Our cozy private guest suite is tucked away in a quiet neighborhood on the NE side of Bend near Pilot Butte State Park in the Orchard District. Please note it is not within walking distance to the downtown area and is 10 minutes from downtown by car or 20 minutes by bike. Be SURE this location will work for you before booking. It sleeps 2 guests. Add a 3rd guest for a dog.

Our Guest Suite is located in The Orchard District which is on the NE side of Bend near Pilot Butte State Park. It's a 5-10 minute drive to the downtown area. There is a parking garage located conveniently downtown and from there you can walk around to restaurants and shops.
The guest suite is comfortably furnished with a plush couch and matching over-sized chair, ottoman, work desk, pillow-top full/double bed. Note: A full/double bed is shorter and narrower than a queen. The studio sleeps 2 guests (ideal for couples), although the listing says we can sleep 3 guests we have it set for 2 guests and a dog as the 3rd Guest as we charge $10 extra per night for a dog. The kitchenette, (sink, microwave, convection oven, hot plate, and small appliances), is suitable for cooking small meals but is not a full kitchen so you chefs out there just keep that in mind. The bathroom has a stall shower.
We offer an HDTV w/digital cable, SmartBluRay, stereo, CD, VHS movies, secure wireless internet. We also have a twin air mattress available if needed. The guest suite is well insulated There's an indoor electric fireplace for added ambiance and heat in the colder months, and Air Conditioning to keep you cool on those hot summer days.

Note on Rates: Nightly rates vary depending on the time of year and are adjusted regularly from a lowest rate in the off season to the highest rate in the peak season. The total rate will be our nightly rate, cleaning fee, State Room Tax (1.8% and City Room Tax (10.4%). You will know what your total rate is before you make a reservation. Once you make a reservation you nightly rate will not change.

The guest suite is private with a separate gated entrance behind the residence so guests can come and go as they please. Although private, the room is adjacent to our backyard so if guests require more privacy we provide interior blinds and curtains that can be closed.
PRIVATE PROPERTY: This is a private residence and as such, the Guest will have access to the parking area, enjoyment of the front and side yards, the approach to the guest room, the area in front of the guest room and to the guest room only. All other areas of the property are private unless the we invite Guests to use other parts of the property.
Off street parking for newer vehicles (no oil leaks) or convenient street parking on our quiet street. Laundry facilities are available with advance notice.
Interaction with guests
We provide a keyless entry system for convenience. Our goal is to meet and interact with as many guests as possible, but there are times when we can't meet everyone face-to-face. You can always message or call us if you have any questions.
We respect our guests privacy. We also value our privacy so it's really up to the guests to decide how much interaction they want to have with us.
We also have music room/studio/shop attached to the guest room. At times, we rehearse our music and record. This happens mostly in the early evenings maybe once or twice during the week. Most guests appreciate the low volume acoustic music, but we are aware that there may be times when guests want some peace and quiet. We will let you know when we're planning on practicing to coordinate those times and be sure not to disturb you.
We prefer to introduce guests to our dog Sam so he knows it's OK for you to be on the property. He's big and can be intimidating but he's very friendly when greeting guests. Let us know if you are afraid of large dogs in advance.

