The Space

Ample suite style room with king size bed, closet, dresser, large full length mirror, dining table, love seat and private bathroom.
Steps away from the Caribbean Sea with partial view from deck. The suite is located on a private property next to beach club.
This is a big private room that is just a few sandy steps from gorgeous Caribbean Sea on Tulum's world renowned beach. It is located on the second floor so there are stairs involved. It's cool, clean and kinda funky. A great place to relax and disconnect.
We have electricity 24hrs. A perfect place for independent travelers! Please read the entire property description and our profile before booking.

Pico Beach is a perfect place to enjoy Tulum's rustic charm.
This room includes a king size bed, dining table, love seat, closet, floor fan, ipod dock, and A/C. However, there is no hot water or kitchen access, no mini fridge. This room is big and freshly painted. It's simple but you don't need much when staying so close to Tulum's natural beauty. The only potential con about this is that it is a converted storage room and there are some noises associated with the solar powered batteries located behind the room. Most guests find this a minor issue.

This is a unique space in great part of Tulum beach area. Located on private property with beach and pleasant garden area. Lots of great places to eat within walking distance as well as cenotes and many options for yoga and some beautiful shops close by. Hartwood is a 5 minute walk, Casa Jaguar is across the street and there are many beach clubs and hotels with full service restaurants and yoga options are all within walking distance. A 10 minute drive or 30 minute bike ride from Tulum pueblo. Sian Kaan biosphere and Tulum ruins just minutes away.

All of our properties are non-smoking, this is a serious fire hazard as we are surrounded by thatched roof palapas.

There is WIFI though it can be slow and unreliable. Other WIFI locations at nearby beach clubs and restaurants are often open to clients.

Visit us from May to September and experience the joy of turtle season, there are always a couple of mamma turtles that come up on this beach each year. Arrive in August-September and you are almost guaranteed to see some babies heading out to sea.

The gorgeous Tulum beach is right outside and you can open the sliding doors to feel the Caribbean breeze. There is no light pollution on this beach so the stars are endless and amazing!

Day passes to the gym in town are available upon request.
Occasionally the beach club next door has events that go until late so please inquire before you book. It is used for groups on a daily basis but only for a few hours. Open daily for breakfast and lunch.
Cleaning service is provided, fresh towels and sheets every third day.

This property is off the grid so please be mindful of your water and electricity consumption.

We recommend you bring a FLASHLIGHT, mosquito repellent, and sunscreen (with high spf).

  • We couldn't have been happier with the location - on the beach road in the hotel district, with lots of restaurants, cafés, bike hire shops etc in close proximity. Walking distance to everything, about a 30min pleasant bike ride to Tulum temples (bikes $12USD from a place across the road). When we wanted to go into tulum town taxis were easy to flag down, about $10USD one way. The beach was about 10m from our front door and we could hear the waves at night. Unfortunately the wifi wasn't working, which was an issue for us. No hot water, but the weather was warm so not a big problem. Mimi and her staff were friendly and helpful. We would definately recommend others to stay here, we had a wonderful time

  • Mimi was very helpful and Leo was present for most of the day to provide any assistance or recommendations. It's a simple room with bathroom, but does have electricity (and A/C!). For Tulum, it's both fairly priced and nicely put together.

  • THE room is big and well located, just 2 steps for THE beach, with a big Tv and sky service. THE bathroom is very Old and with no warm water. THE wifi is not very good working. THE restaurant is very good but only for breakfast and Lunch is close for dinner but you can find good restaurants on THE beach. Mimi is very kind and offer us THE first breakfast. Tulum is a very special place in Mexico.

  • It was so nice to switch up our accommodations during our trip - the first half we stayed in the town but the second half we wanted to wake up with our toes in the sand. This was just right! With great restaurants a few seconds' walk on the beach in either direction, or across the road, a parking spot (not that we needed our rental at that point), the location of this place is right in the sweet spot. We had a partial view of the ocean, but it lulled us to sleep all night and all we needed to do was run down the steps from our balcony and we were THERE! We also had nice access to all of the beach loungers, beach chairs and even beach beds! Paradise!

