The apartment is a quiet, secluded idyll in the heart of Madrid. It offers a breathtaking view of the city and the surrounding landscape from an intimate rooftop terrace. The apartment combines the rustic feel of ancient stone floors and exposed hardwood beams with contemporary minimalist furnishings. The main living space is a spacious, high-ceilinged living / dining area. The apartment’s renovation in 2003 preserved the typical elements of its construction, dated late-18th century, including a natural stone floor and exposed wood beams. It is bright and quiet, and the thick ancient walls keep it cool in the summer and warm in the winter. The living area is also equipped with 3 electrical heaters. The apartment was recently redecorated, mainly with furnishings from IKEA.
To understand the unusual distribution of space and particularly sleeping areas within the apartment, please look carefully at the photos on homelidays as well as the detailed description below. The apartment is on the fourth floor of a historic building from the end of the 1800s. There is no elevator. The total surface area is 70 square meters.
The living / dining room is a 22-square-meter room at the center of the apartment, and all other rooms are situated around this main space. It has high sloping ceilings with exposed beams and is furnished with a large black Ikea dining table (BJURSTA) (that can be expanded to be used by six) with five matching chairs (ROGER). There is a large and comfortable orange three-to-four-person sofa (two on one side plus chaise lounge – KRAMFORS). There is a 32" digital TV and a DVD player. The entry to the terrace is from the living room.
MASTER BEDROOM AND 3 SLEEPING AREAS
The master bedroom is located to the left of the front door across from the entry to the living / dining room. It is bright and cozy and has a window facing out onto a small interior courtyard. It contains a double bed 140x200 (matrass SULTAN HASSELBA) and a large wardrobe (LEKSVIK).
The 70 square meter apartment includes a 10 square meter loft above the living room with a low sloping ceiling. It is reached from the living room by climbing a metal ladder. This sleeping area is shown in the photos on the homelidays site and contains a comfortable 160x200 mattress (SULTAN HASSELBA). Given the low ceiling (140 cm at peak), it is only usable as a sleeping area. On the other side of the living room, to the left and right of the terrace entry are two semi-detached sleeping areas, each with three walls, one window to the terrace, light/electricity, and separated off from the main living area by a movable bamboo room divider. The left-hand sleeping area contains a 140x200 (GRANKULLA MUNKARP) futon sofa; the right-hand sleeping area contains two 90x200cm single mattresses.
From the center of the living/dining area, you can access the terrace by going up three steps and through a glass window/door. From here, given the situation of the apartment high on a hill overlooking the city, you have a breathtaking panorama of the entire southwest, from Lavapies to the surrounding countryside. Even with this vast panorama, the 10 square meter terrace still has a quiet and secluded feel and contains a table with two chairs and a bench (KVARNO) as well as a reclining wood and textile beach chair for laying out in the sun. The terrace also has a large retractable awning that can be extended completely across full length of the terrace so you can dine on the terrace even in the heat of the day.
The kitchen is decorated with traditional handmade Spanish yellow ceramic tiles. It is long and narrow, very bright, and has one window to the internal courtyard. All appliances and kitchen equipment are new: an electric stove, sink, large capacity retro-style refrigerator, and clothes washing machine. All kitchen equipment and utensils are provided, including pots, pans, Italian mokka maker, coffee cups, dishes, glasses, etc (all IKEA). In the corner of the kitchen is a bar table and two bar chairs. The kitchen also has ample shelf and cupboard space. There is oven but there is a microwave.
The bathroom is accessed through a sliding door from the kitchen and is characterized by its fanciful handmade ceramic sink and tiles. It is an extremely small but functional and well-distributed space, with a toilet, sink, window to courtyard and a shower. The shower is endowed with a large-capacity boiler. However, the capacity of the boiler is limited and in case of multiple consecutive showers, the suggested shower time is 5 minutes.
Madrid is very hot in the summer. The air conditioner / heater located in the living room keeps the living room and the adjacent sleeping areas cool. All windows have shutters that can be closed to keep the apartment cool during the day. Alternatively, all windows can be kept open and the terrace awning extended to allow a fresh breeze to cool the apartment during the hottest part of the day.
The guests have access to everything in the apartment.
There is a no smoking policy in the apartment but you can use the terrace for that.

Staying at Vins apartment was just perfect.
I can't think of anything a place could offer more to make a trip just more perfect.
The location is just perfect because you can walk everywhere and it's till super tranquil and cool.
The flat has a stunning view over the city and is really carefully made up and super clean.
Vin is just a great guy and a very good communicator who has tipps and recommendation for the guests.
Can't wait to return there :-)
The flat is a fourth floor one without elevator but it worths every stair! The house is wonderful, the terrace a place where you can relax after a long day visiting the city, have a glass of wine while watching the sunset. Moreover we've found it very clean. The area is nice, you can find everything around, it's just five minutes walk from Museum Reina Sofia and Atocha Station, or 3 minutes walk to Lavapieds metro Station (which is one stop to the centre "Sol"). Hope to come back soon!

We had a really nice stay at Vin's house, it is a nice, original and charming flat. Exactly as the photos show it. The terraces is so pleasant. The area of Lavapies is very nice and even if we are in the city center the house is quiet and silent at night. The kitchen is huge and great to cook comfortably. We did not meet Vin but his friend Antonio who received us so gently and brought till the 4th flour (without elevator) a big luggage :) the house is really comfortable.
The bed were ok too. The house was clean and we found the products we needed. The only inconvenient is that to go to the wc you have to go through one room, so at night it is a bit bothering. For the rest everything was ok. If I need to rent a flat in Madrid, I would love to come back here !!
L'appartement de Vin est très agréable, il est est très bien équipé, nous nous y sommes senti comme chez nous ! Il est très bien situé à 2 minutes du quartier des musées et du métro, nous avons tout fait à pied avec nos deux petites filles. La terrasse est très agréable et la vue sur les toits de Madrid superbe !
Nous le recommanderons sans problème.
Me gustó la casa y el barrio. Mucho. Me sentí Mary Poppins en Lavapies. Es un pequeño ático acogedor y con mucha personalidad y a pocos minutos a pie de la plaza de Santa Ana que es mágica.
This is a really cool apartment in a super fun neighborhood. Vin was very responsive to questions I had, and everything was fine, although good to note that you will be charged upon arrival for linens and towels and if you arrive early in the morning, you'll also have to pay a fee in cash for early check in. I was able to leave my suitcase in the apartment for a couple of hours after I checked out though, so that was great.
It is apparent that this apartment is "lived in", as some of vin's belongings are there (shower items, kitchen stuff) which maybe for some that would be a good thing...all in all it's a great rental. The beautiful view from the terrace and the skylights are the best part!
The flat is fantastic and is a great "pied a terre" to visit by walk and feel the Madrid's atmosphere. It has been tastefully renovated and the terrasse is pleasant. Thanks Vincenzo ;)
