Beautifully remodeled ground floor apartment, right by the Opera house, which is the heart of Yerevan. Walk everywhere in the city, sleep in comfort on the queen and twin sized Sealy Posturepedic mattresses, cook your own meals if you want, sit in your own private garden oasis in the city, and save a lot of money off a hotel bill.
There is a master bedroom with a queen bed, walk-in closet and master bath with shower and washer/dryer. Spare room with twin bed and a second pull-out bed and walk-in closet. Guest bathroom with shower-head. Fully equipped kitchen (just no oven), with basic supplies. Living room with sofa that can sleep one. Nice shelf of Armenia related books and guides to read during your stay (please leave at apartment!). Entrance to ground level apartment through garden with bench and grapes. Not on the street side, so no noise issues.
There are discounts for long-term (3 weeks+) or low season stays (December-March), but on the other hand the price is higher during the high season (June-October).
Fourth bed available in the form of a very comfortable fold-out armchair. Fourth guest incurs an extra fee.
For those with questions about staying on the first floor:
All of Yerevan is very safe. This apartment has a fenced garden, and the windows have bars for added security, even though they're unnecessary.
We may not be able to turn the apartment over to you until 4 or 5pm if there were guests the previous night, though you can always drop your luggage off at noon. If there was no guest the previous night we can usually turn the apartment over to you in the morning at 9 or 10am. Checkout is at noon, though if there are no guests arriving that night we are flexible.
No smoking inside, no pets.

It was just as described.
No issues at all, apart when we didn't know how the water heater was working, but Lilit was very responsive, and the issue has been resolved very fast. The apartment is away from the street so very calm, and is also quite sunny.
It's very well placed and close to a lot of nice restaurants, pubs, and places to visit.

Апартмент расположен идеально: в центре города и при этом в тихом дворе. Просторно, тепло, чисто, все продумано и удобно!
Рекомендую всем, четыре человека разместятся комфортно. Два полноценных санузла, кладовка для вещей, очень удобно.
Рядом знаменитый "Каскад", оперный театр и другие достопримечательности Еревана. Рядом много кафе, где можно вкусно поесть.
Мы очень хорошо отдохнули!
The flat was very cosy (the master bed is amazing) and clean. Lilit was incredibly friendly and understanding when we had to change our departure date. Located right in the center, it's ideal for people who want to walk around town and go on daytrips from Yerevan. I would recommend it to my friends, definitely!
The appartement is very well located, in the middle of the city center with walking distance to Opera, the Cascades and many more places of interest.. It's very quiet, clean and safe and equipped with everything someone may need during the stay.. Lilit is a very nice and friendly host, she was able to meet us for check in and departure, though it was both during the middle of the night.. Altogether the place is very recommandable and I would definitly stay there again!
I hardly ever right any reviews but this time I want to make an exception.
I've been spending my summer holiday in Yerevan for many years and this was the best stay I've ever had! The flat is fantastic! It's fresh, spacious, modern and with a nice Armenian touch. Although it's a basement flat there was plenty of day light. One of our biggest surprises was the temperature of the flat. We travelled to Armenia in August and I didn't realise that the flat didn't have an air conditioner. I was concerned about hot weather but it turned out that we didn't need an air conditioner at all. The build of the flat keeps the flat nice and cool! The flat has modern showers and all electrical appliances that one needs on holiday! And as for the kitchen it has even more than you would need! (There is no oven though so be aware). The internet was very fast too.
Another great surprise was a pretty little private garden with nice shade from grape vines. It's very rare to find such a pretty garden flat in the heart of the city. Two of the main attractions (Opera House and The Cascade) were literally just couple of minutes away!
Lilt is an amazing host, she made us feel very welcome and well looked after. She was always happy to answer our questions and to help with whatever we asked her.
We fell in love with this flat and its lovely host. When we go to Armenia next year we are without any doubt going to stay in this gorgeous place again. And although initially it was a bit out of our budget it's definitely worth it. Thank you so very much Lilit for your hospitality and kindness.

Lilit was an excellent host, we arrived at 4:30am and left at 11:30pm and Lilit was able to meet us at both times. The apartment is clean, quiet and there was enough room easily for 3 of us. The bed was really comfortable and the two bathrooms had very good showers.
This flat is in the best location there is. It is in the heart of the city, yet as it is at the back of the road, it is quiet. The opera house is a 3 minute walk and there is excellent food to be found nearby, aswell as a Czech beer house and fashionable In Vino wine bar just along the road.
In fairness, this is incredible value and we feel very lucky to have been able to book this flat. There is a high quality, modern apartment that is in our opinion the best value for the whole city. We spent a lot of time looking and are very happy to have stayed here. Thoroughly recommended.
