My cozy and comfortable townhouse with terracotta tiles has a true old fashion feeling! It comfortably fits two and is centrally located on a quiet street, just two blocks from shops and services. Available other 1 comfortable single bed + one sofa bed in the loft, great for kids.

The space

Located in the medieval hamlet of Proceno at the Southern border of Tuscany.

The townhouse is 60 sqm (sleeps: 2+1) and composed by:
- Ground floor
Kitchen with a regular 4 fires, oven, fridge, toaster, marble breakfast table, pans and everything you need for cooking.
Bathroom with a great 90x90 cm cabin, towels, hairdryer, soaps etc...
2nd bedroom with 1 single bed, small wardrobe, round table, library.
- First floor - 1 regular bedroom with very comfy double bed. Fresh linen, anti-allergy mattress cover.
- Loft - sofa-bed perfect for kids, TV corner.
Washing machine, drying rack, iron and laundry detergents.

Extras on request: central heating, bike rental.

From the townhouse you have at walk reach: a grocery, a butcher, bakery, pharmacy, restaurant. Besides, there is a bank with ATM machine and a post office. Everything is tiny but at hand. You can enjoy the public pool of Proceno (open between June/September). Main town of Acquapendente at 6 km, where you can find supermarkets, gas stations, and other restaurants.
Open hours from nine to one and from four thirty to eight. Consider shops are closed on Thursday afternoon and Sunday.

The neighborhood

PROCENO, non-tourist village, still rich of genuine atmosphere located right at the border between South Tuscany, Lazio and Umbria.
Enjoy unspoiled landscapes of the Val D'Orcia Valley with its beautiful towns of Pienza and Montepulciano, skirt the unique volcanic Lake of Bolsena, take a relaxing day at the thermal Spa of San Casciano dei Bagni or Bagni di San Filippo (Siena Province), reach Amiata Mounts with its Ski Resort, or take your time hiking the great Rock Necropolis of Pitigliano-Sorano District, visit Umbria art towns such as Orvieto and its beautiful Cathedral. Surrounded by beautiful rolling hills, Proceno is right in the center of these amazing places.

Minimum Stay 3 nights year round except in high season (1st JUN to 31 OCT) when minimum stay is 1 week. The townhouse has 3 story with old wodden stairs to the loft particularly steep, so not really suitable for toddlers or elder people.

Love hiking and cooking (Italian for the most)!!! Reading and having long chats in front of a glass of wine are my big hobbies too!! I frequently escape to my cozy little apartment in Proceno VT, to relax and enjoy the tranquil and laid-back atmosphere, so rare nowadays. I love sharing this place with others, let them discover secret Italy. More difficult to sell, if that was all about, but since I bought the apartment primary because I love the place, I am happier to propose a great unique spot to a small circle of "appassionati" in search of a non-tourist experience.
