This condo is located on the thirteenth floor of a 16 story mid-century high-rise condo building perched on the edge of Capitol Hill in downtown Seattle.
You are right next door to the Washington State Convention Center, and walking distance to the downtown Seattle shopping district, Pike Place Market, Seattle's Waterfront and the eclectic Capitol Hill neighborhood. The Space Needle and Seattle Center are 1.5 miles away; a short bus or cab ride.
You enter into a spacious and beautifully decorated living room, with white leather seating and a large window framing the sparkling lights of downtown Seattle. The decor has a great modern vibe! The kitchen is fully equipped to whip up a quick meal. All linens and towels are included. There is a laundry room available for guests in the building as well as a roof top deck with breathtaking views of Lake Union, downtown Seattle and Capitol Hill.
The spacious master bedroom has a queen-size bed and the second bedroom is equipped with two twin beds. A fold down European-style couch back in the living room offers a full sized sleeping surface for a fifth guest. Stunning views of downtown with its skyscrapers, and a peek-a-boo view of Elliott Bay are available from every window in this modern and comfortable condo.
An iPod docking stereo, 60' LED HD Sony TV with HD Cable and a Netflix streaming enabled Blu Ray player in the living room are provided for your entertainment. In each bedroom there are also 40 inch LCD TVs. Complimentary high speed wireless internet connection is also in the condo, as well as in the lobby of the building.
With an almost perfect walk score of 98, we are situated in the ideal downtown Seattle location where Capitol Hill meets downtown. The building is next to the Washington State Convention Center and just steps to Pacific Place & Westlake shopping centers, live theater, movie theaters, public transportation, and many restaurants. The building is just a few blocks from Swedish Hospital, Pike Place Market, Seattle's Great Wheel at the waterfront, and less than a mile to the stadium district and just one and a half miles to the Space Needle, Seattle Center and EMP. Add in easy access to and from I-5 and needless to say, the location is prime!
Unlike most other vacation rentals in the area, we do not charge for parking. There is one parking spot per unit in our building and the garage is located in the basement of the building.
Please be aware that A/C is provided via a window unit during summer months (almost NO buildings-less than 5%- in Seattle have central air conditioning). Also, be aware that this is a urban environment. In any urban core, you can expect to hear street noise, often late into the evening. If a silent outdoor environment is important to you, downtown Seattle (or any big city for that matter) may not be the best place for you to stay. That being said, this unit has high quality, noise muffling windows and heavy duty construction. Any questions about this, ask! We want our guests to be happy.

There is a laundry room on the 2nd floor of the building (we provide soap) and a roof top deck with great city views. Access to the game room can be arranged with the concierge.
Interaction with Guests
We provide plenty of interaction with our guests. We communicate check in instructions via email prior to your arrival, with plenty of time to allow questions prior to your departure. We also have a smart phone app, for those who prefer electronic delivery of this documents.
We require a standard vacation rental agreement, which includes a copy of the building rules, be completed by each guest. As a requirement of the building's HOA, these documents are to be signed and submitted to our office prior your arrival. Please take note, there are no additional charges or fees due for your reservation. Payment for your reservation will be processed through Airbnb only. To help minimize our impact on the environment we use Docusign to electronically submit the documents to you, as well as to our HOA, so that we do not need to print, scan, email or fax any of these documents.
It is steps away from the Washington State Convention Center and the rest of downtown Seattle, making it an excellent base of operations for tourists, convention go-ers, and corporate housing.
HOUSE RULES AND CHECK OUT INSTRUCTIONS

Due to insurance reasons, the responsible party (reservation holder) needs to be at least 25 years of age.
Quiet Hours are 10PM – 7AM. This is a residential building primarily owner occupied. Please keep voices, televisions, and radios at an acceptable level at all times.
NO SMOKING! Smoking is not allowed in the unit, on any balcony or on any premise of the building. Please respect this rule for the enjoyment of our future guests as well as the residents of the building. You must exit the building and smoke at least 25 feet from any public entrances (Washington State Law). Also please note that smoking is prohibited on the rooftop deck and in the parking garage.
Please keep windows closed when raining, or when you are not in the unit and please do not use indoor furniture outside.
Notify us of any broken or missing items or of any repairs needed. Often we don’t know unless our guests tell us.
Garbage and refuse area is on the fourth floor of the building. Please use the service elevator to the fourth floor and exit to the outdoors to locate. Please note that recycling is mandatory in the City of Seattle.
Pool Table and TV Lounge are on the first floor next to the lobby.
On the rooftop deck there are great views of Seattle and a seating area. You will need your Key Fob to access the rooftop. Hours are 7am-10pm.
At time of check out, please leave your keys, key fob and garage door opener on the kitchen counter in the unit. I am sorry to say that if any of these items are missing at check out, we will have to charge the credit card on file $100 for replacements. To exit the garage for the last time, use the button on the left wall of the building near the garage door to lift the gate.
