Located in downtown Cancun, extremely easy access to / from the Cancun airport, just 3 blocks from main bus terminal (airport shuttle arrives/departs here every 30 minutes, only 4 usd (3 euros) and close to local bars and local restaurants, a few steps from supermarkets, market 23, pharmacy, dentist , near thematic park Las Palapas which has free local entertainment almost every night and many good food stands , the bus terminal has departures to most places in Mexico including archaeological sites, the ferry to Isla Mujeres is only 10 min by local bus or taxi, local buses to Cancun Beaches are only 3 blocks from here, distance to the beach 15-30 minutes by local bus.
The property has a very nice terrace upstairs where you can enjoy your favorite drink at night while relaxing after a day on the beach, there are tables and chairs in the outside areas where you may want to take your breakfasts and relax, before starting your day on an excursion or the beach.

This was my second booking with Roy and Oscar. Exiting as well as entering Mexico I stayed at the Cancun Guest House. The accommodation is quiet and comfy with everything you need- including big fluffy towels and a nice breeze on the big terrace. Roy and Oscar truly made me feel at home.
this was a cute cozy room! location is very close to downtown. the owners- Roy and Oscar were also very nice and helpful and suggesting things for us to do since it rained both days of our stay there. would highly suggest this place- we got guest house #2 (it's more like a studio) for 3 people.
I stayed here for a quick night with my boyfriend on the way to the airport from Tulum. We had to wake up early so this was a perfect location, and the cab to the airport cost $150 (Mexican pesos), since there was no bus at the right time for us. The bus stop is right around the corner so we were able to walk when got to Cancun from Tulum. I did not like the location for longer than the night that we were there. There was a great little street of restaurants around the corner that we got dinner at, thanks to Roy's recommendation. Roy (email hidden) and showed us around the room before we went out to dinner. Great for a quick stop!
Thank you Katie, the taxis fixed rate is about 20 usd, so you were very lucky the driver accepted the 11 usd , I guess that early in the morning they are not as busy, please note that we dont advertise as a beautiful location, this is downtown Cancun and it is not a historical or colonial place, however , as you mention, it is very convenient, we have many guests that stay here for many nights even for 1 month stays as it is much cheaper and really easy to access from this area to go everywhere, with all the services around the corner. It is more a local area where people do not chase or try to take advantage of tourists as in the more touristy areas.
Roy and Oscar have a very nice appartement and a very nice location close to a supermarket and the bus to go everywhere. They are very kind and helpful. We had a great time in Cancun. The appartement have everything we need for our 6days there. Thanks again to you :)
Nice host. Decent neighborhood but the room itself is not very comfortable. The beds and pillows leave something to be desired. Also the neighborhood on a saturday had neighbors who were blasting music into the wee hours.
We appreciate the comments and we take them seriously, we were sorry the only night they had to stay here as they were flying back, the neighboors that night had a loud party, we even called the police however we were told they were on the legal hours and to call back at 2 am , by that time the party seemed to be over, however once the rooms are closed (windows, doors) and put the a/c, the noise from outside is much lower as in the case of the guests of the other 3 accommodations we had that said it was not a big deal, of course they stayed more than 1 night and perhaps went out on weekend also, concerning the pillows and the accommodation is kind of a shock for us as we have more than two hundred comments here, this morning we have asked the french girls in that room, and even smelled the pillows (after a few days they have been in this studio) and told us they find nothing wrong, we even provide 4 pillows per bed, and not 2 as most places do, we asked another guest in his now 4th visit, for an opinion, and found nothing wrong with the acommodation either, we feel (as it was our first impression when we received them) that perhaps they were for a more upscale place and not a budget one even if it is for an overnight stay, still we are very concerned as the past comments (before and after this stay) dont mention this issue, we try to provide extra for the price guests pay as we are frequent travellers on airbnb as well, and know what to expect for the rates we pay. We are still checking into this matter seriously,
With my boyfriend i spend amazing three days in this guest house. It has everything you need- even more. Drinking coffee in the morning on the terrace with a view on the true mexican neighborhood is priceless. I really feel bad for people who prefer to spend their vacation in resorts and they miss this mexican part of Cancun. Around you can find very good restaurants and heavenly beaches (tulum, isla mujeres) are just short trip away. Roy and Oscar are very nice and welcoming. Thank you for having us in your guest house! The Cancun Guest House was just what we needed for a short stay. Oscar was very helpful with his advice and staying there was really straight forward. The room was comfortable and had a good view with a nice outdoor area.
Oscar and Roy were great! They took a sick stray cat to the vet in the morning, which, as an animal lover, made me love them. They were also very helpful in answering questions and giving directions. The proximity to the bus station was ideal for us because we were coming in from the airport, then leaving Cancun in the morning. There were plenty of restaurants and small stores in the area.
This place was just what we needed for a night in Cancun before an early morning flight out. It is very close to the bus station making for easy arrival and departure. Roy was in touch with us before we arrived to give us explicit directions and was there to greet us. The place is super clean and well decorated. The place is very secure and the neighborhood seemed safe and pleasant to walk around, as far as a city goes. I would recommend this place and would stay here again when coming and going from Cancun.
