Our apartment - lovingly named ZAK House 2 - is known to be the the most modern condominium in Chiang Mai.
1. NEAR MODERN FACILITES
With Big C Extra just 3 mins walk from the condo, it doesn't get anymore convenient to shop for grocery, dine at restaurants or food court, run banking errands (with no fewer than 3 banks), get a haircut, browse at the bookshop, shop for snacks, anything! It's also a place where you can easily hop onto a "Red Bus" that will take you to the city centre for about 120baht.
2. NEAR OLD AND CHARMING STREETS
Surrounding our condo are streets where life moves at a languid pace. It's what I love most about living in Chiang Mai. Here, the hawkers of the roadside stalls are also friends to their customers - lots of smiling and free sampling of food. No English is spoken here, you will have to get by with hand gestures. I guarantee that you will cherish the sometimes funny memories of your communication methods with the locals.
The best time to explore the streets is morning. You will see the parents riding with 2, 3 or more kids on their motorbikes to school. Walk past temples and hear children chanting scriptures. Have breakfast like the locals, sitting at makeshift tables along the road and watch the villagers go about their business. Get lost in the maze of streets and then ask for directions, you will be amazed at how helpful the villagers are.
3. NIGHT MARKET
Every Thursday, Friday and Saturday night, the night market (only 2 mins walk away!) which comes alive from 5pm is the favourite hang out of the locals. You will hardly find any tourist here. Here, you get a real experience of Chiang Mai's culture and the locals' warmth hospitality; taste Northern Thailand's various mouth watering delicacies. (See pictures) Unlike the more commercial Night Bazaar and Sunday Market, there is no need for bargaining here because their prices are guaranteed to be the lowest.
Getting around is very convenient. We are located very near to Super Highway which pretty much links up the major sights of Chiang Mai. Going up north on the Super Highway brings you quickly to the famous Doi Suthep, Chiang Mai University, Chiang Mai Zoo, the vibrant Nimman Road, Kad Suan Kaew Shopping Mall, the Inner City (aka Walled City); traveling by bicycle or the mini red bus brings you to River Bin in 10 mins, Walled City in 15 mins; Chiang Mai Bus Station is 1km away, the railway station is 1.5km away, the airport is a quick 15-min drive away.

Ours is a comfortable apartment, loving named ZAK House. We seek your cooperation in helping us keep it this way by abiding by these house rules.
1. SECURITY DEPOSIT: A security deposit be collected in cash at check-in and returned when you check-out.

* 4000baht (stay of between 7-14 days)
* 7500baht (stay of more than 28 days)
2. KEY CARD: You will be given a key card which you can also use to access the gym, sauna and parking lot. It's our only card so we ask that you please don't lose it. If you lose the card, I am sorry but the cost of replacing the card (B1000) will be deducted from the security deposit.
3. ELECTRICTY AND WATER: Electricity and water are precious resources here in Thailand. As part of our effort to be eco-friendly, we have taken off the price of electricity from our rent and implemented a "pay what you use" policy. This is to encourage our guests to be environmentally friendly. Electricity is charged at a nominal 8baht/unit. The meter reading will be shown to you when you check-in and when you check-out.
4. SMOKING: Smoking is strictly prohibited in the entire apartment including the balcony. Guests found smoking in the apartment will have their security deposit forfeited. If you need to smoke, kindly do so at the pool area or along the street just in front of the condo. ZAK House is a lovely and comfortable apartment which is great for families with kids. Please help to keep it clean and smoke-free.
5. CHECK-IN/CHEK-OUT: Check-in time is after 2pm. Check-out time is before 11am.

