PLEASE remember to give us your arrival details including the flight#, Bus #, Train # and the arrival time. We will make every effort to meet you at the building about 1 hour afterwards to allow you time to get your luggage and get a taxi to the building. Instructions on getting to the building, our contact information and our WIFI details are included below. If we are not at the building when you arrive, please check you emails for details on getting your keys.

The driver should park in front of the Indie House, we are down the small alley just across. Walk down the alley, look on the left for the low black iron sliding rail that leads to our parking lot. You will know you are in the right place when you see the two washing machines on the right. Our place is 4 stories tall and pinkish in color.
The main entrance to the building uses a RFID entry system. The key is built into the grey key fob attached to your keys. There is no code necessary, please just hold the key fob near the number pad(near the number "8" or "0" works best), wait for the beep and then push the door open.

The water in the building is from our own well and filtered. It's good for brushing your teeth and making coffee, tea, or cooking. There is also bottled water in the fridge for drinking. Please DO NOT throw away the empty bottles. You can return your empty bottles and take more from the stock at the bottom of the steps.
There are two laundry machines in our parking lot. They are usually powered off, so you'll need to turn them on first. When standing in front of the machines, look up. There is a power switch to turn on the machines. Both machines take 2 (10baht) coins. Everything is automatic, please don't push any buttons. They will go for three cycles on cold water and take about 1 hr. There is washing powder behind the machine. For drying, there is a drying area in the back of the building
If you prefer a laundry service, there are three on the next parallel road south, near the Birds Nest Cafe. Full service (wash, dry, fold) take most of the day, drop off today and pick up tomorrow.
There is a Trash/Rubbish bin in our parking lot next to the washing machines. Please take your bags of Trash/Rubbish out when necessary. We have scheduled pick up every other day.
Basic common sense rules this place. Please keep things clean, quite during early and late hours. Please turn off electric (a/c, fan, lights, etc) when outside of the apartment.
Ask if you have any questions or concerns. We are always willing to help with the room, town, transportation, etc. Don't be afraid to ask.
As ID confirmation, a copy of your passport will be taken.
You will be staying in your own apartment, so you are welcome to come and go as you please. Out of respect for you neighbors, we ask that the noise be kept to a minimum between the hours of 22:00 -> 08:00

Our hosts were not available to meet us when we arrived, but we were fortunate to have another couple staying in the building chat with us and contact the host for us. The room is a decent value in terms of cleanliness, space and location. Our hosts were very responsive to our requests for help with booking tours and activities. However, our room, 401, DESPERATELY needs a new mattress. In our discomfort we requested a couple of extra pillows, but this request was never met. Additionally, the bed had a top sheet only, and two pretty skeezy blankets, which left us no option but to put the skeezy blankets over us, which I am all but certain had not been washed in a while. We also requested a top sheet, but that, likewise, never materialized. Towards the end of our trip the hot water heater ceased working and while I did let the owner know, he initially did not acknowledge this information, and it was not repaired during our stay. So, overall, the hosts seem very responsive to requests for help with activities, but much less so for help with the room. Also, I did laundry and when I went to hang it dry behind the building there was a dead rat/mouse under the drying racks. I had no choice but to hang my stuff there as there was no where else, predictably some of the wash fell on the ground and fortunately didn't land on the dead rodent, but that was just luck. This is basically a hostel type situation with a private room, and bathroom, so just know what you are getting.
This was an excellent, low budget room in the Old City. It was basic, but clean and functional, with great AC and located in a convenient part of the city if you're out and exploring all day. Be aware that the desk is more of a very high table with a couple of bar stools, so if you plan to spend a lot of time working you won't have back support unless you can work while sitting in bed. And it's a little close to a major traffic artery, so there's some traffic noise (mostly covered by the AC sounds) and exhaust. But the WiFi is excellent and there is an ethernet (LAN) connection for improved speed, the hosts were friendly and attentive, there's a frig, electric kettle, and utensils, on site washing machines and laundry soap, and there's as much bottled water as you can drink. Well worth the price.
While I did not meet the hosts during my stay, self-check-in and self-check-out instructions were thorough and straight forward. The room matched the pictures accurately and was what I expected. It is located on the other side of the Old City but still accessible to the main sites and markets. The complimentary waters were a nice touch :)
Very nice location on a calm an quiet side street. The room is large and has everything you need. Ketsuda is generally quick to respond and she even provides water free of charge for your whole stay. The washer worked great.
We stayed 5 nights in Ketsudas place, and they gave us great service and nice apartment. Location is also perfect, in quiet corner. Communication was easy and fast. Totally recommend this place!
First time doing airbnb, loved it! Ketsuda and King were great hosts. Replied to emails quickly and set up our itineraries. We wouldn't have made it to the yee peng festival if it weren't for them! Had the most amazing time in Chiang Mai. Great location in the city. Speaks English. Highly recommended. ☺️
Stephen and Ketsuda were very welcoming an accomodating to my schedule. The apartment has all the basic necessities and is very clean and well kept. It is centrally located in Chiang Mai -- near the northwest corner of the old city, very quiet and tranquil but still a short walk or bike ride away from the Nimman area.
I will definitely stay here next time I'm in CM.

Hi, I'm Ketsuda, but most people simply call me by my nickname, King. I am a born and raised Chiang Mai(-ian) married to an American ex-pat.
I started the business now known as CMStay in 2010 to fill a obvious gap in the local hospitality market. Nobody was catering to the real travellers and digital nomads of the day. Your choices were the big hotel with big hotel prices or cheap hostels with no privacy and dicey internet. Both were only prepared to take your payment, hand you the keys and that was it. At CMStay, our goal is to give you a running head start from the moment you arrive in Chiang Mai. We have spent the last three years doing our best to convey our local knowledge to new arrivals. From the best local eateries, where to get freshest fruits/veggies, places that cater to specific diets, different schools for Massage/Yoga, how to get around our city like a local, to setting up tours/drivers at non-tourist prices. CMStay @Baan Ouikum is inside the Old City walls and moat. Close to the Sunday market and the tourist center, but far enough to be outside of the noise.
CMStay @Sethee Court is near the Saturday night market, Old Medicine Hospital, and SVG massage center. This location is close to the Old City, but set inside a local Thai neighborhood.
I like to believe that we are great hosts, we are multi-lingual and have a strong knowledge base of Chiang Mai which can help with the nuances of traveling in a new country.
