Your own private bedroom and bathroom in my quiet, clean East Vail condominium retreat. Bedroom is furnished with Queen size simmons mattress, all linens (including bathrobe and slippers), dresser, closet, small flat screen TV with internet apps (netflix and hulu, but no cable in this room). New carpet. Room is approximately 12x12.
Share condominium with me and my friendly non-barking mature yellow lab. Access to washer dryer in the unit, luxury fully stocked modern granite kitchen with European cabinets, and contemporary living/dining area with fireplace, HDTV (with Satellite and Movie channels), balcony. I provide yogurt, cereal, coffee and tea for breakfast.
Free parking. On the TOV bus route, just a 1/2 mile from Exit 180 off I-70 (East Vail exit). On site grocery and liquor stores. Year round jaccuzzi. Summer swimming pool. Easy access to recreation path, hiking trails, beautiful alpine setting.

11 PM curfew. No recreational drugs of any kind. No guests (including overnight) unless reserved and paid in advance. Copy of US Drivers License or valid passport with US visa required before check in. By booking the room, you expressly agree to the following additional terms:
RESIDENTIAL (Short-Term) LEASE AGREEMENT FOR SHARED USE OF FURNISHED CONDOMINIUM (phone number hidden))
THIS LEASE is made and entered into by and between SPYGLASS LLC, P.O. Box 5292, Vail, CO 81658; Tel: (phone number hidden) (hereinafter referred to as "Owner") and __ (hereinafter referred to as "Guest").
1.Owner leases to Guest and Guest leases from Owner, upon the terms and conditions contained herein, the Hall Bedroom and Bath, and shared use of the dwelling located at [ Street Address provided to Guests with confirmed reservation] (Pitkin Creek Park Condominiums, East Vail, CO) for the Reserved period commencing at 4:00 p.m. on the arrival date until 10:00 a.m. on the departure date (the “Term”). Any extension or modification of the Term is subject to availability, Owner’s written approval, and additional payment in advance at the prevailing daily rate.
2.The described premises are leased furnished, to include all linens, towels, bedding, housewares, personal property, electronics, appliances and/or furnishings on the premises (some of which are represented in the photos and information posted on AirBnB and (website hidden)) (the “Furnishings”). All such Furnishings are on loan to Guest for the period of Guest's rental agreement or lease on the following basis: Guest agrees, by the signing of this agreement, that all Furnishings are accepted by Guest as being in good working order or condition unless Owner is otherwise notified upon Guest’s arrival, and Guest agrees to be financially responsible to pay the replacement cost for any damage or loss to same.
3.Guest agrees to pay as rent the amount per the AirBnBbooking (including and fees) for the Term. Guest agrees to pay $500 per day for any unapproved holdover or extension of the Term, or actual costs incurred by Owner as a result, whichever is higher. Cancellation of the Term more than 60 days before the arrival date is subject to a cancellation fee of $350. Within 60 days of arrival, Fees and rent paid are non-refundable. Owner recommends that Guest purchase travel insurance.
4.Guest agrees to use said dwelling as living quarters for the Term for no more than the number listed on the reservation as accepted. Breach of this term is grounds for termination of the reservation without refund.
5.Guest agrees to pay the Security Deposit per the booking terms for damage insurance to secure Guest's pledge of full compliance with the terms of this agreement. If Guest causes or permits damage to the unit in excess of the security deposit, Guest agrees to pay Owner for such excess damage, and authorizes Owner and AirBNB to charge such amounts to Guest’s credit card or bank account, used to book the reservation.
6.Guest agrees to accept said dwelling and all of the furnishings and appliances therein as being in clean, good and satisfactory condition unless a written statement of any objections is delivered to Owner within three (3) hours after resident takes possession. Guest agrees that the absence of such statement shall be conclusive proof that there were no defects in the property. Guest agrees not to permit any damage to the premises during the period of this agreement, and to safeguard all Furnishings against damage, loss, removal, or theft.
7.Guest specifically agrees that he will be responsible for, and agrees to pay for, any damage to the premises or Furnishings, including damage done by rain, snow, freezing pipes, wind, or hail caused by leaving windows open or turning off the heat; overflow of water or stoppage of waste pipes, breakage of glass, stains to carpets or rugs, and damage to screens.
8.Owner shall not be liable for any personal injury or loss of Guest's property, whether caused by the negligence of Owner, or by any other cause whatsoever. Owner will, however, make reasonable efforts to return to Guest at Guest’s expense any of Guest’s lost or forgotten items. Guest hereby covenants and agrees to indemnify, hold Owner harmless and make no claim against Owner for any such injury, damages or loss.
9.Guest understands and agrees that Owner will be sharing occupancy of the Premises, and has the right to enter the Hall Bedroom and Bath in case of emergency at any time, or to inspect upon request during daytime hours.
10.Guest warrants that s/he will fulfill the above conditions, and agrees that Owner shall be entitled to compensation for all actual, consequential, and other damages. It is agreed that covenants contained in this Lease, once breached, cannot afterward be performed and that the Owner may evict the Guest without further proceedings, in which event Guest is not entitled to a refund of rent paid for the remaining term.
11.Guest agrees to reimburse Owner for all actual and reasonable expenses incurred by way of Guest's violation of any term or provision of this lease, including all court costs and attorney's fees and all fees and costs of collection, plus interest accruing at the rate of 1.5% per month on any amounts unpaid after 30 days. Owner will be entitled to seek restitution of the full amount of repairs or replacement cost, at Owner’s discretion.
12.Unless specifically disallowed by law, should litigation arise hereunder, both Owner and Guest waive trial by jury and agree to submit to the personal jurisdiction and venue of a court of subject matter jurisdiction located Eagle County, State of Colorado. In such event, no action shall be entertained by said court or any court of competent jurisdiction if filed more than six months after the date the cause(s) of action accrued. Guest hereby waives any and all right to assert affirmative defenses or counterclaims in any action instituted by Owner with the exception of an affirmative defense based upon payment of all amounts claimed by Owner not to have been paid by Guest. The Parties irrevocably consent to service of process (including personal service) by certified mail, return receipt requested, or by email; and waive any and all objections to the method by which service was perfected.
13.Should any provision of this Lease be found to be invalid or unenforceable, the remainder of the Lease shall not be affected thereby and each term and provision herein shall be valid and enforceable to the fullest extent permitted by law.
AGREED and ACCEPTED as of the date the Guest requests the Reservation.
