Meanwhile, two additional upstairs bedrooms feature four cozy bunk beds each, perfect for the little adventurers in your group, with a Jack and Jill bath connecting them seamlessly.

By placing a booking in this home, you are confirming that you agree to the house rules, and that you are aware of all the information stated below.
You will be asked to confirm this on your booking confirmation message.
PARKING:
Parking is available for 2 cars on the driveway. The community also allows on street parking. Please be aware that there are parking rules on the community which you must follow.
BBQ:
Please be aware that BBQ is listed as an amenity. These are not kept on the property and are available for hire at an additional cost which includes delivery, propane, and collection.
Please let us know 48 hours prior to your arrival at the latest if you would like to arrange a BBQ.
THIS PROPERTY IS SELF CATERING:
Upon arrival, there will be 2 x rolls of TP in each bathroom, a trash bag in each kitchen trash can, 2 x additional trash bags, 2 x laundry pods, 2 x dishwasher tabs, dish soap, and paper towels in the kitchen.
There will also be a hand soap in each bathroom for your use.
Any further items beyond this will need to be purchased by guests as per their individual needs.
POOL HEAT:
* Pool heat - this can be added, and the cost is $30 per night.
Spa heat is included with your booking
The pool can take upto 24 hours to heat up, and there is a 4 day minimum required for pool heat.
Please let us know 48 hours prior to your arrival at the latest if you would like it switched on.
*POOL HEAT DISCLAIMER*
The majority of the pool heaters in Central Florida are electric heaters, and warm the water by taking heat from the air temperature.
In the cooler months, the water may not heat to your expectations if air temperatures are low.
We are not able to influence air temperature in any way, and as such we can't guarantee that the pools will reach their target temperatures in the cooler months. Please bear this in mind when making your decision to add pool heat.
No refunds will be given for pools that are "not hot enough" during the cooler months.
The electric pool heaters are still running for 12 hours a day to heat the pool, even by a few degrees.
SPA vs HOT TUB - PLEASE READ!
Please be aware that this home has a spa. This is not a standalone, independently heated hot tub.
Please note that the spa WILL NOT be constantly heated to 104f as a hot tub would be. It will only heat once switched on.
STANDARD MAINTENANCE
This home is professionally managed. As part of this there is a pool cleaning service, and also routine landscaping that needs to take place. These are both completed weekly, by our licenced and insured contractors. Please be aware that these may be undertaken during your stay.
The community HOA may also carry out landscaping duties.
TRASH
This home is in a residential community which has weekly county trash collections. It is your responsibility to roll the trash cans to the curb so they are emptied during your stay. This reduces potential issues with wild animals accessing the trash, and also ensures that each guest can continue to use the trash cans in an ongoing manner. If you are not comfortable doing this, please do not book this home.
PETS:
One well behaved dog weighing upto 35lbs is welcome to stay, subject to a mandatory pet fee being paid, and your agreement with the following rules:
Pet is to be declared at the time of booking.
No pets are allowed on any furniture. This includes on, or in, the beds.
Dogs must be fully trained and under complete control of the handler by the time of your stay. This includes inside and outside the home.
ALL bathroom related activities must strictly be taken outside please, and picked up, bagged, and disposed of in the outside trash cans.
The lead Booker is responsible for any additional charges for damages, or extra cleaning related to the pet.
Dogs must be on a leash and fully under control when outside the home