Good but not that good. The BAD TIRED INSIDE. Although modern the place was tacky and falling apart in small ways. Fittings were ugly and dirty in the bathroom, things not attached properly, the rooms had distataeful decor and color etc. When we first entered the place it was a hot box and needed constant aircon while we were inside (which we were requested to pay extra for until I complained). OVER PRICED. I wouldnt normally be fussed but for the price if I was getting a good deal. I was paying $70 AUD a night in Thailand I would expect more. If it was $50 AUD ok maybe. I have traveled asia a fair bit and in my oppinoin It was not $70 a night accomodation. I complained about this to Gideon but he would not budge on dropping price, refund of cancelation. Fair enough as it was my fault for choosing that place in the first place I guess. BAD AMENATIES - The TV had no English Chanells, the internet dropped out all the time. On a side note there were two networks to choose from but both were unstable. The hot water didnt work for two of the three days we stayed there. Im sure Gideon could of done something about some of these things but I simply did not have the time to waste in the short time I had there (three days). EXTRA FOR ELECTRICITY? - When I booked I was not clearly informed (although it was in the house rules apparently) that there would be an initial charge for electricity use. On arrival they told me and I though that was silly as it should be counted into the price I complained and gideon was nice enough to cancel the electricity bill. BAD LOCATION - The location is horrible. Its out of town in a newly developing suburb that is under construction. It was noisy and ugy outside. Aside from a large supermarket and a few small busness's there is very little there in the way of anything there. Taxis took 15 mins to get there and cost an extra 150 baht to get into town. It all adds up in time and money and I was not impressed at all. THe local cafe that is attached to the building is nice inside and quite funky although the coffee of terrible and needs great improvment for western standards. BUYER BEWARE - It was my own fault for not doing the research on the best places to stay in chiang mai, so I cant complain about the location. I would just warm travellers unless they have a reason to be in that part of town, its not a good place to stay if you want to experience chiang mai. The GOOD Booking was fine and the initial contact and information provided was great. Gideon was seems like a nice guy and was always helpful. When I contacted him and asked for a change in booking...
This is an unfair review written out of spite and I need to set things right because it is unfair to my team who had worked very hard at ensuring that all our guests including you have a very comfortable place to stay while they visit Chiang Mai. And I also feel the need to warn other hosts of what we went through. ///
First of all, our apartment is nothing like you described. In any case, you have seen photos of it here before you booked. Also, when you were shown the apartment, you were beaming and commenting how nice it was. Your reaction changed when my colleague who was giving you a tour of the condo reminded you that electricity is not included in the room price. This, by the way, is very clearly stated in our House Rules but you obviously missed reading it. You were angry and started verbally abusing my colleague, calling her a liar among other names. And threatening to write a review that will completely ruined our reputation on Airbnb. The poor girl was reduced to tears from your scolding. I just want to state that your behaviour was totally unnecessary since it is not her fault that you didn’t read the description and your outburst of temper caused great distress to my young colleague. ///
After much explanation, you calmed down. For the rest of your stay, our team took very good care of you. When you asked for an extra blanket, I personally delivered it to you. When you asked for an extra keycard, we went through a lot of trouble to duplicate an extra keycard. All we wanted was to ensure that you have good memories of this place. ///
Your review came as no surprise since you did threaten to completely ruined our reputation on Airbnb. But it will not stop us from always giving our 100% to provide a pleasant stay for all our future guests. However I owe it to my team to speak up for them as they have put in a lot of effort to ensure you have a great stay. And I also need to share my experience with other hosts.
Gideon and his staff made us feel extremely comfortable and went out their way to help us get acclimated with Thailand. The unit itself was great, clean and comfortable. It is a short taxi ride into the heart of Chiang Mai but also gives you the opportunity to escape the city.
Gideons apartment is far away from the city. You need to rent a motorbike or use a songthaew if you want to visit the old town. Unfortunately it was not the apartment which I booked and as shown in the pictures. Furthermore it was not clean. Please don't missunderstand, it was not dirty but everywhere was dust, the dishes were in bad shape, the bathroom was not clean and there was fungus, too. The cupboard in the sleeping room needs to be fixed as soon as possible. Wi-Fi worked sometimes and sometimes not. If you want to sleep late because of shouting dogs and want to wake up very early (at 05:00 - 06:00 a.m.) by chicken and you don't care of a comfortable mattress because it's hard like hell, then this apartment could be fine for you. Would I recommend this apartment? Well, when everything is fixed and clean and the mattress could be more soft and comfortable then yes. In this shape unfortunately I can not recommend Gideons apartment.

