The Space

We are located on the first floor in a private stair well on India Street. The accommodation comprises of two rooms both with double king size beds, which can be split should you prefer single beds, both rooms have there own shower rooms.

This is a great location from which to start exploring Edinburgh. It is just a short walk to Princes Street, which is packed with great shops, cafes, restaurants, and department stores. Edinburgh Castle and it's gardens are also within a couple of minutes walk, and provides a beautiful backdrop for the famous Military Tattoo.

The accommodation has the added bonus of offering easy access to Edinburgh Airport and major road and rail networks. As Waverley Railway Station and St. Andrew Square Bus Station are both in the city center, and approximately ½ a miles walk away. The Edinburgh International Conference Centre is also easily reached by foot or a short taxi-ride from the Edinburgh guest house.

  • Irene is a fabulous host: always available and caring. The house is big, beautiful and clean. Classy! Irene definitely made up for the weather (Scottish rain for the whole weekend!) with offering a fabulous service and kindness. Breakfast where high quality products and plenty of choices. All included in the price!! The location of he house is also great, in the heart of the city: right in the centre of New Town (the fun bit, pubs, farmers market, restaurant, independent shops, etc.) and just a 15 mins walk from Old Town (tourists) I will highly recommend to stay here to all friends passing by Edinburgh

  • It was wonderful to stay with Irene (Tessa's mum) who made my father and me very welcome. The room and facilities are exactly as seen on the pictures - warm, inviting spacious and comfortable. The neighbourhood market- which is a few short steps away is full of shops, restaurants and takeaways leaving you with a large choice of what and where to eat.

    Irene is the perfect hostess - having a conversation if you need one and leaving you in privacy when you need space. Breakfast is a full and generous spread with access to the kitchen if you need it at other times - remember to wash up after you're done !

  • We spent a very good time in B&B India Street. The location is excellent. Very close to the city centre and to many restaurants. It is very quiet, very clean and very cosy. The breakfast was excellent. Many thanks to our host who was very helpful.

  • We stayed in the sister B and B situated on India street, hosted by Tessa's mum Irene who was wonderful and helpful; suggesting places around Edinburgh and locally which we could visit during our stay. The B and B was perfectly situated close to the city centre.

    Room was as described with our own bathroom across the hall. Clean and immaculate with plenty of space. With a wide variety of choice for breakfast including a lovely cooked eggs and bacon over the weekend (as requested).

    We were able to borrow Tessa's computer on Frederick Street on our last day for online boarding and to print our boarding passes. Communication with Tessa and Irene was great and they were quick to respond to our questions online.

    We had an amazing time and would recommend to friends and family. We will definitely be using this B and B next time we visit Edinburgh.

  • The apartment is only ten minutes away from Princes Street and it is located in an elegant neighbourhood with many cafes and nice little shops. Everything was very clean and just perfect! Our room was beautiful and overlooking a quiet garden. Breakfast was healthy and delicious and Irene and her husband David were hery kind and friendly. It was very nice to enter such a peaceful place in the middle of the festival hustle and bustle. If you don't feel like walking, buses 29 and 42 will take you to the old town.
    Don't miss the sunset from the kitchen window!!
    Overall it was a great experience! We are looking forward to going back!

  • This was my first experience w/ Airbnb and it couldn't have been better. The location was ideal, the accommodations were lovely, & my hostess was very gracious. If I make back to Edinburgh I will be staying here again!!

  • Lovely large room in beautiful (and central) Stockbridge neighborhood. Private bathroom's across the hall, but there's only one other guest, so it's almost as if it's en-suite.