  • It's a great location to enjoy the Tulum Playa! The sea is just outside your door and strolling down the beach leaves you with an endless selection of restaurants for breakfasts and dinners. We didn't have to worry about choosing so much though, since the hosts' suggestions were great, both for the beach area and in the city. Mimi and Richard are very professional hosts!

    The room was cleaned every day and we also got bottled water, so we didn't really need to go to any supermarkets to buy stuff. Towels both for the bathroom and the beach is also provided!

    The shower can be quite cold in the morning, so it's much better to take a dip in the sea to wake up. The shower water temperature was more comfortable later on the day though, so it wasn't a problem. The power generator for the area (rooms + cabanas) is also placed right behind the wall from the head of the bed and can be quite noisy, but we didn't have much problem falling asleep after spending the days in the sun.

    We would definitely come back to Pico Beach if we are visiting Tulum again, but we would then probably try to get one of the cabanas since they seemed to be a bit more value for the money!

I'd like to clarify that the noise is not from the power generator, (that is located across the road) but from the solar powered batteries and we have since edited the property description mentioning this. As far as Value you are paying a bit more for this room for a private bathroom, A/C, dining table, sofa, ipod dock, which the other cabanas do not have.

  • This place was really awesome. Basically directly at the beautiful beach which also has plenty of beach chairs and even free canoes we could use as we liked. Mimi has been very welcoming and gave us some really great tips on where you need to go in Tulum. Thanks for the tip to check out ginger! :)
    The place got cleaned every day, too, which is really great, considering the amount of sand you bring into the room everytime you come from the beach.

  • Mimi is a fantastic host - she sent us all the information we needed ahead of time, walked us through the room (with private bathroom), and left us a great list of recommendations for restaurants/bars/activities that proved to be indeed very good ones. The room was very comfortable, with a fan for hot nights, an ipod/iphone deck to play music and right by the beach, perfectly located in the middle of some of the best spots on the beach. Mimi was also very attentive to us and addressed any issue right away during our stay. Highly recommend the place to anyone!

About
We are a Mexican American brother & sister team of young entrepreneurs overworking ourselves in paradise. We have a garden oasis of five rustic beach side garden cabanas, a second floor suite, a third floor rustic perch with sea view and a beach front home. It's called Pico Beach by Akiin. Our simple properties are run more as a guest house than hotel and cater to independent travelers that want a simple, rustic, and relaxed Tulum experience. Bikes and taxis can be hired easily in this fabulous part of Tulum's Southern beach zone. Some of the maps are incorrect, we are located ON THE BEACH road between Ahau Tulum and coqui coqui hotel, directly next door to Akiin Beach Club. The cabanas are part of Akiin Beach Club but are in their own garden area of the property. We update our calendar religiously. Well behaved children are welcome. Please note that events and groups use the beach club space on a regular basis and weddings occur most weekends through out the year but most heavily November through June. Please keep this in mind prior to booking, especially during the winter months. We now have fully furnished studios in downtown Tulum! *PLEASE CHECK IN between 12 and 8pm and NO LATER than 10pm.* *We are NOT currently taking reservations for next season and will be doing some maintenance between October and November. We're on Tulum time so that may change. Thank you.* Hosts: Richard works in marketing, property management and as of this year opened his own restaurant. In his spare time he plays with Malix Futbol Club de Tulum and plays ultimate frisbee. He travels whenever possible. His favorite places in the world are New York City, Guanajuato and Mumbai. Mimi manages property as works in some creative endeavors. She is usually the one to answer messages and is the main property manager. In her free time she finds all the best places to eat and drink. She is also a seasoned traveler. Her favorite places include Bagan, San Miguel Allende and Paris. We spend a lot of time swimming in the local cenotes, one of the coolest natural wonders in the world! We also love to read, eat, swim, dive, and plan our next adventure. We travel as much as we can, especially in the summer and fall. Our place has continued to grow and we are quite busy with other projects. We are part of Akiin beach club and have helpful staff members who work with us.
