The Space

Unlike most Airbnb accommodations, you DO NOT have to share a bathroom with anyone. We have a very large room on second floor of our home with a double bed and PRIVATE bathroom, TV, with basic channels, sitting area and desk with Wi-fi. There is a frig, coffee machine and microwave on the same floor for your exclusive use. There is a grocery store less than a mile away, as well as, bakery and liquor store for your shopping convenience.
We are located in a friendly, walkable neighborhood in the Historic Riverside/Avondale area of Jacksonville which is 3 miles from downtown where the Landing, MOCA ( Museum of Contemporary Art ), Sports Complex and Times Union Center of Performing Arts is located.
We are walking distance to St. Vincent's Hospital, the St. John's River and the shops and restaurants of Park & King.
We are also 1 mile from the trendy 5 Points area which has restaurants, shops a Sun Ray Cinema and the Cummer Museum of Art and Gardens. One mile in the other direction is the upscale shops and restaurants of Avondale. Just up the street from Avondale is the Murray Hill district with it's own quaint restuarnats and a yoga studio.
Our neighborhood has many parks dotted through out and is a great place to take a walk, run or ride bikes. There is also a bike stores where you can rent bikes if you can't bring one with you and a rails-to-trails 6 miles fromour house..
We do have a cats , but they do not have access to the 2nd floor guest room and are outdoors most of the time - though you may see them coming and going. .

Guest Access

Your room, the porch out front and bicycles if you like

Interaction with Guests

We live in the house, and you will see us coming and going, but we give our guests their privacy, as well.

The Neighborhood

Great walking and biking neighborhood.

Getting around

There are buses - no mass transit like most big cities have and Jacksonville is quite a large and spread out. You can walk and bike to many places in our immediate neighborhood to access other areas like the beach it is best to have a vehicle.

Other Things to Note

Please understand that in the state of Florida if an Airbnb host provides food for their guests they are technically required to obtain a restaurant and Hotel license. The cost of such license would need to be passed on to our guests making it impossible to keep the rates at a reasonable level. With this said, we encourage you to bring your own food and drink

  • Patti was a wonderful host. My room and bathroom were super clean. I had fresh coffee and delicious herbal teas waiting for me. I was looking for a nice respite before returning to work for a big project and this experience was just what I needed. Nice neighborhood, quaint little shops, yoga classes nearby, the St. Johns River within bicycle distance. It was more than I could have asked for. I will definitely be back!

I must say Patti's welcoming home was the best Airbnb experience I have had so far. Airbnb just keeps getting better and better!

  • Patti was a great host--very welcoming and accommodating! The location of the house in the Riverside area is absolutely fantastic, with plenty of restaurant, shopping, entertainment and recreation options all within walking distance. The room was large, comfortable and quiet, and I appreciated having access to a fridge where I could store snacks from the nearby Publix. I hope to stay with Patti again next time I'm in Jacksonville!

  • We thoroughly enjoyed staying at Patti's. It was very private and well set-up for our comfort. Very clean, with a very comfortable bed, with all we could want and then some. Having a private bath and small refrigerator, stocked with coffee/tea and filtered water, a huge room with sitting area - as well as Patti being delightful and helpful - made our stay quite enjoyable. And the location is superb, with great places to eat within walking distance. Oh, and did we mention that she lent us 2 bikes so we could explore the area? All the way around, a wonderful experience. We highly recommend staying with her.

  • For my first airbnb experience, I finally chose Patti's space for two main reasons: my own bathroom and I did NOT want a roommate living situation (get enough of that at home!). And this listing fulfilled those two objectives of mine!

The room was clean and spacious. But it was also homey and felt comfortable to be in. There was a dresser, a wardrobe, etc to put your things if you didn't want them sitting in luggage all week. All the necessities were in the bathroom and if you forgot something, there's a Walgreens right around the corner! There's a small fridge outside the room where I kept some starbucks double shots!

Major bonus points for the area. The location in Jacksonille really can't be beat. I drove all around Jacksonville and there were some pretty unsavory areas. I literally was walking around 10pm at night and felt totally safe. Plenty of people walking around and a very bike friendly area. Great pizza joint right around the corner.

I found Patti to be very generous and professional. She was able to answer all my touristy questions. She had maps of the area in the space. We chatted like the first and last day but I really felt like I had my privacy!

    Response from Patti:

Thanks for the suggestion about the A/C, Niki. I would have appreciated you giving me a heads up about the air and it would have been no problem at all to turn it back on when I knew you were heading back so next time don't hesitate.

  • Good location, easily accessible from major travel routes and within walking distance for eating establishments and places of interest.
From the moment we walked in, we felt "at home" and it was evident that Patti had put lots of thought into making our accommodation both fully functional and relaxing. Whatever the benefits of the property however, you still need a host who is both friendly and caring and we are pleased to confirm Patti fits into that category perfectly. We thoroughly enjoyed our stay and we have every confidence that other travellers will do likewise.

I am a renal dietitian by profession and ran a traditional B&B in my home for over 8 years. I am making some changes in my life where I can have more time for my pottery which I've always done on the side and am working on obtaining my massage therapy license. My husband is an engineer and likes to tour on bicycle. We both enjoy nature, art, movies, hiking, kayaking sailing and meeting new people.
