THIS IS A SELF CONTAINED ANNEX ON THE GROUND FLOOR while still being part of the main house , it has a private access but no cooking facilities except a toaster & kettle. ( General house noise )
Orchard Grove is a family run B & B ( we only have the one annex ) . We are conveniently positioned in the North Lakes village of Braithwaite just 2 miles from Keswick & offer all the facilities you would need for a great base to explore the fabulous surroundings in the Lake District National Park, a walkers paradise !
Finished to a very high standard our double annexe room ( a large total area of approx 36m2) is complete with a king size bed with Egyptian cotton sheets, a large en-suite shower providing shampoo, conditioner, shower gel, fluffy towels and very soft bath robes, it's own dressing room giving lots of storage.
It has a kitchenette with fridge & ice box, tea, coffee & toast making facilities (a complimentary breakfast is a light continental supplied in your room, serving Tea, coffee & hot chocolate, orange juice, Yoghurt, cereals, fresh bread & pastries, fresh fruit, & a few snacks, all to enjoy at your leisure.)
We also supply a hair dryer, safe deposit in your wardrobe, books, i-pod docking station, maps of the area and board games.
Off street parking, secure lock up for bikes or golf clubs & Free WiFi internet access.
The annexe has it's own private access and is located on the ground floor, you also have garden seating to enjoy our amazing views.
This is a great base if you love walking. The mountains are just outside the door.
The village is on a main bus route to the rest of the lake district. There are a selection of Inns serving lunch and evening meals, a couple of grocery shops should you need anything.
Please also take a look at websites for Keswick to see what's happening in the area. We can add an extra single bed if needed.

Braithwaite is a delightful village just 2.5 miles from Keswick Town centre.
We have a selection of pubs, a couple of grocery shops and a small church.
It is very well situated to walk the variety of mountains that we have & also close to Whinlatter Forest, which also hosts "Go Ape" for some excitement and great for walking or mountain biking & not forgetting our outstanding mountains just outside the door.
There is a main bus route approx. 200 metre's away serving the whole of the Lake District.
Local taxi's are approx. £6 to get into Keswick town (2.5 miles away)
There is also a train station 20 miles away named Penrith , it is on the main West coast line from London Euston. From here there is a service bus usually every hour directly to Braithwaite , the X5 which takes approx 30 mins from Penrith.
We ask you just to enjoy your stay with us and leave the annexe as you found it.
We are strictly non smoking and do not take pets.
Great little annex apartment which was just as nice as it looks in the photos. Julie was very friendly and most helpful, catering to all of our needs.
The location was fantastic, close to Keswick and set in stunning countryside.

A perfect little break in the perfect little location!
A lovely, self-contained little annexe with it's own entrance. The room is well furnished, very comfortable and beautifully finished. Julie is welcoming and very approachable, greeting us on our arrival she ensured we had everything we needed.
Braithwaite is a quiet little village, only a two minute drive out of Keswick and has it's own pub serving good post-walk 'pub grub'.
I can heartily recommend both the location and the Orchard Grove.
Julie was a great host and her b&b annex was so nice! It had everything we needed and was so clean and tidy! Julie was very helpful in recommending places to eat and her little welcome pack had lots of good information. She was also fine with letting us check out an hour later so we could sort out our plans better which really helped :) Would happily come back again, thanks again to Julie!
Julie has a superb annex tucked away in the heart of Cumbria.
After a long drive, it was nice to be greeted by Julie and welcomed into such a cosy nest.
The annex is a generously spacious with a nice bathroom and toilet make you feel at home straight away.
Expect a sleek and professional accommodation with personalised service.

Absolutely fantastic place. The bnb was completely spotless, warm and finished to an exceptionally high standard. It is fantastically well equipped, with more than enough breakfast supplies, bagels, croissants, fruits, yoghurts, porridge etc. all this was restocked by Julie each day. There were maps and guide books for guest use and even a tray for muddy boots. Julie was a brilliant host, pleasant and helpful and we felt we could have approached her about anything, should we have needed to. Location was also great, you can see mountains and hills from the window. 2 great pubs in the village too, we ate in The Middle Ruddings Country Inn one night and we can highly recommend it. Really nearby Keswick too, which is ideal. I cannot fault this place in any way and we would highly recommend it and we would definitely come back. Was a great base walking and getting engaged too!
Julie made my fiancee and I feel very welcome once we got to her place. We arrived 30 mins earlier than arranged but she was there to welcome us, give us the key and show us the place.
Her place is very neat, comfortable, homely and spacious. There is a nice selection of breakfast beverages, snacks and guide books available. We also had the privacy we wanted for a romantic trip knowing we could contact her if we needed anything - this was not necessary as she seems to have thought of everything, including a large umbrella and a backpack with a compass for walking. The room, towels and kitchen stuff were all cleaned whilst we were out. She also did not have any problems with us checking out a little later.
Too bad the weather was not great at the time we visited, which just means we'll surely return.
The room was wonderfully cosy and very spacious which was ideal for us with a young baby and all the stuff that goes along with him! Julie made us feel really welcome and made sure we had everything we needed while leaving us to enjoy our holiday. The location was great, near enough to Kewsick but away from the crowds and within walking distance of a decent pub with food etc. Walks possible right out of the back door and lovely views. We had a lovely stay and would definitely stay again.
My family and I have lived in the village for hundreds of years, originally from farming the land since the 15th century. It is a beautiful part of England with stunning scenery.
I have two teenage daughters, one has left for university life and is studying psychology,the other is at school in her final year of A-Levels. I work a few days a week as a baker in a local tea-room.
We all enjoy travelling and have recently just come back from a week in Iceland and a weekend in Barcelona. We also enjoy good food & wine and love dining out in good restaurants.
I love hosting through Airbnb, I have met lots of new and interesting people.
