Very panoramic 1-bedroom apt. Wooden beams, original features, fully-furnished kitchen, a.c., wifi. Sofa bed in living room, can sleep up to 3 guests. Infinity pool, terraces, barbecue. Surrounded by nature, in an organic olive-oil producing estate.
Umbria - central Italy, near border with Tuscany, close to Lake Trasimeno, beautiful hamlets and historic towns such as Perugia, Assisi, Città della Pieve, Pienza and Cortona. Delightful, fully equipped (including internet connection), elegantly furnished and totally air conditioned apartment in a 17th-century recently-restored stone farmhouse in the hills, on a large agricultural estate (organic olive oil production).
This apartment is called "Il Leccino", and is composed of a double bedroom, a bathroom with shower (and a few handles, as this apt. is also equipped for the disabled), a living room with single sofa bed and wood-burning stove, and a fully-equipped wooden kitchenette decorated with hand-painted tiles.
The apartment looks out onto a very characteristic terracotta courtyard on one side, and on the other it offers great views of the valley below and the surrounding hills.
There are terracotta panoramic terraces (one with large stone barbecue), equipped for eating outside, a fantastic infinity pool with sunbeds, outside shower, tables and umbrellas, a spacious common room with many books and tourist info, a free wireless internet connection and games and books for children.
In our property there are several trails for nature walks, jogging, trekking, and we have mountain bikes available for our guests.
We offer a fun Italian cooking lesson with dinner in our common room, held by a young local chef.
The closest town (Tavernelle di Panicale) is 10 minutes away by car. Here you will find pizzerias, bakeries, supermarkets, shops, etc. There are delicious restaurants in the area serving typical Umbrian meals. The beaches and islands of Lake Trasimeno are 20 minutes away by car. In Tavernelle you will also find a tennis court and a great water park.
Guests have access to the pool with its surrounding terrace with outside shower, sunbeds and umbrellas. POOLS ARE USUALLY OPEN from 1st of June to around the 15th of September, according to weather conditions and number of bookings.
There is also another terrace with a large stone barbecue (wood provided). There are trails in the property for walking, trekking, mountain biking, There are books and an extra lounge for everyone to use in the large common room.
Interaction with Guests
My sister Monica and her companion Ernesto, who manage the property, live on the estate, just a few minutes away by car. We meet our guests daily, when we pass by to see that everyone is happy at the farmhouse, and when we come daily to clean and maintain the pool. We will be happy to give you any information you may need or to help you book restaurants, or others.
Upon booking we will send you our suggestions on nteresting places to visit, activities and our favourite restaurants in the area. We would certainly reccomend a visit to the beautiful hamlets that overlook Lake Trasimeno, such as Castiglione del Lago with its castle and Panicale; old, charming towns such as Città della Pieve; and famous art and cultural sites such as Assisi and Perugia. From the farmhouse you can easly visit the towns of Chiusi (Etruscan museum and stes), Montepulciano (famous for its wine production), Cortona and Pienza in Tuscany. There are two islands on Lake Trasimeno, one of them a nature reserve, and there is a bird reserve on the shores of the lake. Also, you may want to go wine tasting and visit some wine-producing estates, or buy local cheese produced from our neighbours. It is also possible to go truffle hunting (during the summer months) or taste a local meal at a summer fair. In your apartment you will find a list of local events (summer fairs, music festivals, theatre, concerts, etc.)
We are in the countryside, so there is no local public transport. You must have a car to reach us, visit the area and go to the shops, that are about 10 minutes away by car. Lake Trasmeno is about 20 km away as are the towns Città della Pieve and Perugia. Assisi is about 45 minutes by car; Montepulciano and PIenza are an hour away. We have a parking lot, right near the farmhouse (free parking).
Other Things to Note
In high season (15June-30 August) we usually rent only weekly, from Saturday to Saturday.
Pets are accepted in medium and in low season (not in high season). Contact us about this (and we usually ask for a euro 25 supplement for final extra cleaning).
There will be a euro 30 weekly supplement for the air conditioning (only if you use it).
Rate does not include Tourist Tax: 0,80 cents per night for adults and kids from age 14, for the first 5 nights.

In alta stagione (15 giugno-30 agosto) affittiamo solo settimanalmente, da sabato a sabato.
Inoltre solitamente in alta stagione non accettiamo animali domestici. In bassa e media stagione invece, è possibile portarli. Contattateci a proposito. (e per gli animali domestici solitamente chiediamo un supplemento di euro 25 per le pulizie finali supplementari).
Per l'utilizzo dell'aria condizionata c'è un supplemento settimanale di euro 30 (solo se la utilizzate).

I deal with the Marketing and Bookings of this family-run agricultural estate and "agriturismo" (rental of apartments in farmhouses) and I live in Rome. My sister Monica and her companion Ernesto live in Colle San Paolo and manage the farmhouses, and they will be assisting you during your stay. We produce extra virgin and organic olive oil on this beautiful property on the hills that overlook lake Trasimeno, in the Umbrian countryside. We have about 2.000 old olive trees (250 are more than 150 years old), and we have recently planted 500 new trees.
About 5 years ago we restored three 17th-century farmhouses, creating 9 apartments, 2 independent cottages and a villa. We have built two pools and several panoramic terracotta terraces around the farmhouses, and planted many flowers and flowering bushes in the gardens. The area is very interesting (mediaeval hamlets, historical towns, castles, Etruscan tombs and Museums, wine and cheese-producing estates, etc.), and there are quite a few delicious local restaurants - we will be pleased to give you all the information for touring the area and discovering this enchanting part of central Italy, between Umbria and Tuscany.
