The space
The entire third floor (American counting) and the entire roof terrace of our house belong to your very private Airbnb area. A total of approx. 150 m² of private space is at your disposal. Enjoy the breathtaking view of the sea, the Andaman Sea, and the city of Patong. Let yourself be enchanted by one of the most beautiful locations in Patong Bay!
Your two bedrooms are approx. 25 sqm and 20 sqm in size. Each room has its own bathroom with shower, hot water and WC. Each room is equipped with air conditioning, smart TV, electronic safe, mini fridge and at least one pedestal fan to make your stay as comfortable as possible. Our high-quality king-size beds with the finest bed linen guarantee you the best sleep and relaxation. A Nespresso coffee machine and a kettle with a small selection of coffee and tea specialties round off the comfort in every room.
In the en-suite bathrooms, care products (shampoo, shower gel, hygiene bags etc.) in organic quality are available free of charge. Towels of all kinds are of course available. Tip: We even keep beach towels for our guests in the cupboard in the front garden.
The room with sea view has a large balcony with high-quality lounge furniture. Ideal for enjoying the sunset over the bay. A breathtaking panoramic view and an enchanting atmosphere await you here!
The second room is quietly located at the rear. It offers peace and quiet and access to the large roof terrace with lounge area and whirlpool.
The roof terrace is approx. 100 m² in size. It is at your private disposal during your stay. Sun loungers and a lounge area invite you to relax and sunbathe. The whirlpool is a very special highlight. From here you have a unique and breathtaking panoramic view. A toilet, an outdoor shower to cool off and clean yourself before enjoying the whirlpool and a large fridge to keep drinks cool provide comfort on the roof terrace. Unbreakable drinking glasses are already chilled and ready for you in the fridge.
Your own washing machine is available in the passageway to the roof terrace. Washing powder, clothes horse, iron and ironing board are also available. If you want to use the dryer in the house for urgent laundry, simply speak to the cleaning lady or the house manager.
On the first floor you have the option of sharing a fully equipped kitchen. A small selection of different types of coffee and tea is available for you as a welcome gift. A Nespresso machine provides delicious coffee. A tropical garden at the back with a hatch to the kitchen invites you to eat and relax on the terrace. The front part of the first floor is the living room. With a cozy sofa corner. Here, too, you are welcome to relax.
Throughout the house there is fast internet access via WiFi with the latest Mesh-Net technology.

When you book, you have almost an entire house at your disposal. With the exception of the second floor, where the house manager's room and my own room are located, you can use all the facilities of our private Thai vacation home.
Guest access
Welcome to my house in Patong on the beautiful island of Phuket. This is my private vacation home. It is not a hotel. I provide two complete floors for guests. I am assisted by my house manager and a housekeeper (she comes to the house every day at around 9am - except Sundays). Both speak English and will always respect your privacy.
I myself will not be in Phuket during your visit as I am traveling a lot for work. However, you can always contact me online and I will coordinate our Airbnb rental.
You will be our only guests. There will be no other guests in the house during your stay.
You will have the entire 3rd floor (American count) and the entire roof terrace to yourself. The doors of the Airbnb rooms are clearly marked with the Airbnb logo. The rooms are directly opposite each other. An external staircase leads from one room to the roof terrace. The entire roof terrace with Jacuzzi pool is reserved exclusively for our guests.
The house manager's room and my private room are on the 2nd floor. The house manager works outside the house at night. During the day you can meet him from time to time. In my absence, he is my local representative. He is Thai with a very good command of English and is on hand with help and advice when needed.
In addition, the entire first floor is at your disposal. You can enjoy the large kitchen, the dining area, the living area, the front garden and the tropical garden in the backyard. We kindly ask for your understanding that from time to time the property manager also uses the rooms on the 1st floor, especially the kitchen. However, our guests always have priority.
You can enter and leave the house at any time without any problems. There are digital door locks. Both for the front door and for the Airbnb rooms. Access is very easy with codes and tags. The front door is automatically locked when you close it. Please follow the instructions in the Airbnb app and the information you receive from me before your arrival.
Other things to note
*** Legal Obligation: TM30 Immigration Reporting ***
Thai law (TM30 regulation) requires all non-Thai guests to be registered with immigration within 24 hours of arriving at our accommodation.
This is the host’s responsibility.
To meet this requirement, every guest (not just the booking person) must send a clear and readable photo or scan of the main page of their passport (showing the passport number).
Ideally, this should be sent via the secure Airbnb chat before arrival. If that’s not possible, please ensure it is sent immediately after check-in.
Blurry or unclear copies/scans may cause delays, so please make sure they are easy to read.
Failure to complete this registration may result in fines. This rule is based on Thai immigration law and must be followed.