We're located in the "Orchard District Neighborhood". It's a quiet area with mature landscapes, tall Ponderosa Pines, and flowering fruit trees. We are a few blocks away from Hollinshead Park, Stover Park, and Al Moody Park, and a short walk away from Pilot Butte State Park. We're only 2 miles to the Parkway, 5-10 minutes to downtown and 35 minutes to Mt. Bachelor. Shopping and major medical facilities are nearby. This is a great central location!
The best way to get around Bend is in a vehicle, however biking is a great option. Public transit is available and there are bike racks on the Cascade East Transit buses that you can catch at various places throughout Bend.
Other things to note
DOGS: We sometimes allow one small to medium sized dog. All dogs are subject to prior approval. Approval depends on the size, breed, age and disposition of your dog so please include that information when you make a reservation request. Dogs are subject to the House Rules.
CHECK-IN IS BETWEEN 4:00PM and 9:00PM and CHECK-OUT IS NO LATER THAN 11:00AM. No early/late check-ins or late check-outs without prior written approval, or there may be an additional fee, to be collected from the security deposit. This agreement does not create a tenancy or residency. You must depart at the appropriate time.
PARKING: Your parking is in the North section of the driveway at the front of the main dwelling. If your vehicle leaks oil please park it on the street or you will be subject to additional fees for clean-up. If you have visitors they must park on the street.
KEY-LESS ENTRY AND WiFi: Will be provided after your reservation is confirmed.
PETS: We may permit ONE with prior approval. We need to know, breed, age, size and disposition. No aggressive breeds are allowed. NOTE: Be aware that we have a large male Lab/Dane mix that is an alpha male. He gets along fine with other dogs as long as they are not aggressive.
OCCUPANCY: Maximum occupancy is 3 Guests. Children 2 years and older count as a Guest, and a dog counts as a guest! Only Guests named on the reservation may stay overnite without prior approval. Any visitors Guests may invite on the property are the sole responsibility of the Guest. Hosts would like the Guest to be able to entertain friends, however, if more than 2 friends of the Guest are to be on the property, Guest will need to get permission from the Host.
RECREATIONAL EQUIPMENT NO bikes, floating devices, skis, boards or other recreational equipment are permitted in the guest suite, but can be stored in the covered area or secured in the fenced area.
SMOKING: Smoking of any kind is prohibited inside the guest suite and is only allowed outside, at least 10 feet from the main dwelling. All smoking waste must be disposed of in outside garbage bins provided.
GARBAGE AND RECYCLING: The garbage can is located on the approach to the Guest Suite, and is the large Green container. The recycle for everything but glass is the Blue container. The recycle bin for glass is the small Red container. Garbage/recycle pick up is on Thursdays.
HEATING AND AIR CONDITIONING: The Guest Suite is equipped with a propane wall heater and an electric fireplace for heat. We prefer you use the fireplace for heat as propane is more expensive. The fireplace will usually heat the entire guest suite. An air conditioner is provided in the summertime.
ELECTRONICS: We provide an HDTV, SmartBluRay player, VCR (with a supply of VHS movies!), HD cable and WiFi enabled functionality. We also provide a small stereo.
SNOW AND ICE: We provide snow shovels and ice melt for you to use to clear the landing, walkways or other areas and recommend you do so as needed. We are required to clear snow after a major snow storm within 24 hours. In order to clear the parking area all vehicles will need to be moved.
HOUSEKEEPING AND CLEANING: There is no daily housekeeping service.
SUPPLIES: Linens, bath and beach towels are provided, as well as paper towels, toilet paper, soap, spices, cooking oil, tea, coffee and coffee filters.
REPAIRS AND MAINTENANCE: We conduct regular maintenance both inside and out as needed. We will let you know if we need to perform any work on the interior with advance notice. Please let us know if there is anything that needs to be repaired or replaced during your stay, don't wait until after checkout.
DAMAGED OR MISSING ITEMS: We realize accidents happen and are not too concerned with the occasional broken wine glass, however as a reminder you are responsible for any damaged items that need to be replaced or repaired due to misuse. It's best to let us know if something is damaged while you are occupying the cottage.
SECURITY: You are staying in a very quiet and secure place. However for your protection please do the following: Please be sure to lock the doors, windows and close the blinds when you leave. Turn on the porch light. Lock your vehicle and place any valuables in the trunk or secure them in the room. If you have bikes or any other recreational equipment be sure to secure them in the covered area, to the building, or on your vehicle.
Note: We are not responsible for theft or damage to any of your personal property. It is up to you to secure your personal property.
FIREARMS: Please declare ANY firearms you will have on our property.
ACTS OF GOD: The Hosts are not be responsible for acts of God that may result in loss of electricity, internet connectivity, or television. When reported, we'll do our best to contact the appropriate company to help expedite repairs.
CHECK-OUT PROCEDURES: When your stay is completed and you are ready to check-out please do the following:
1. Close and lock all windows and close blinds.
2. Turn off all lights, small appliances and fireplace.
3. Remove your trash and recyclables.
4. You do not need to wash the dishes,
5. Put all dirty/used towels in the shower.
6. Leave all bedding and pillows on the beds.
7. Report any damaged or missing items to your Hosts.
8. Make sure you have ALL of your belongings.
PAYMENTS: All Payments are processed by Airbnb.
RATE CHANGES: Rates are subject to change without notice but will not change once your reservation has been confirmed. An extended stay beyond your initial reservation will be subject to the rates at that time.
CANCELLATIONS AND REFUNDS: See “Strict" Airbnb/Host Cancellation/Refund policy in the listing. Refunds are only considered based on “extenuating Circumstances" as defined by Airbnb.
GUEST CONDUCT: No illegal drugs may be brought onto the property. If there is loud and unruly behavior, including parties, extreme intoxication, or any other disruptive behavior, the guest will be immediately asked to leave and/or removed by security personnel or law enforcement. NO REFUNDS will be given. HOLD HARMLESS: The Hosts are not responsible for any accidents, injuries or illness that occur while on the premises or its facilities, nor for the loss of personal belongings or valuables of the Guest. You agree by making this reservation, that all Guests named on the reservation are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
TERMINATION: If Guest violates the terms of these House Rules and/or Airbnb policies, this rental agreement may be terminated and the Guest will be asked to vacate the premises immediately. NO Refunds will be given.
SECURITY DEPOSIT: The security deposit is not applied toward rent. It is fully refundable provided the following provisions are met:
No damage to guest suite or its contents, beyond normal wear and tear.
No lingering odors on from scented oils or topical medications.
No charges are incurred due to contraband, pets, or smoking.
No linens are lost or damaged.
No oil leaks on the driveway.
No unapproved early check-in or late check-outs.
No additional heating devices are used.
No clogging of sewer system, only toilet paper should be flushed.
NO FLUSHABLE WIPES
The Guest is not evicted by Host, or law enforcement.
The City of Bend noise ordinance is enforced between 10:00PM – 8:00AM.
WRITTEN EXCEPTIONS: Any exceptions to the above mentioned policies must be approved in writing by the Hosts in advance.
GOOD NEIGHBOR POLICY: You are a guest in our home in a residential neighborhood that has full time residents. Think of yourselves as neighbors in the neighborhood too. Peaceful enjoyment of the neighborhood is of utmost importance. If you respect these Good Neighbor Policies you should have an enjoyable stay and the neighbors will appreciate that. Who knows, you may even make a few friends.
Say hello to the neighbors if you see them. Be neighborly!
No loud parties and the noise needs to be down by 10:00pm.
Don't litter our property or the neighbors property. Put all trash and empty beverage cans or bottles in the trash bins and recycle bins provided.
Don't go onto other property without permission.
Obey the speed limit in the neighborhood.
Please contact us if you have any issues with neighbors, or contact law enforcement (911) if you witness or suspect criminal activity, then call us.

When not taking care of our rentals Stan spends his spare time songwriting, playing guitar, singing, adventuring and doing most of the outdoor chores at our home in Bend. Jan is a home body and loves to read as many books as possible, nurture our family and loves her gardening. We have a Lab/Dane mix named Sam and a big black cat named Satch.
