Nestled in a quiet part of Lian, this stay will help you rejuvenate, be one with nature & face the sea for front seats to the majestic Batangas sunset.
Go swimming, crabbing, kayaking, & paddleboarding on our "private" shoreline. You can buy or pre-order catch-of-the day seafood from our caretaker

The space
The entire property has 5 bedrooms (and an Annex service Cottage and a tent) that can sleep 27-42 pax.

POOL VILLA air-conditioned bedrooms:
1. Master w/ ensuite T&B (2 queen beds +rollaway bed) = 4-5 pax
2. Bedroom 2 (4 double decks + 3 pullout beds) = 11 pax
Total: 15-16 pax

BEACH HOUSE air-conditioned bedrooms (12 pax):
1. G/F bedroom (2 double decks) = 4 pax
2. 2/F master bedroom w/ ensuite bathroom (1 queen bed) = 2 pax
3. 2/F bedroom (2 double decks + semi double sofa bed) = 6 pax
*EXTRA Sleeping Space (NO aircon):
Living room (single day bed w/ pullout) = 2 pax
TOTAL 12-14 pax

*Extra persons in excess of 30 pax capacity can use out Tent (2 double mattresses can sleep 4 pax total).

₱500 per extra person per night charge.

*We only allow 50 pax maximum

Guest access
Our offering currently is Vacation Home Rental only, so we do not have food and beverage services. You are very welcome instead to bring your own food & drinks and cook there, with no corkage fee whatsoever.
However, confirmed guests may arrange in advance with our caretaker for possible private arrangements, but this must be done directly.
There’s also Food Panda and Grab food delivery service in the area.

Guests also have free use of our kayaks, paddle boards and YouTube karaoke (TV, bluetooth speaker & microphones).

Other things to note
Our beachfront can be low tide sometimes and not swimmable, but that is not for the whole day. During low tide, go kayaking, paddle boarding and even crabbing when the tide is very low. Our seafront has a breakwater, which makes it safe for kids. You can also go swimming beyond the breakwater when it's low tide.

Our location may experience occasional power outages (brownouts). These outages are beyond our control. Guests should be prepared for potential temporary loss of electricity

Neighborhood highlights

Situated along Mountain Dew Beach, we are in the more quiet and not crowded part of Barangay Matabungkay, Lian. Guests will feel having the beach all to themselves. Only 2.5 hours drive to a relaxing escape from city living.
