Guests will love the newly renovated kitchen complete with stainless appliances. The cozy & sunny main bedroom holds either two twin beds or one king, depending on the situation. The small second bedroom has a full-sized bunk below, with the above bunk generally just used for storage. There is also a pull-out sofa in the small living area. The Cottage is fully self-contained with it's own private entrance, kitchen and bath.
Early Florida lake homes were often oriented facing the water instead of the street. The lake side is where the fun is and the street side is just how you get there! Our property is an extreme example of this philosophy. We are secluded from the street by tree cover and fencing. When you drive into the property you are in a large parking area that is largely hidden from the street. This serves as a buffer for the recreation areas that are beyond the main structures.
On the lake side we have two full-size beach volleyball courts, a covered pavilion area, a double-decker boat house, and a bonfire pit and hammock area down by the water. We are currently working on an outside kitchen set-up so that we can host our volleyball picnics without need to walk up to the house.
Owner is a born and bred Orlando local who is available for advice, local knowledge, and generally how to get the best value around town.
Potential car usage for guests with their own insurance. But this can' be guaranteed and should be considered a convenience to be discussed after booking.
Owners MAY be available for airport pickup by prior arrangement, for less than a cab would charge.
Separate but adjoining efficiency apartment also available for somewhat less. It has it's own entrance, bath, and kitchenette with a sleeping loft above and a futon on the ground floor. Pictures included in this listing along with the rest of the cottage because sometimes these two spaces are rented together.

The house is a bit rustic and a little dusty. But there was enough room for three people, and to park.
The price is ok and it is good for a short stay.
Sam' riverside is a good place for the stay with friends in Orlando. It's easy for parking and get access to the Parks. And Sam is also very nice
We were a party of 8/9 w/small dog and we stayed in the cottage with the adjoining "efficiency studio" for 4 days and 3 nights. Sam was very accommodating -- almost TOO accommodating for my taste, but to each there own. The space is quite"funky" and remote, however in a very good location for Orlando attractions. We are a tight-knit family with a modest upbringing, so the tight quarters and cluttered space did not bother us (much). We considered it much like camping out with people staying in the funky bunks and walking around in the dark grounds at night. The kitchens and bathrooms are both usable, just don't expect much on the cleanliness side. Sam could afford to get professional cleaners in-between guests, but he chooses to do it himself. Again, we lived with the conditions, but others may not be so accommodating. There is a lot of clutter. Closets full of plastic bags, junk outside in the yard, cupboards full of used non-perishables, etc... Also, not everything works. The main bathroom door would not open and close easily, if at all. Again... quite FUNKY but just fine for the right group. Affordable and location location location! We enjoyed the movie collection and the wireless internet, albeit a bit slow for doing anything you need speed for. The bathroom in the studio is a nice size and both kitchens worked well for us as we did a lot of cooking and eating in. Sam is nice and very available for any requests or concerns. Having said that, establish ahead of time your check in and check out times with him. He is anxious and rather omnipresent, which put us off a little bit. There seemed to be a lot of unwritten rules, so make sure you sort out the details before you book. I would recommend staying in Sams place to groups who are close like a family and don't mind rolling up there sleeves and rubbing close elbows.
This review caught me by surprise in a number of ways based on the differences between what was said to me in person and what was written afterwards. In general, it is expected that anything important enough to bother you or affect your stay should be brought to my attention as the host. I have found that guests who ask for something are much happier than ones who do not, because they will get a response while it still matters.
The space is cleaned by me between each set of guests. I have found that "professional" cleaners send new people each time who don't know the house and have to be shown everything anyway. If there is ever a question about cleanliness, I would encourage guests to point out any deficiencies. Show me exactly what you don't think is acceptable. I will likely either clean it further (no problem) or demonstrate that it is in fact already clean (my favorite). Only once in hundreds of guests have I had to simply say that the request was unreasonable. In that instance I ran a clean tissue across a surface picked up no traces of anything right in front of the woman and yet she insisted that it was not clean enough.
It is true that if you MOVE FURNITURE you might find dust underneath. It is true that there is a cupboard in the kitchen which has non-perishable items in it for common use. There are various spices on a shelf in the kitchen as well. It is also true that there is a closet next to the kitchen in which guests have left plastic grocery bags after unpacking their groceries. If you need a plastic bag for any reason while staying here, there is a good chance that one or more will be in there. I had never heard of them being a problem before. I pointed out the only thing that I knew of that didn't work at the time (a door which has since been addressed) and was encouraged NOT to do anything about it.
Apparently Frankus was not very comfortable communicating simple things with me as his host and has made this into a talking point here. I'll leave it to readers to weigh comments from other guests on communication overall. In Frankus' case he seems to have forgotten what we discussed the previous day about checking out when his relative's plans changed on the last day of his stay. There was only to be two of them left on the last night and I was to collect the sheets from the rest of the beds in the morning so that they could take their time getting ready while the laundry ran. Instead when I knocked on the door -- not early, I might add -- there was still a house full of people. Somehow it was my issue that they had changed plans and not informed me, even though I simply adjusted my turnover of the space to accommodate them. So I would agree with Frankus that this wasn't the smoothest stay on record, but the pros seem to still outweigh the cons for them.
My friends and I love the experience stay in Orlando! We spent all day in Universal Studios so we just looked for a place to rest. The room condition was good. The night in Orlando can be very cold so we were very glad that the host offered us plenty of quilts. I would recommend this place to anyone who is heading to Orlando.
Sam is a super helpful host. He's very informative about the area and also he has quick response. And Sam is also an UberX driver which saves us from the pricy taxis when we're heading out to other places. In general the place is cozy and comfortable. He even takes great care on the laundry as well. I'll definitely recommend this place to anyone who goes to Orlando, not to mention the great view of the lake :)
Apartment was clean and well appointed. Nice view from the dock of the lake. Good value for the price. Would stay there again. The property is currently being worked on but didn't bother us since we were out and about in Orlando.
We, a group of 7, spent Thanksgiving week at Sam's and had a wonderful time. Sam was an amazing host. He provided clear and detailed instructions of how to get to the place, which was a little hidden from the street, as well as house rules. He checks in on us often to see if everything's alright. About the space, it's not fancy looking but quite comfortable for the affordable price. I wish the bathroom was a little bigger though. The lake in the back of the house was beautiful, you can watch the sun rise there! Overall, I definitely recommend this place to anyone who is trying to save money for Orlando attractions.