Standard check-in time is 3pm.
Early check-in can be arranged upon request. There may be a fee of up to 500 THB. Depending on the time of check-in. This fee will be charged via a separate request in the Airbnb booking system. Just contact me and ask for early check-in if needed. I am sure we can find a good solution for you.
*** Drinking Water ***
In Thailand, tap water is generally not recommended for non-local individuals to drink. As a welcome gesture, we provide complimentary bottled drinking water on your arrival day, nicely chilled in the mini fridge in your room. About 200 meters away, you’ll find the convenience store “Tops Daily”, where you can easily and affordably get all your daily essentials.
*** Distance to beach ***
"Patong Beach" is only round about 700 meters away. It is a short walkway to there and it can be reached easily within a few minutes.
*** Free WiFi access ***
Our guests will have free WiFi access to internet during their stay.
*** Electricity and water costs included ***
Electricity costs are included in the rental price. There will be no additional costs for you. To keep this offer alive please safe energy and water.
*** Taxi transfer from the airport to our place and back ***
We will gladly arrange transfers from and to the airport for you. A professional taxi driver will pick you up with a name sign at the airport and will bring you reliably to the house. If necessary he can take you back to the airport as well when you leave again. The price for this corresponds to the local rates but mostly is even cheaper than a taxi from the Airport. Just inform us by time if you'd like to enjoy this service.
*** Hire a motorbike (scooter) ***
In general It is advisable to hire one of the usual local motorcycles (scooters) for the duration of your stay. So you are flexible and mobile. A rent-a-motorbike shop is just around the corner of our place.
*** Whirlpool on the roof terrace ***
The whirlpool is heated by the Thai sun. It is therefore not artificially heated. Due to the sun and the generally very warm climate in Thailand, the water in the whirlpool can get very warm. It is refreshing in the morning, gets warmer as the day progresses and is at its warmest in the late afternoon. The pool is therefore a special experience at any time of day. Get in, let yourself be massaged by the massage jets and enjoy the breathtaking view over Patong Bay. By the way: the whirlpool is accessible and usable just for you, privately and exclusively. Whenever you like. Please note that all functions of the pool are time-controlled. The jets of the whirlpool can therefore be activated during the day from 08:00am - 11:00am and from 05:00pm - 11:00pm (white push button on the upper side of the pool).
*** Use of the kitchen / food & drink ***
Our area offers many reliable food delivery services, making it easy for you to order meals. We highly recommend "Grab", a user-friendly option with convenient apps for all smartphone types.
For a smooth delivery, simply use the address provided in our pre-arrival information and Airbnb listing. No worries—delivery services are familiar with the neighborhood and ensure fast and reliable service.
We want your stay to be special! In addition to your private rooms, you’ll have access to the entire ground floor, including a fully equipped kitchen and a cozy dining area. While we don’t offer breakfast service, you’ll have everything you need to prepare your own meals comfortably.
The kitchen is only used to a limited extent by the property manager for the preparation of his meals. Our guests always have priority. Talk to him or the cleaning lady, they will be happy to help you in the kitchen.
There are 2 large fridges. Your fridge is the one on the right. The one on the left belongs to the house manager.
Next to your fridge is a Nespresso machine, which you can use to make coffee and tea free of charge. The coffee capsules and tea bags are located near the coffee machine or in the base of the coffee machine.
All food and drinks in the cupboards are our own or those of the house manager. To go shopping just walk down the hill. There is a 24/7 convenience store, ‘Tops Daily’, right at the junction with the main road.
Please leave the kitchen in a tidy condition. All utensils are available to clean the dishes. You can also put your dishes in the dishwasher.

For tours and other activities, I recommend online research. But it's also very quick and easy to do it locally. There are small travel agencies offering all kinds of tours and adventures on every corner in Patong City. You can book an activity from one day to the next.
Our house manager knows Phuket inside out. If you’re interested in day trips, boat tours, or other activities, just ask him! He’ll be happy to recommend great options, make reservations, and arrange tickets for you.
