The room....... EXTREMELY comfortable and well dressed bed, desk, and vintage furnishing make for a perfect place to rest and rejuvenate. ALL ROOMS HAVE EN SUITE VANITY SINKS, but none have private toilets or showers. Perfect for just a night passing through Atlanta (only 4 quick stops from the Airport, then a 3 minute walk to the house) or even for an extended stay (so close to downtown)
The house....Original details such as hardwood floors, high ceilings, big original windows, glass door knobs, etc...tastefully furnished with vintage housewares mixed with modern and elements of nature. Modern kitchen with appliances available to guests, as well as WIFI and laundry facilities. Guests are usually well traveled, friendly, educated, interesting to chat with, and in the habit of good house sharing etiquette. Sorry, no children or pets allowed. However, we do have 3 super sweet, friendly pooches that live with us. They mostly stay downstairs with us, out back, or in the kitchen. They are not allowed in the other guest areas, so no worries about any dog hair or mess.
The neighborhood...Capitol View/Sylvan Hills, an up and coming community close to downtown. It's a slow paced, residential inner-city Atlanta neighborhood comprised of mostly single family homes. Lots of urban pioneering going on, so it's a mix of longtime working class families and older folks mixed with artsy, liberal minded, socially conscious type people moving in, which gives sort of a Bohemian/ inner city vibe. Overall, people are very friendly and hospitable, a great way to experience real old style Atlanta southern culture, since neighborhood hasn't been gentrified yet. If you are looking for an area bustling with trendy cafes, pretentious people, and posh shops, this neighborhood is not for you. You should look for listings in Inman Park, Midtown, Va Highlands or Buckhead. Beautiful Perkerson Park is nearby (5 to 10 minute walk) with tennis courts, basketball, frisbee golf course, running track with workout stations, and plenty of beautiful open space.
I have 3 houses very close to each other, when you book a room, you will be staying in one of the 3 houses. All are very charming and offer the same amenities.
Slow paced, laid back, not pretentious, just real folks who may not have much in the way of material possessions, but are friendly, happy, and always willing to help a neighbor or guest in need.

Please do not use candles in the rooms.
Please keep cell phone conversations at a minimal volume as well as your cell phone ringer off. You are welcome to talk at full volume outside.
Please use headphones when listening to music and/or watching TV or videos, as the walls are thin and sound carries to other rooms.
Laundry hours are from 2pm until 11 pm.
Dogs! Yes, we know they are adorable! Irresistible, even! But they are master manipulators when it comes to food. We ask that you please do not give them any people food. There is a jar of dog treats in the kitchen which you are free to give them as many as you like. Also, please make sure to keep the plastic gate closed that separates the kitchen from the living room.
There are bins in the refrigerator/freezer, as well as on the shelves in the kitchen for your groceries. Please label your name with labels provided.
Please try to walk as quietly as possible, especially in the morning and late at night. This is an old house and heavy footsteps can disturb the guests downstairs. Also, try to close doors gently.
When parking, please don’t leave any gaps between driveways or other cars, to optimize number of spaces.
Feel free to enjoy fresh fruit, herbs, and veggies from the garden out back!
No visitors, without making prior arrangements with us.
Don’t forget to leave the key behind when you checkout.

Tracy saved our trip when she accomodated us at the last minute on New Year's Eve. She was faboulous.
Her house is absolutely gorgeous: vintage, cozy and warly decorated. We loved the ambiance.
Our room had a sink and we had individual robes and comfy slippers : we felt at home.
The house has several rooms and we had the chance to meet other guests. Tracy manages the housing perfectly, she is well organized and very helpful.
The location is great, 5 min away from public transportation. Then the train takes you to Downtown Atl in less than 10 min.
Tracy's dogs are definitely the most adorable dogs we ever met.
We highly recommend this place and we will love to go back during summer time.
I stayed here for a total of 5 days. The house is in a sketchy looking neighborhood but once you are inside it feels like home. Beautifully decorated. And it's rather large on the inside which is awesome considering how many people are staying there. All the other guests were very sweet. Didn't really see too much of Tracy which wasn't a problem or anything. She seemed busy. All in all we had a nice experience. Thanks Tracy!
The host was very good in accommodating my arrival time. The place was extremely clean and comfortable. The walls are pretty thin and no TV but I was there for sleeping and changing clothes. I would definitely choose this place again. Small distance from downtown.
Tracy was a wonderful hostess, always making sure all the guests were happy and taken care of. I was in Atlanta for DragonCon, and this beautiful place was a great retreat to come back to and relax after a long day. The entirety of the place is decorated in a lovely style and makes the space very welcoming. Music plays outside during the day, and there's plenty of seating in the backyard, plus a hammock to relax in, and Tracy's dogs were so darling! The MARTA station is incredibly close as well, only a street away. I will definitely be bringing my husband to stay here when we decide to visit Atlanta again.
A warm welcome by the host followed by the introduction into my spacious and clean room complete with a desk, and a personal wash sink separate from the bathroom. The host allowed each guest a dedicated space in the refrigerator and storage for groceries. I had unrestricted access to the kitchen and main rooms in the house with the other guests for conversation. I had access to enter and leave the house at any time, and to park a rental car near the house without problem.
Booking with Tracy and Forrest was my first experience with Airbnd and a wonderful choice I made for my son. My son attends Clark Atlanta University and needed a place to stay during his orientation and Tracy was so accommodating! My son states," Tracy was so nice,the house was so comfortable,the house was clean and the people were so friendly. It was a home away from home. Can I stay here instead of the dorm?" Lol ! Tracy kept me update when my son arrived and assured me he was safe and in good hands. I really appreciated her act of kindness and welcoming my son into her home. I would definitely book another stay with Tracy and Forrest in the future!

Easy going, creative types. We like cooking, entertaining, local, organic food, yoga, good wine, lots of good music, art, film, animals, nature, sailing, the ocean, traveling, calm and tranquil spaces,and try to find beauty in all things. We love to have fun and not take life too seriously. We enjoy hosting and meeting new friends from all cultures and backgrounds and don't really follow the mainstream of American culture much at all. We love to buy houses and fix them up. We have quite a few places where we host guests and try to be as accommodating as possible. When staying in a private room, you will be in a room in one of our houses, most likely, there will be a couple of dogs in the house as well, so animal lovers usually love staying with us. Our properties are in lower income neighborhoods where real, local ATLiens live. You won't see many tourists around, mostly, just typical working class folks who love to sit on the front porch and unwind as part of Southern culture. We always say hello to each other in passing, so please be friendly and observe our friendly custom when encountering locals, they will appreciate the gesture. Because we are in a lower income neighborhood, we can offer more upscale accommodations to travelers on a budget. Also, for travelers relying on public transportation, we are on the Marta line conveniently situated halfway between the Airport and downtown. Our rates are very reasonable and not subject to negotiation. Rates, terms, and policies are fixed and applied equally to all guests. We look forward to hosting you one day soon.
