A private access, leads you up a flight of stairs to the apartment.
The living room with double sofa bed and fully equipped open kitchen (electric cooker, oven, micro wave oven, toaster, kettle, fridge) overlooks the picturesque street below, where Artisans shops, typical Roman "trattorie", art galleries together with young fashion designers have set their businesses in the neighbourhood.
Along the corridor are two double rooms with king size bed and two bathrooms with shower.
In each room - including kitchen - there is A/C and flat TV.
Other Things to Note
ROME ACCOMMODATION TAX is not included in the price you payed to Airbnb. It is Euro 3,50 guest/night.
You will pay in cash at the check-in. You will be given a personal receipt. The overnight accommodation tax is applicable up to a maximum of 10 consecutive nights within one solar year to adult > 10 years old.
Anyone staying in a hotel, bed& breakfast, holiday home, guest house or camp site in Rome, is subject to pay an overnight accommodation tax for every day spent in the Eternal City.

Late check-in extra fee: € 10.00 after h.21:00; € 20.00 after h.22:00; € 30.00 after h.24:00; plus € 15.00 for each hour after h.01:00 a.m.

The balance of the rental price has to be paid cash on arrival or by wire transfer the day before your arrival.
Credit card is requested as security deposit.
Time of the arrival: being the house for holidays little lodgings, managed by families, there is no a reception open 24 hours as in a hotel, so that the guest has to contact the owner to communicate the time of arrival, and fix check in time.
To go to the lodging reserved without having advised about time of arrival can cause long waiting.
This problem cannot be reason for a complaint or a refund.
Please notify the owner/manager if you are delayed.
Check-in time: standard* check in is from 13:00 to 20:00 but we are flexible in early check-in.
Check-out: standard check-out by 10:00 a.m.

*Check-in before standard check-in time: check-in before standard check-in time is possible, you may be permitted to leave your luggage and return at the normal check-in time, when the apartment will be ready for you.
From Aug 1 - 31, 2015 the minimum stay is 3 nights.
Olivia arranged for a car service from the airport for us and the driver was super nice. He gave us a Rome history narrative on the way to the apartment. Our family of 5 settled in quickly and comfortably. We grabbed groceries, gelato and haircuts for the boys all on the same street. Then off to sight see. Bike tour a (website hidden) class tons of fun! Thanks Olivia!
This is an excellent location to visit the center of Rome. All of the traditional sights are within walking distance, and the apartment is very close to easy bus transit options. Olivia is very welcoming with great recommendations. Even in the heart of Rome, the windows and air conditioning can provide you with a great buffer for the outside, with comfortable beds, room for a family of four and a kitchen to feed them all. The other reviews talk about the height, etc. But you are choosing this location to dive into the center of Rome...it lives up very well to that need.
Verten fikk oss virkelig til å føle oss velkommen. Vi hadde dialog helt fram til ankomst via e-post, der hun raskt svarte på spørsmål og ordna alt vi spurte om(transport fra flypass, nøkler mm). Leiligheta var nøyaktig slik den var beskrevet: helt perfekt! den var lys og fin og med tanke på beliggenhet, kunne vi ikke fått noe bedre - kort avstand til alt.
Om kvelden kunne vi høre folkelivet fra gata, men det visste vi om fra tildligere anmeldelser. Vi lukket bare vinduene og satte på aircondition og sovna ganske raskt.

I must say, I am torn about writing this review, there were some god aspects to this apartment and some not so good aspects. I will be as non-biased as possible when writing this. First off Olivia was a great host, she met us at the scheduled time and showed us around the apartment and had a great binder in the apartment with information about sightseeing, restaurants, and many other things in Rome. The best thing about the apartment is the location, very close to everything to see in Rome (about a 5 minute walk to Piazza Navona, less than 10 mins to the Pantheon and in the other direction 10 mins from Vatican City). The Neighbourhood the apartment is in is nice with lost of restaurants and shopping. Unfortunately the street the apartment is in is not as good. When we visited, there was an issue with the garbage collection and the street was very dirty. Olivia called the city and it was cleaned up within the day (this was a very minor issue). In the street, there was a "gang" of kids about 16-18 years old, that used it as their hangout and drank there most nights and graffitied and vandalized the buildings around the area and broke their bottles at the other end of the street. They gave me no problems, but my family would not go outside at night without me. I don't know if this "gang" is a permanent fixture on the street, or if this is a new hangout for them. As for the apartment itself, "Nest" is code for small. I felt the pictures show the apartment bigger than it really is. I am 6 feet tall and there are several places in the apartment where I could hit my head on the ceiling. There are two bedrooms that are small, and a kitchen with a futon couch in it that is equally as small. We found it uncomfortable to sit and relax there as there wasn't real much room to do that. With that said, we spent most of our time out of the apartment exploring. Again, the location was great, but the apartment itself is small, it worked for the 3 of us (myself, my wife and our 7 year old daughter), but I think it would get fairly cramped if there were 4 adults there.
I understand you are torn about this review.
I'm sure you know how hard I work to guarantee to my guests, comfort, cleanness and efficency and for this reasons I must admit that your review left me in a state of deep frustration.
It would be better if you can send your observations about the city cleaness and the "gang" of young boys to Rome Municipality and to some newspaper of my town. It should be a very productive approach.
However the gang of young boys was an episodic event as it can happen in a lot of towns around the world. The citizens of the area called the police and the problem of these stupid young boys was definitively solved.
I'm also grateful you recognize all my effors to solve the garbage collection problem. Every day I work on that for my town. I hope that now it comes better.
Some of your comments refer to experiences that are subjective: almost everybody think "nest" means cozy and not small.
The apartment pictures are realistic pictures. It is a 70 sqm.: 2 bedrooms, 2 bathrooms, a living room with a kitchen corner. It is a mezanine, as a lot of apartments in this area and there are only in 2 points - not several-, one in the corridor the second in the living room, where the two beams ( due to the old age of the building) force you to be carefull.
Very often we welcome 4 people and no one has ever used "cramped" to describe my apartment!
Great apartment in a perfect location. We were in walking distance to much of what we wanted to see and the neighborhood itself is truly prime. It's a fun place to walk around either during the day or at night. I do point out though that since it is on the first floor (second floor in US terms) of such an old and historic building the ceilings are quite low - for my husband, daughter and I who are average height it was totally fine but if you are very tall it could be a bit of an drawback. The apartment was very clean and the beds and linens were fresh and of nice quality. The pictures represent the space well. Olivia was a lovely hostess who made herself available to answer any questions or give insider tips. I would recommend taking her offer to arrange transport from the airport if you are flying in. The driver was great - a gregarious fellow - who made coordinating with Olivia seamless. We would definitely stay there again.
Very nice and cosy appartment in the middle of the old town. lots of nice restaurants in the aerea. my personal favorite "mimi e coco" just down the street. a supermarket is very near so you can get everything you need. the appartment is very clean and everything you need is provided. Olivia is very nice and helpful with informations.
rooms are quite low so everybody taller than 190cm( 6´3´´) has to be careful. you can hear some noise from the restaurant just below but that stops after midnight.

Gestisco con mio marito una azienda agricola Biologica pochi chilometri a nord di Roma. Abbiamo esperienza nell'accoglienza, da sempre ospitiamo presso la nostra azienda, famiglie e gruppi di persone. Buon cibo e ottimo vino insieme ad una magnifica cornice di verde e aria pulita fanno il resto!
Mi piace accogliere le persone offrendo la migliore ospitalità. Curo sempre i dettagli immaginando di essere io personalmente ospite della mia casa.
