The Space

A wonderful brand new apartment very close to the Colosseum in Rome! 4 Suites, 4 private bathrooms, all air-conditioned and every comfort. It is located very close to the train station and metro station. The Colosseum Perfect Apartment accomodates 6 to 10 persons: you will love it!

In this house we use new sheets and towels for every new guest.

Well connected: a few hundred meters from Termini Station (15 minutes walk), very close to the San Giovanni and Manzoni metro stations (5 minutes walk) and many bus connections in the surrounding area.

Regarding the prices of my houses, me and so many guests deem they are fair, correct and convenient for their level of comfort and their super central position (please see the enthusiastic reviews).
In Rome it is easy to find a place which is supercheap, but in the end might be disappointing. Be careful about budget accomodations! Some surprises might spoil your holidays!

  • Amazing location, very close to Colosseum and to the metro. Supermarket just across the street. The condo itself is newly furnished, simple, modern, cozy and reasonably clean. Sergio is a great host, friendly, always replied very fast, was very helpful and understanding. We had a great time in Rome. Would definitely recommend it to my friends.

  • Great apartment and great location. We would definitely stay again. We were a large group (8 in total) and took up the four rooms so it was perfect for us to have a living room/kitchen to chill out in. Sergio gave us great recommendations for food and travel too. Perfect host!

  • Good location, decent area. 20 minute walk to the Colosseum/Ruins, nice restaurant and deli-style takeaway downstairs. Sergio was very nice and accommodating, as was his representative Max.

    Only downsides from the hosting side of things was the random old man who came by to show the flat to someone at 10 in the morning, with no warning. He just started opening the doors to the flat whilst half of us were in our pants, and then rushing away embarrasingly saying 'mi scusi'.

    As for the apartment itself, it was clean and tidy and minimalist - perfect for a weekend away. Each bed was different, some hard, some soft. Bathrooms were fine and clean. Kitchen is very minimalist though so don't expect to be able to do anything but make cups of espresso or reheat something in the microwave (could maybe do with a couple of normal-tea cups/mugs and some more plastic cups for drinking, we found 3)

    Also just a quick warning, and this isn't Sergio's fault, more the website's. The rooms are Private Rooms, and if you don't specify how many you want, you get bunched up. We took 6 people, expecting to get all 4 rooms and the living room settee (with one couple bunking together), but we were told we only had 3 - the fourth had been given to another couple. I found the place with AirBNB by searching for '5 people, 5 rooms' - so I mistakenly thought we got all 5. Just be sure to check first.

    Although he is a polite person, I do not suggest at all Chris as a guest to any airbnb hosts, because:
    1) he and his friends left the house in a condition I prefer not to describe;
    2) they paid for 3 rooms and occupied also another room cleaned and prepared for other guests without authorization;
    3) they used the common living room as a bedroom, sleeping on the sofa not equipped and with no bedsheets without authorization;
    In any case, in the name of hospitability their behaviour in the house (points 2 & 3) has been tolerated by us even if the other guest cancelled his stay. But Chris refused to pay the difference for the additional rooms he and his friends used without authorization. So, unfortunately, I cannot recommend Chris as a guest.
    Going through Chris' claimings:
    - the "random old man" was simply the lawful and respectable guest of the room occupied by Chris' friends without authorization. (Chris, just changing your point of view would help you realize our embarassment for your unauthorized behaviour and our consequent economic loss, since by seeing their room occupied, our guests cancelled their stay);
    - the kitchen has a hi-tech induction stove with special induction pots where you can cook anything.
    Dear Chris, next time I suggest you to check carefully details of the listing you're booking, to prevent surprises and in general to have respect for others' property and organization.

  • It's a fab apartment with four ensuites bedrooms, super cool for us four girls, never been that efficient in our previous trips.
    Sergio is a fantastic host, very thoughtful and always ready to make our trip more pleasant.
    He got us a kettle n some culinary in one hour as I told him that the apartment is lacking of those, and he helped us to reserve the restaurant which his friend massimo recommended, nevertheless he also reminded us not to miss some special events happening in Rome. The sweetest thing is, he helped me to carry the luggages up to the apartment, 4/F, and offered to bring them down when we depart, we just need to let him know when.
    Very responsive and friendly, definitely will book with Sergio next time. 10 min walk to metro, take a cab to/from termini, otherwise it's a long long walk.
    Just a few minus - the shower door in the first bathroom is kind of broken and the cleaner didn't clean it thoroughly, there was some hair hanging at the door....

    Regarding the distance to the underground train, it is just 600 meters to Manzoni station, just 800 meters to S. Giovanni station, and exactly 2 km to Termini railway station, which in Rome are short distances - Rome is not London and has only 2 metro train lines and consequently less stations... ;-) - so probably you went wrong way, I am sorry. Please check:

  • O apartamento é bem localizado, as suítes são cômodas e nos proporcionaram bons momentos para aproveitarmos Roma. Pontos a melhorar: falta de louças e utensílios na cozinha e a falta de elevador (está localizado no terceiro andar). Voltaria a me hospedar neste apartamento com certeza! Adoramos a viagem e as comodidades oferecidas.

  • We were in a bit of a bind with our 5 teenage boys, leaving for Rome from Florence and we did not have a place to stay since several places were very slow getting back to us or not at all. We even put money down on places that said they were available and found they were not. Sergio was wonderful, he responded quickly and even allowed us to get in early. The apartment was large, clean, and well maintained. The neighborhood was spectacular, meat shop, grocery (pharmacy), coffee shop and pizzerias all within a block. Five minutes to metro stop, 10 min walk to Colosseum, a little too far to walk from train station. Only drawback was "kitchen", really just a sink, hot plate, and fridge but worked for making breakfast of eggs and sausage. There is also an awesome public flea market just a few blocks away, need to check it out, found all sorts of bargains. All-in-all we were all very pleased with our stay and the hospitality of our host - we really did not get to meet him, even though he offered, we were just too busy enjoying the sites of Roma, maybe next time!
