The Space

The Casita on Brazos is an efficiency apartment, or "casita" (meaning little house) as we say in South Texas. The casita is located in a quiet historic neighborhood two minutes from downtown Victoria, Texas. The Casita includes a full three piece bath, kitchenette with microwave, mini fridge, hotplate, electric skillet and utensils and dishware for two.

360 square feet of peace and quiet includes queen bed, kitchenette (microwave, coffee maker, coffee, tea and basic kitchen supplies), dining for two, full bath with shower (hot water good for about 10 minutes only). Covered parking.

Enjoy the HD television...the guide and remote are in the nightstand drawer. Free wifi. The code is (phone number hidden).

Guest Access

Guests have access to adult beverages and food in the fridge--usually wine, beer, bottled water and basic breakfast items like yogurt and fruit.

Plan also to enjoy the backyard swing and chairs.

Washer/dryer is available to those booking more than 4 days in a row. If you need a washer in an emergency, just let me know!

Interaction with Guests

I will try to be at home when you arrive or will work out where to access your key if I'm not at home. You are invited, but not expected, to join me on my back porch for an evening chat, or enjoy some time by the back yard fire pit.

The Neighborhood

This historic neighborhood has some of the most beautiful historic homes in Texas. There is a walking/driving guide for your use in the nightstand.

If you enjoy a walk, take a left on Vine Street and head through the historic cemetery or down to Riverside Park via Red River Street, or up the walking trail on Vine to the Historic Hiller House. I'll be happy to give you directions to favorite spots.

Getting around

Public transit is limited to main thoroughfares in Victoria. Local cabs are available, but you'll find it easy to get around by car, bike or foot. Check out my suggestions for restaurants that are close by and outstanding! And the historic downtown area's bars, sites, restaurants are a 10 minute walk away.
You are five minutes from medical centers, University of Houston Victoria and Victoria College and 10 minutes from shopping centers/mall.

Other Things to Note

I have two dogs who access my yard for bathroom breaks and barking at runners and bikers going by. If you have a concern about coming into contact with dogs, just let me know.

  • Joni was the perfect host and I really enjoyed my short stay at the casita. For me, there's no better welcome than a choice of red or white (cold) wine on arrival. Joni had that well covered, in addition to other beverages and several breakfast choices. Her place is beautifully and tastefully decorated, as are the grounds around the place. When she found out I was having a long wait for a cab to downtown, she went the extra mile and insisted on giving me a ride immediately in her own car. Highly recommended and will definitely stay there again if the chance arises.

  • Joni was excellent host and quick to assist and make you want to enjoy your stay with providing not only an excellent stay but also suggestions of restaurants and areas for me to enjoy my daily jog. Joni's casita was delightful, fitting and accommodating to all my needs. I do plan to make the Casita a play to stay in the future again and I appreciate everything Joni did to make my stay perfect.

  • OM Gosh! Casita on Brazos was a delight! It provided a comfy, quiet haven in an otherwise hectic weekend. My friend and I were able to refuel and recharge each morning before we headed out. The weather was perfect and so was the yard. We enjoyed sitting in the sun. The area has a nice historic feel to it, perfect to start your visit in Victoria!

  • What a beautiful and peaceful place that's part of old town Victoria! There are pictures, but they do no justice to what you get when you turn onto the street. The yard is just as beautiful as the home and the casita....just lovely.
    Joni wasn't there when I arrived but she made coming here easy. I asked for wi-fi and she provided it. Also, she put a complimentary bottle of wine in the casita because f her absence.
    Later that evening, I did get to meet her. She's super approachable and down to earth. I also met (by choice) her lovely poodles. I had the bonus of getting to tour her beautifully restored historical home she saved from being condemned.
    Thanks for having this available in South Texas :).
    I will definitely reserve this again!

  • Joni's Cassita is really lovely. It's looks small from the outside, but it really big inside, with everything you could want. A really comfortable bed, a little table and chairs, TV with too many channels (!), fridge, microwave, and because she couldn't leave us breakfast, she left us wine. It worked for us!!! My only wish is that we could've stayed longer. (Actually we did! We checked in early and left late, because Jodi said that wasn't a problem!). I'm hoping Victoria, Texas and the Cassita are in my travel plans again in the near future. I wouldn't stay anywhere else when visiting Victoria.

  • Staying at the Casita on Brazos was my first experience with airbnb and it was stellar. It was so much better than a hotel! The Casita is even more beautiful and welcoming than it looks in the pictures. It felt like a home-away-from-home and it wasn't even what I expected. For some reason, I pictured the house in a more rural location (it's on a residential street) but that didn't diminish the charm at all. This neighborhood is full of huge, old Victorian homes. There's lots of trees and Joni has a stunning yard full of native flowers.

    Aside from the comfort of the Casita, we were thrilled to have Joni as a resource. She gave us several restaurant recommendations that were right on target. If you get the chance to go to the Pumphouse, don't squander it! It was was so picturesque. The restaurant has an expansive stone patio overlooks the Guadalupe River. The riverbank is lush and, at least while we were there, flowers in full bloom lined the rail. The food also left nothing to be desired from the pecan-crusted chicken, soft-shell crab, and "dessert shots."

    Lastly, we finally were able to catch up with Joni and really chat the afternoon we left. Her life story is inspirational and she has a huge heart. A stay at any hotel would have been sub-par compared to this experience.

  • Joni's casita is just adorable. I stayed there for a quick 1-night work trip because it looked so much homier and sweeter than the hotels in the area, and I was not disappointed! Joni checked in with me before I arrived, met and greeted me, and made sure the casita was well stocked with delicious beverages and treats (including some of her homemade chimchurri dip!). I felt right at home and look forward to staying here again if my work/travels bring me to Victoria in the future.

  • Joni's Casita is a fantastic guest house. Beautifully decorated, clean and comfortable. It's everything you need for your stay in Victoria. Joni is a fantastic host and I thoroughly enjoyed her as a person. Her sweet puppies are the perfect greeters and the yard is gorgeous. Joni was easily available by phone when I arrived to give me perfect directions to shorten the drive to Port O'Connor where I was headed for the helpful. I would absolutely stay at Joni's Casita again.

  • Joni's place is a great value. The private detached room provided privacy and was equipped with everything that I needed and more. The attention to detail, from the furnishings to the extras (coffee and wine) made me feel as though I was being pampered. The house is walking distance to a very nice park and jogging trail, plentiful with deer and other wildlife. She provided an excellent restaurant suggestion (very reasonable and great food) just a few blocks away located on the Guadalupe River.

I love rehabilitating historic homes and own 2 at this time. One is shown in the (website hidden) Map photos on this site for the Casita, but actually, the Casita is a block over from the photos---no cemetery next door! I work in the nonprofit sector and enjoy a glass of wine on my porch with friends, guests or all alone in the evening after work. I have a couple of well-behaved poodles who may or may not be joining us on the porch! I love to travel, read thought provoking books, romantic movies and I LOVE to cook and eat--especially Indian food! And I will not pass up a top shelf margarita! If you like peace and quiet, come join me on Brazos Street!
