Each bedroom has a DAB radio, master bedroom has a CD and DVD player. Lounge has a DVD player, BT Vision which includes BBCiplayer and a BOSE docking station.
There is a selction of books, CD's, DVD's and games (Scrabble, playing cards etc) available for your enjoyment during your stay.
The price includes wireless internet, toilet rolls, fresh towels and bedding for all guests. Bedding is supplied for the sofa bed (please advise in advance if this is required)
Welcome basket with a few essentials including tea, coffee and milk is complimentary.
Great patio area with views up to Arthurs Seat, with outdoor seating and gas BBQ if required (again please advise in advance).
Ample car parking to both the front and rear of the property, in addition secure underground car parking is available.
Shops, pubs and restaurants within easy reach, 5 minute walk to Easter Road, 10 minute walk to Leith Walk and 20/30 minutes to Princes Street (welcome pack with full details inclusive of map provided upon arrival)
Good nearby transport links, bus, train and taxis. Subject to your arrival and departure times a collection service from Edinburgh train station (free) or Edinburgh airport (£15 each way) can be arranged.

NOTE ~ for some reason the street view is showing pictures to the side of Hibs Stadium, if you navigate down to the end of the road the Albion Gardens apartment is directly in front. The Google images are fairly old and show waste land to the left, this however has now been developed and in the most has now been completed.
During your stay you will have full use of the house and its facilities.

Quiet and spacious flat within walking distance of city centre.
There is NO SMOKING allowed in the flat - feel free to smoke on the patio which is partially sheltered.
No parties (stag or hen) - the neighborhood is fairly quiet.
Well behaved dogs (small pets) are very welcome, it would however be appreciated if they are kept off the furniture (beds / sofas).
Please leave the flat as you found it, cleaning gear and vacum is provided.
