Enjoy Valencia Street's world-class dining, shopping, and nightlife, or a picnic in Dolores Park on a sunny afternoon... It's all just steps from our 100 year old home!
Your sunny room has a queen size bed, and looks out over lush gardens. It includes all the comforts of home... Sofa, dresser, closet space, rocking chair.
Your private (though not "en-suite") bathroom has a "like rain" shower head, over a clawfoot tub.
We have a twin mattress available for $60/night, to use for a 3rd Guest or for separate sleeping. (It can go on the floor in the same room, or in our dining room if you'd like a little more space.)
Guests have their own bedroom and private bathroom (though it is not "en-suite") as well as shared access to our living room and sunporch. In the kitchen, guests can store food in our refrigerator, re-heat using the microwave, and make light "snacks," but you may not use the stove, pots and pans, or sharp knives. (Sorry for the extreme limits on using the kitchen, but we've had too many pans and knives ruined. And with all the world-class restaurants nearby, who wants to cook anyway?)
Also, we occasionally host guests in another room in our home, so there may be other airbnb guests sharing the common spaces with you.
Interaction with guests
We are experienced Airbnb hosts, and have had 100's of guests before you. We'll happily point you toward the traditional tourist sites or the hidden hotspots, whatever your preference.
Guest interaction covers the full range, from sharing dinner or drinks, to rarely seeing each other. It all depends on preferences and schedules.
Other things to note
Our home is 100 years old, and has creaky stairs and floors, and very little sound insulation. With neighbors directly above, right and left, you'll likely hear footsteps, dogs barking, babies crying, any manner of "city" and/or "roommate" noise. It's peaceful, and we try to stay reasonably quiet until guests awake, but if you seek complete tranquility, then our home might not be the right fit. That said, only about 1% of our hundreds of previous guests have mentioned noise as an issue.
We like to know a bit about our guests, so please complete your Airbnb Profile before attempting to book.
If you plan to arrive later than 10:00 PM, please let us know BEFORE booking. If you book first, and then tell us about your late arrival, we'll request a $50 Late Check In Fee.
Please check your total price before booking. Our pricing varies, and can be higher on weekends and during "high" season, and there's also a cleaning fee, and a sur-charge for a 3rd guest.
We do not offer discounts for longer stays.
Our dog, Milo, is friendly, but a little "moody," so we're extra cautious about hosting children under 6. (Feel free to ask, but we'll most likely say no. Sorry.)
SMOKING: No Smoking anywhere in, on, or around the property, or within 25 feet of the front gate. No Smoking in the Garden. No smoking on the front stairs.
QUIET HOURS: Quiet Hours are 10:30pm to 8:00am on weeknights, midnight to 10:00am on weekends. Those are not "lock out" hours, you may come and go as you like, but if you are home during Quiet Hours, please keep noise to a minimum: No late night showers, no audio without headphones, no sitting and talking in the garden, etc. (Our neighborhood is authentic "San Francisco" in its density and architecture, so there are neighbors very nearby, and sound travels surprisingly well in the still of the night, and through the lightwells between buildings.)
CHECK-IN: Our check-in time is listed as "flexible" but think of it as "TBD" - To Be Determined.
After you book, get in touch and let us know what time you'll arrive, and we can coordinate check-in. We will try to accommodate your preferred arrival time, but no guarantees.
ARRIVAL: Once you have your check-in time, please treat it like an "appointment." If your arrival time changes, or if you'll be arriving significantly off-schedule, please let us know as soon as you can!
LATE-NIGHT ARRIVAL: Late-night arrivals are harder to accommodate. If you plan to arrive later than 10:00 PM, please let us know before you book, so we can make sure we can accommodate you. If you book first, and then ask to check in after 10PM, we will request a late-night check-in fee of $50.
CHECK-OUT: Our Check-Out Time is listed as 11am, but it's actually TBD, To Be Determined. If we have more guests arriving that day, we will ask you to clear out of the room at a reasonable time, and you will be able to store your bags here all day, if you like.
NO FOOD IN ROOM: No eating or storing of food in the bedroom.
(Food = Mess, and it also entices Milo into the room, and we prefer to have him stay out of there. There is room for you to store food in our kitchen.)
NO COOKING: You may store food in our refrigerator, re-heat using the microwave, and make light "snacks," but you may not use the stove, pots and pans, or sharp knives. (Sorry for the extreme limits on using the kitchen, but we've had too many pans and knives ruined. And with all the world-class restaurants nearby, why would you want to cook?)
CHANGES: Our "Moderate" Cancellation Policy will apply to any Changes in your Reservation. (ie, if a Change results in canceling any of your booked nights, you'll need to make those changes at least 5 days before the nights in question, or we will not be able to refund those nights.)

Cancel up to 5 days before your trip and get a full refund. Cancel within 5 days of your trip and the first night is non-refundable, but 50% of the cost for the remaining nights will be refunded.

Ivan is a publisher of a book for 4 year olds. (Look for "Four is a little, Four is a LOT" or "fourlosophy".) Wendy is an elementary school teacher. And Milo is a 25 pound mutt. (Terrier...? Chihuahua...? Pinscher...? Perhaps. Sweet...? Charming...? Adorable...? Absolutely!)
