily, and there's a wide variety of teas to choose from. The closest pub was built in the 1500's and it offers a great atmosphere, AMAZING food (must try the lamb!) and great hosts. The fact that the room is apart from the main house, allows you to have privacy but you always know Julie's there in case you need anything. The bed is unbelievably comfy and it smells great! The sheets, towels and robes were very clean, fluffy and soft. There are books for all ages and a whole bunch of information booklets about most areas of the Lake District. This place is very close to many great hikes and bike trails. We have no complaints whatsoever... even the price is great! As you can probably tell, we thoroughly enjoyed our stay and were actually a bit bummed out we couldn't stay any longer. Many thanks and all the best for Julie and her family.

  • Wow! what a little gem- Julie's place was absolutely perfect for a short stay in the Lake District. The nicest air bnb stay to date! The breakfast that was provided was delicious, the room impeccably clean and situated in a great location for exploring the area- only a 2 min drive into Keswick. We would love to go back one day and will definitely be recommending to our friends.

My family and I have lived in the village for hundreds of years. It is a beautiful part of England, we have always enjoyed it through horse riding. I have two teenage daughters, both are at school doing their A-Levels. I work a few days a week as a baker in a local tea-room. We all enjoy travelling and have recently just come back from a week in Iceland and a weekend in Barcelona. We also enjoy good food & wine ( not the girls yet !) and love dining out at good restaurants. We hope you stay with us in our home and enjoy the delights of the Lake District.
