Unlike most Airbnb accommodations, you DO NOT have to share a bathroom with anyone. If you need to rent another room please see our other listing " Riverside private room & bath". We have a very large room on second floor of our home with a double bed and PRIVATE bathroom, TV, with basic channels, sitting area and desk with Wi-fi. There is a frig, coffee machine and microwave on the same floor for your exclusive use. There is a grocery store less than a mile away, as well as, bakery and liquor store for your shopping convenience.
We are located in a friendly, walkable neighborhood in the Historic Riverside/Avondale area of Jacksonville which is 3 miles from downtown where the Landing, MOCA ( Museum of Contemporary Art ), Sports Complex and Times Union Center of Performing Arts is located.
We are walking distance to St. Vincent's Hospital, the St. John's River and the shops and restaurants of Park & King.
We are also 1 mile from the trendy 5 Points area which has restaurants, shops a Sun Ray Cinema and the Cummer Museum of Art and Gardens. One mile in the other direction is the upscale shops and restaurants of Avondale. Just up the street from Avondale is the Murray Hill district with it's own quaint restuarnats and a yoga studio.
Our neighborhood has many parks dotted through out and is a great place to take a walk, run or ride bikes. There is also a bike stores where you can rent bikes if you can't bring one with you and a rails-to-trails 6 miles fromour house..
We do have a cats , but they do not have access to the 2nd floor guest room and are outdoors most of the time - though you may see them coming and going. .

We live in the house, and you will see us coming and going, but we give our guests their privacy, as well.
Great walking and biking neighborhood.
There are buses - no mass transit like most big cities have and Jacksonville is quite a large and spread out. You can walk and bike to many places in our immediate neighborhood to access other areas like the beach it is best to have a vehicle.
Other Things to Note
Please understand that in the state of Florida if an Airbnb host provides food for their guests they are technically required to obtain a restaurant and Hotel license. The cost of such license would need to be passed on to our guests making it impossible to keep the rates at a reasonable level. With this said, we encourage you to bring your own food and drink
You will have your own key to come and go as you please, however, we ask you to do so quietly as you will be accessing your private room through our common area. No smoking indoors. There is a front porch where you can relax and read a book or just day dream. You are welcome to visit with us in our living room, however, your room is large enough if you prefer more privacy. No more than 2 guests per room. Sorry, no pets but you can enjoy our cats.
Wonderful location, great host and very comfortable accommodations. Patti was waiting to welcome us upon arrival and then gave us a tour of the place and answered any questions we had (she lives in the house). We used both available bedrooms - upstairs and very private. Each bedroom has en suite facilities, one with shower/tub, the other a walk-in shower -- rooms are independent and connected by a short hallway. There was a coffee/tea maker, microwave, small fridge & freezer available for our private use as well. The rooms are cooled with individual window AC units and a ceiling fan -- worked well for me. I didn't hear much traffic or other noise during the night. The rooms and bathrooms were huge - I'm sure there are many NYC apartments smaller than these. The living area was very comfortable and porch swing very relaxing -- reminded me of home. The house is well located and we felt safe, with nearby restaurants (Cool Moose is highly recommended for breakfast) in easy walking distance and even more a short drive away. Would happily stay there again - if Patti would welcome us (we did get up at a ridiculous hour on the day of departure). We like pets, so having two cats seeking our attention was nice. Overall, as a first time AirBnB user, I didn't know what to expect, but the experience surpassed my expectations!

Thoroughly enjoyed staying at Patti's home. It was very welcoming and smelled amazing! I loved the antique furnishing in the room I stayed in. The bed was very comfortable and cozy. The room was huge and I had plenty of space for belongings and lounging. Exceptionally clean home. I loved sitting on the front porch in her swing and petting her friendly kitties. I am definitely staying again!
I have lost count on the number of times I have stayed at Patti's place, as always very welcoming, clean and reliable.
Patti has been a great host. This is our second stay at her home with a couple more to come in the next month. I travel for business and Patti makes it easy to get work done in a home-like atmosphere. Much appreciated.

About the Host, Patti
After working in the Medical Nutrition field for over 20 years and running a traditional B&B in my home for over 8 years I decided to make a career change. I recently opened a Massage and Wellness center where I practice the art of Thai Yoga Massage Therapy. At our Wellness center we also have Yoga classes and on-going workshop, classes and events so make sure you ask about them while you are visiting in case there is something that might interests you. I enjoy hand-building pottery pieces and constructing mosaics in my spare time. My husband is an engineer and likes to tour on bicycle and sail. We both enjoy nature, art, movies, hiking, kayaking sailing, our cats and meeting new people.