I would like to respond to this review as we feel that it might be a tad unfair to me and my team who have put in quite a bit of effort to receive guests and service the apartments.
Although we are not smack in middle of the city centre, the apartment is also not as far away it's made out to be. The apartment is in a nice, local neighborhood about 15mins away from the main/old city, which was stated clearly in our listing.
Also, to clarify, it was actually the apartment you had booked, perhaps you meant that it was not what you had expected? I just wanted to clarify that in case it was mistaken that we had given you the wrong apartment, my staff did not give you the wrong one.
We acknowledge that cleanliness is important, and we apologize for any distress caused. However, we're surprised to hear about this feedback as we have seldom received comments about this - we would have gladly sent someone to clean the place for you again, if you had told us during your stay that it didn't meet your expectations.
For your information, there has since been various improvements made to the housekeeping and repair procedures, plus creature comfort details for the apartments.
Regarding the WIFI, there has not been many complaints about it from our guests so far. However, we understand and will note your feedback on the inconsistency of the network and speak with the service provider about it.
As for the dogs and chickens/or roosters rather, I apologize but we don't own these animals, they belong to other locals living in the community and neighborhood. Unfortunately we're unable to control the natural tendencies of a rooster to crow at sunrise. As a traveller, I do hope that you understand that this is Thailand, and part of the charm of being in Chiang Mai and near nature, and not in a concrete jungle. I'm sorry that you did not find it so. Even in New York or Mumbai, you will hear massive traffic sounds early in the morning as well... just not roosters or chickens.

Like the previous booking of last year communication with Gideon was pleasant and fast. He's a great host and always willing to help.
The condo we stayed in this time was a bit different than his other condo we stayed in last year. It was somewhat noticable the place was a bit worn, but still acceptable. The shower was good but could be a bit cleaner and the provided large towels were quite stained but actually clean. The ac in the bedroom was wonderful. We experienced the place to be a bit worn but fair enough to stay in, especially when keeping in mind the price paid for it. You won't easily find a better place in this price range. The only real negative experience were the curtains in the bedroom. They're not really helpful keeping the morning sun out and every day we woke up early in the morning due to the bright light shining in our bedroom. I really urge Gideon to change the curtains to keep the sunlight out.
The condo complex itself is quite high tech, has a great gym, restaurant, massage and laundry service. It's located about 4km from the city center just behind big c extra. A bit far from center but as i know the surroundings i chose this place on purpose.
Great place to stay in this price range, can't find anything better for the price. Shower and towels could be a bit cleaner. Curtains should be dark. Gideon is a great guy to deal with.
We didn't chat for a long time, but he was so helpful and very kind. They also invite my friend for joining their lunch. BTW,Gideon is very HANDSOME , we do really enjoy talking with him.He is just a guy who enjoy life.
This room was much more nicer than expected. The layout and finish of the room was first class. The location was not exactly close to the centre of town, only 10-15 mins by taxi, but thats what we wanted, some peace and quite. The shower in the bathroom had the most amazing water pressure and looked forward to them regularly as Chiang Mai was like a furnace the few days we were there. Fantastic aircon. The downstairs staff in the Zak Cafe were great, the food and service was second to none and very cheap. Do be aware as in the listing that electricity is not free and for the 3 days we were there using a lot of aircon, the bill was about 500baht = $16 for the 3 days, but very well worth it and very much needed. Maybe in there cooler period of winter you wouldn't need it. We would not hesitate to book again this wonderful apartment. Thanks guys
