The Space

Cheerful ground floor Noe Valley Guest Room with full bath/shower and your own PRIVATE ENTRANCE. The entrance is accessed by a keyless lock, and a walkway takes you to the room. It's great for late night arrivals, you can come and go as you please without disturbing me. It is the only room on this level, we live upstairs, so it's VERY PRIVATE. The room is self contained which means there is no access to the rest of the house and has no kitchen.
Ideal for an individual, or a couple exploring San Francisco, visiting family members or business travel.

The room opens onto a patio and tranquil hummingbird garden where you can enjoy your morning coffee before you begin your hectic day. Tasteful and clean your room includes- Queen size bed with 100% cotton bedding and european comforter. - shower/bath amenities include, oversize towels, hairdryer. shampoo, body wash, hand soap and toothpaste are included.
There is a small refrigerator ( bring in your breakfast supplies and drinks),

I use eco friendly cleansers and laundry detergent. Cleaning fee of $30 is included when you book.

Maximum 2 person occupancy. No smoking on premises. (If you are a smoker go to House Rules and read before booking).
Street parking is not a problem during the day, however it can be a little challenging after 6.00p.m. Guests usually find a parking space within a block at night.

Guest Access

You will have access to the walkway/ private entrance, the garden and the room which includes the bathroom.

Interaction with Guests

I like welcome guests on arrival, if possible, you will be on your own the rest of your stay. I check in with you during your stay via email or text message, but you can always call me or email for any reason. Easy self check out, just leave the key on the desk.

The Neighborhood

Noe Valley is a quiet residential neighborhood and is a very easy walk to hip Valencia Street and the Mission culinary district as well as Noe Valley's 24th Street and Glen Park. Abundance of cafes, restaurants and bars, shopping within 4 blocks.

Getting around

Located one block from the J Church street car line, a 20 minute scenic ride to downtown, union square and the cable car. Short walk to BART (BAY AREA RAPID TRANSPORT), Very close to 280 freeway access.

  • Karin is a terrific hostess! She made contact before my stay to confirm arrival times and check-in information and, when she couldn't be there in person to welcome us, she texted several times throughout our stay to be sure that all was going smoothly. Our room was clean and beautiful, amenities were very thorough and convenient, and the garden was so gorgeous. I highly recommend booking this comfy private garden room for your San Francisco stay!

  • Karin was a great host. She really cares about her guests, which is evident through her little touches in the room. Her place is an oasis within the city. Her place has a private entry way, and the private sliding glass door is not accessible to the public/street. In the back, there is a private garden which is quite nice. Located just off the J-Church MUNI line, it was an easy walk to the bus stop, and within 20 minutes, you are at the heart of the city. We were really able to explore all parts of the city from several other bus stops right around Karin's place. I suggest utilizing a combination of (website hidden) Maps public transit directions, (website hidden), and (website hidden). Those websites really allowed us to maneuver our way around the city successfully. Check out San Fran's CityPASS too. That was awesome because you get access to use the MUNI for 7 days (just show the driver your CityPASS).

    Fun Fact: Karin's place is a 30 second walk away from the church that featured the movie Sister Act!

    My wife and I loved our stay at Karin's place and she will be the first person I contact if I ever go back to San Fran.

  • A perfect and quiet spot for anyone looking to explore San Francisco. Two blocks to the Muni to see the sights or commute downtown as well as a quick walk to the neighborhood coffee shop or restaurants. And, Karin's garden should be reason enough to stay here!

  • Karin was a very helpful and gracious host. The garden room was perfect - clean, comfortable and very quiet and private. The garden itself was immaculate and great spot to enjoy your morning coffee. Karin's house is in a great SF neighbourhood - and if you are looking to stay away from throngs of tourists and live like a local I would highly recommend this Noe Valley gem!

  • The room was lovely! Extremely comfortable with everything we needed for our stay. The garden was beautiful and we saw birds in the morning. Karin was a lovely host and she very accommodating and caring. She even helped us when we needed ice late in the evening after Richard hurt his ankle playing basketball. Thank you so much for everything and sorry for any inconvenience caused.

  • Staying at Karin's garden room was great! There is a private entry way into the garden that lead to the room. The room was perfect, she supplied everything from coffee to a mini fridge and even a lint roller! The space is only a black away from the street car that lead to the downtown area. There's also a few bars and cafes in the area within walking distance. If I'm ever to come back, I'd definitely book with Karin again.

  • Karin greeted us at the door and allowed us to store our luggage, as we arrived before the standard check in time. She provided us with great suggestions for local hot food spots and entertainment. Karin has a lovely back yard garden which was ours to enjoy at our leisure. We had a fabulous time in SF, and will likely stay here again when we return to the area.

  • This was my first experience using airbnb and it was AMAZING! Karin was such a welcoming host. She made sure to greet us when we got there. She have us tips on getting around the city and where to eat. We loved how much the whole place felt like ours. Karin was so warm and thought about every little detail. I would stay here again in a heartbeat!

  • My boyfriend and I stayed for three lovely nights in Karin's guestroom. We had everything we needed, plus more. The room and garden are even more beautiful in person than in the photos, and once you leave the cozy backyard it is only a quick train ride into the thick of the city. I definitely recommend this space!

  • Karin has a great setup in a wonderful location in Noe Valley. The apartment was very clean with all the amenities you need for a stay in San Francisco. Not too far from the "J" Muni line which will get you to all the places you want to go within San Francisco. She was a very gracious host and another great perk is her awesome backyard that you can sit in and enjoy the nice weather. Would highly recommend this place to anyone looking for a place to stay in a neighborhood with no hotels at a much cheaper rate than your normal SF hotel.
