The apartment is a quiet, secluded idyll in the heart of Madrid. It offers a breathtaking view of the city and the surrounding landscape from an intimate rooftop terrace. The apartment combines the rustic feel of ancient stone floors and exposed hardwood beams with contemporary minimalist furnishings. The main living space is a spacious, high-ceilinged living / dining area. The apartment’s renovation in 2014 preserved the typical elements of its construction, dated late-18th century, including a natural stone floor and exposed wood beams. It is bright and quiet, and the thick ancient walls keep it cool in the summer and warm in the winter. The living area is also equipped with 3 electrical heaters. The apartment was recently redecorated, mainly with furnishings from IKEA.
To understand the unusual distribution of space and particularly sleeping areas within the apartment, please look carefully at the photos as well as the detailed description below. The apartment is on the fourth floor of a historic building from the end of the 1800s. There is no elevator. The total surface area is 70 square meters.
The living / dining room is a 22-square-meter room at the center of the apartment, and all other rooms are situated around this main space. It has high sloping ceilings with exposed beams and is furnished with a lKEA dining table where up to 6 people can seat. There is a large and comfortable orange three-to-four-person sofa (two on one side plus chaise lounge – KRAMFORS). There is a 32" digital TV and a DVD player. The entry to the terrace is from the living room.
MASTER BEDROOM AND 3 SLEEPING AREAS
The master bedroom is bright and cozy and has a window facing out onto a small interior courtyard. It contains a double bed 160x200 (matrass SULTAN HASSELBA) and a large wardrobe.
The 70 square meter apartment includes a 10 square meter loft above the living room with a low sloping ceiling. It is reached from the living room by a metal stair. Given the low ceiling (140 cm at peak), this area is only usable as a sleeping area. On the other side of the living room, to the left and right of the terrace entry are two semi-detached sleeping areas, each with three walls, one window to the terrace, light/electricity, and separated off from the main living area by curtains. The left-hand sleeping area contains a 140x200 (GRANKULLA MUNKARP) futon sofa; the right-hand sleeping area contains a 90x200cm single mattress.
From the center of the living/dining area, you can access the terrace through a glass door. From here, given the situation of the apartment high on a hill overlooking the city, you have a breathtaking panorama of the entire southwest, from Lavapies to the surrounding countryside. Even with this vast panorama, the 10 square meter terrace still has a quiet and secluded feel and contains a table with two chairs and a bench (KVARNO) as well as a reclining wood and textile beach chair for laying out in the sun. The terrace also has a large retractable awning that can be extended completely across full length of the terrace so you can dine on the terrace even in the heat of the day.
The kitchen is open to the living room, and very bright. All appliances and kitchen equipment are new: an electric induction stove and an alectric oven, large sink, large capacity retro-style refrigerator, and clothes washing machine. All kitchen equipment and utensils are provided, including pots, pans, Italian mokka maker, coffee cups, dishes, glasses, etc (all IKEA). The kitchen counter extends to form a bar table, and is endowed with two bar chairs. The kitchen also has ample shelf and cupboard space. There is oven but there is a microwave.
The bathroom is accessed through a sliding door from the main bedroom and is characterized by its minimalistic look and by an ample shower space. The shower is endowed with a large-capacity boiler, and the water pressure is very high. However, the capacity of the boiler is limited and in case of multiple consecutive showers, the suggested shower time is 5 minutes.
Madrid is very hot in the summer. The air conditioner / heater located in the living room keeps the living room and the adjacent sleeping areas cool. All windows have shutters that can be closed to keep the apartment cool during the day. Alternatively, all windows can be kept open and the terrace awning extended to allow a fresh breeze to cool the apartment during the hottest part of the day.
The guests have access to everything in the apartment.
There is a NO SMOKING POLICY in the apartment, but if you are allowed to smoke on the terrace.

Early checkout implies that the guests self-checkout, after having closed windows and doors, and switched off lights and electrical appliances. The apartment keys should be left on the living room table. The apartment inspection will take place a few hours after the guests departure.
TOWELS AND BEDLINEN
Towels and bedlinen are optional and should be requested in advance. The cost of using towels and bedlinen is 10€ per person.
The deposit is witheld by AIRBNB on the guest credit card, and is usually refunded within 24 hours of guests departure, after apartment inspection.
In order to avoid unpleasant controversies, guests should report any accidental damage happening during their stay. The estimated repair/replacement cost agreed between the host and the guests will be then claimed by the host on the guarantee deposit.
Upon booking the apartment, you sign a rental contract detailing the guests that booked the apartment and the rules of behavior that they should follow during their stay, and detailed below.
The apartment will not be accessed by people not listed in the contract. Any request of variation on the guests list should be made before arrival so that the contract can be modified accordingly.
At any time of day: respect the quiet of the neighbors. During sleeping hours (23:00-09:00), avoid any noise that may affect the quiet of the neighbors. To this aim, it is particularly important to avoid loud conversations on the terrace during sleeping hours.
Although cleaning is included in the rental price, you should leave the apartment in a reasonable state. In particular, cleaning does not include trash removal and dish washing.
Smoking is not allowed in the apartment. However, you can smoke on the terrace.

From Jul 2 - 29, 2015 the minimum stay is 3 nights.
This is a charming and well located apartment. The 4 flights of stairs are tiring but the private deck, ambiance and uniqueness make it worth the effort. The owner was accommodating and helpful. The apartment looks just like the photos and there were no surprises to the space. We had 4 people with plenty of room to spread out. Five to six people would also work really well. The noise level was low as it is on the top floor of an older building. The terrace is very serene with walls for privacy and a view over the balcony. The place was great and we felt welcome to Vin's home. The place was exactly as it was described in the description. The neighborhood was nice and quiet.
I've just returned from a week at Vin's place in Madrid. Wonderful. The apartment was perfect and exactly as described. Clean, comfortable with a great terrace with views. The neighbourhood is very friendly with nice bars and cafes at both ends of the street and within easy walking distance to most areas you'd want to visit during your stay. The street itself is quiet in the evenings and perfect for a good night's sleep. Vin himself, is welcoming and relaxed and made sure everything was ready for my arrival. Le séjour dans l'appartement de Vin c'est bien passé. L'appartement est bien placé: proche de la gare et du centre ville (pas besoin d'utiliser les transports en commun).
L'appartement est exactement comme sur les photos et la terrasse est vraiment super!
Estuvimos cuatro personas durante una semana en el ático de Vin y la experiencia fue muy buena. Está decorado con mucho gusto y la terraza es una gozada (creo que volveré en primavera para poder disfrutarla más). La zona en la que se encuentra de Lavapiés es perfecta, ya que está en una calle muy tranquila pero a un paso de muchos bares y restaurantes con encanto.
