This is the railing around the staircase, the Swoon piece, the futon couch on the left, the heater and the dining table.
NOTE: I usually respond to daytime inquires immediately, certainly within the hour.
This 450 sq. foot studio apartment is above a quirky art space in the Mission called the S.F. Institute of Possibility. The apartment is separate from the art space and has its own entrance. You can see the listing for that space here: https://www.airbnb.com/rooms/1056688
This studio apartment is just for travelers. It’s outfitted with a queen-sized bed and a futon that can convert into a second bed for parties of four. With nine windows, this place has tons of light (but also velvet drapes that can block it out if you need). There is a gas heater for the colder months, a Mac computer with wifi, a clawfoot bathtub, a private water closet with toilet and sink, and a kitchenette with full sized fridge and stove top. The kitchen is complete with all the dishes and implements you might need to make a quick meal or prepare your morning coffee. There are laundry facilities in the building. A beautiful wheatpaste mural by Brooklyn-based artist Swoon adorns the large wall above the stairs.
The space is a block from Valencia Street and hundreds of shops and restaurants, cafes and culture. It’s 3 blocks from the 24th street BART station. There is usually something fun and interesting happening downstairs: drawing class, yoga, Dungeons and Dragons, cooking classes, and on weekends there are often dinners or art shows- never parties or loud music.
I’m always around and live a few blocks away, so check in is easy. There is a digital keypad for entry into the building, you never need keys.
There is a beautiful garden in the backyard with a fire pit. But you must wrap up activities in the backyard at 9pm. There are tons of kids in the neighborhood and we must be mindful of the neighbors.
There are always fun, friendly people around and always something going on.
Kids love the apartment and the downstairs space. Very kid friendly.
Ritual Coffee included for your stay and a bag to take home (we’re the owners)!
BART and Muni are both within 2 blocks. Lyft and Uber provide great alternatives to public transit.
No smoking! Opening the window and smoking near the window is lame, don't do that. Go outside and smoke.
No not telling! If something breaks or is weird you have to tell me so I can fix it!.
Please turn thermostat all the way down when you leave for more then 6 hours.
Please do not park in the lot next door. It has nothing to do with our building, they tow!
John is a good communicator and made us feel very welcome. The studio itself is incredibly special -- a bathtub in the main space, tall ceilings, great natural lighting, delicious coffee, and a giant mural on the wall by the very talented and well known female street artist, Swoon.
Unique and full of imagination, this is the perfect place for anyone interested in an authentic stay in SF.
We stayed for 1 night, since we live outside SF and just wanted to spend part of the weekend in the city. Great location on the south edge of the Mission. Walking distance to tons of great bars and restaurants. The photos are very true to life and give you the sense of the studio. The rest of the building is a pretty cool event space too. John gives you great and very specific info on nearby parking to make sure you don't get towed!
John was a wonderful host and the apartment was great! Just as described in the listing. The space it is in is also awesome and has amazing events that are different each day. I had a great time walking out and about near the apartment while I was in the Bay Area. I would recommend this loft to anyone looking to stay a little off the beaten path and willing to explore more interesting, less touristy parts of the city.
Didn't get to meet John in person but I love him. Great person, great communicator, great place.
The studio is a funky, fun spot just right for a couple on a quick trip to the Mission District of San Francisco. We were close to transportation, restaurants and shopping and John was great to communicate with. We slept comfortably and soundly and made a great meal in the kitchen. I would definitely stay here again.
We had a great experience at this "Quirky Mission Studio". While initially concerned about its location on Cesar Chavez, it proved unfounded. I felt safe and besides the inevitable sirens at night present in any large city, it was very quiet. An event was scheduled in the downstairs both nights we were there, but it did not impact our stay what so ever. The bed was very comfortable as well. While we didn't meet "Chicken John", he was extremely responsive to any questions we had. Access to building and studio was easy. We will be back
This place is beyond words and the host is one hell of a cool guy. He hosts events downstairs in the HUGE event space, but other than that, it's open and free to use.
The room itself has it's own entrance, and is all yours. Complete with bed, bathroom, tub and kitchen, you needed leave if you felt so inclined.
John is super responsive and is there if you need anything.
HIGHLY RECOMMEND if you like cool spaces.

I'm a 46 year old Showman from San Francisco. I live in the Castro, a diverse and tolerant neighborhood in the City of Art and Innovation. I'm married to Eileen, the owner of Ritual Coffee Roasters. We have a daughter, Alice. She is very small. The three of us travel together and we always leave bags of coffee wherever we go. We are neat, clean and reasonable people. We are both originally from the NY area. I am an author and the managing director of the San Francisco Institute of Possibility. Upon finding out that Air B&B had more heads on pillows in NYC December 2012, I swooned. A strike in the heart of the empire!!!! Viva la Revoluiotion!!!
