- 30e extra for check out in the afternoon (that can be fixed ONLY the day before departure, under availability)

The apartment is very well located, it looks very nice, and it is clean. Yet it proved quite small for 4 adults (the second sofa bed is no real bed). The wifi connection doesn't work. There isn't any hot water. We communicated the issues to Davide on the morning of our last day, but no solution was brought (in fact, not even an answer to our text message). But Rome is beautiful ;-)

Hi Samuel, I am sorry to know that! About the beds, please not that one of the sofa is NOT a sofa bed, and the other one is double, so 2 people sleep in the bedroom and 2 in the double sofa bed (that is a real sofa bed). I think something went wrong on our communication: I never got your text, so probably you wronged number (or miss the international code?). Next time please check it or write here on Airbnb, where aI check and reply so many time a day. If so I have had the chance to tell you to check 2 switches: one next the jet bath , that control the hot water boiler had have to stay always ON) and the electric one that control the plug where the router was (it can be turned off for safe reason and probably you turned off for mistake) Thanks anyway!

The apartment was OK, but our experience with Davide was terrible. First the apartment. It was as described. It is down some stairs, so be aware of that. The shower is not so great, no water pressure at all. This also resulted in the dish washer not doing a great job. It was also very cold inside, so we were fresing a lot, even though the air conditioner was at 29. Now our experience with Davide. He was not very quick in answering. One time, before we left for Rome, I had to remind him after several days that I had sent some questions which he hadn't answered. In Rome, we wanted to take a shower for the first time, but there was a hole in the shower hose, and the curtain had fallen down. I writers to Davide that we couldn't use the shower because of the hole, and that we had not used the shower yet. He wrote back that we had to be careful, even though I specifically wrote that we hadn't used it yet. Luckily, Edwin came and fixed it just a few minutes later. At arrival Edwin had told us that we cou ask for a late check out, if the apartment wasn't rented out. The evening before we left, I wrote and asked for a late check out. The next day, at 10 in the morning, when we had to check out (14 hours later) Davide had still not answered, even when I wrote again. So we just had to leave, ssince check out was at 10. Nobody had tole us what to do with the key, and we didn't get any answer, so we left the key inside the apartment. An hour later, Davide answered. He got really mad because we had left the key inside, and said that I should have called him. I wrote that it is very expensive to call a foreign number, so I wouldn't do that. I contacted him on Airbnb, because that is the logical thing to do. He wrote that I should have sent a mail, but when you write on Airbnb, you also get it on e-mail, so he wouldn't have seen that either. I told him that I had tried to contact him twice, but he didn't answer, so we just had to leave. He continued to write angry messages, and I just stopped answering. So our experience with Davide was really bad. I would not go back.

Hi Joanneke, about apartment temperature: the heating is central, managed by the building respecting the Italian law about timing, so it is heated as all the other 50 units inhabited by families and never it's been a issue. Other then that, the apartment has a AC that can be used as extra heating. About all the rest, I think it would be much significant reporting here my review written before reading the yours: Very negative experience with Jojanneke. Minor: we waited 1 hour at her arrival (public transport in the night, with huge suitcases, stroller and no idea about how to reach the address). At check in, as always, I explained to her where leaving the keys at departure, once locked the door. 2 days later check in she claimed shower curtain fall down and shower cable spraying "all over the bathroom and we can't use the shower" (that is close into 3 walls). Of course these points were fine at check in and for the 1st and 2nd night but I didn't claim anything and we replace that for free. The check out morning I saw a message of the night before where she was asking about the chance of late check out and where she had to leave the keys. I replied agreeing for the late check out and repeated what to do with the keys but, without getting on time my reply (yes, I sleep in the night) she had already left LEAVING THE APARTMENT OPEN! When I said I was disappointed because she got the information about keys at check in and, in any case of doubt, it was the case to call me if she was not to get a reply by email on time, this is been her reply (I past it): " I'm not calling abroad, it is way too expensive. It is your responsibility to answer. " Unbelievable. You will have this kind of guest, who will put your property on risk for thousands euro instead of spent few cents for a call. Finally, I didn't claim for any damage to Airbnb anyway. Apartment itself is been left in bad conditions, with no respect of owner and housekeeper.

Davide and Edward were so patient with me! I had a package being delivered to Rome that I had left in Croatia and I probably wrote them 10 times asking about it. They were so patient and responded quickly. When we first arrived the shower was not working properly. By the time we got home the next day, it was all fixed! The location of the apartment is perfect. We loved this neighborhood. We didn't use the kitchen at all, but it was clean and appeared to have everything you would need if you wanted to cook. Wifi works great too!

Davide & Edwin came through at the last moment when we were desperate. Beautiful apartment, decorated nice, very clean, and spacious. Great location walking distance to trastevere. One of the nicest places we stayed at in italy.

Davide was a terrific host in Rome. He booked a car for us from the airport and arranged his schedule for our early arrival. The apartment is well appointed and it's in a fantastic location. You'll feel like a local.

The place was tastefully decorated and very clean. It was in a quiet neighborhood, however there was a dog barking and neighbors talking loudly most of the night. It was conveniently located to restaurants, but about 40 minutes walking to Vatican and Colosseum....the jacuzzi tub came in handy for sore feet! Davide was very responsive and helpful.

Hi, thanks for the great review! I suppose the dog and people were temporary guests of some apartment, like you, because it's the 1st time somebody claim its noise. As Rome is a big City, of course not all attractions can be close, but Trastevere itself is part of the historical center of Rome, and the best place to live on my opinion (peaceful during the day, full of restaurant and bar in the evening). For (SENSITIVE CONTENTS HIDDEN), Vatican and Colosseum at at 28 minutes from Via Mameli. Thanks again!

Hey it's Davide, founder and CEO of Downtown srl, a Real Estate company that manage a group of holidays apartments in Rome and La Spezia (Cinque Terre), where I am born. I began the job with my private apartment here on Airbnb on 2010, while I was doing some else on my life. Then I discover to love this job and I founded Downtown srl, with base in Rome. Times are now really changed in this market from 2010, when on Airbnb we were few hundreds owners. Actually there is a huge offer of thousands of place of any sort of kind: not professional managed (but nether familiarly), with no authorization, out of control, tax free (for the hosts but not for you). We are really glad to be able offer something else but main part of competitor on Airbnb, today maybe much important: safe legally licensed places, but still distinguished by an own personality, like my 1st place was, due to my personal love for Interior design and art.
These 2 features make our apartments far from the most of others on the web.

Anyway the places we rent are still "private apartments" anyway, so we strongly believe in communications between host and guest, on mutual flexibility, comprehension and respect of rules, written or not. An apartment is not a room of a chain of hotels, where traveller easily know what expected. An apartment has not a 24h reception and has not somebody arriving at the door in 1 minutes in case of need. An apartment necessarily has its strengths and weaknesses; it reflects personal taste, personality and choices of who designed and manage that: somebody that you didn't know, born and living in another country, anyway considering travelers needs and international common standards to make your stay a great experience.
This is made possible by an experience of thousands of bookings, still managed personally by me.
