The building is less than 50 meters from the moat road and all public transport.

We have bicycles, motorbikes, scooters for rent and can help making arrangements for tours including Elephants, Massage Classes, Cooking classes, Tiger Kingdom, rock climbing, or just about anything for any interest!

  • We very much enjoyed our stay in Chiang Mai and a lot of it thanx to Ketsuda and Steven. The room is as in the pictures - cosy and comfortable. Very good location and walking distance to pretty much all the sights within the city. Steven sat down with us for an hour to give us tips on where to go and places to eat - invaluable advice as we ate some of the best foods here in Chiang Mai! Overall, I would highly recommend and have even told my friends about them! Thanks again Ketsuda and Steven :)

  • Had a great trip to Chiang Mai thanks to Ketsuda and Steven! The apartment was very clean and in a great location. Both hosts were super friendly and gave me lots of good tips for places to visit, and Ketsuda even got me a discount for a rafting trip. I was also able to rent a bike from them for a very cheap rate. Would definitely rent from them again!

  • Kesuda and Steve are good hosts. They met us upon arrival. Our Air Asia flight was over an hour late and they waited for us which I appreciated because I would have had a hard time finding it otherwise. Steve gave us a map and orientation upon arrival which proved very helpful to us. Thanks Steve. The room was a little dark but we were just using it for sleeping in so it was good for that. It had a fridge, kettle, and some dishes which I like to have. A knife would have been nice to have to cut fruit with. The location in the old city is good. If you like to walk the old city is great for that. We took a side trip on the green bus to the Elephant Rehabilitation Centre. The bus is cheap. You can get a tuk tuk to the bus station for 100 baht. From there take the green train and get off at the Elephant Rehabilitation Centre. Just walk in the gate and get the shuttle to the area where everything takes place. The shuttle is about 20 baht. The elephant show is about 200 baht. The green bus is cheap also. It takes a little over an hour to get there. Much cheaper than a tour. The place is run by the federal government and they keep the royal elephants there. They also have an elephant nursery and elephant hospital there.

  • We spent three days in Chiang Mai, mainly to relax and continue writing our travel blog. The place is ideally located for visiting the old town (it is at the calm end, 10 minutes walk to the more crowded side), only a block away from a BEAUTIFUL relaxed backpacker hangout/café/restaurant/library called Birds Nest where we spent most of our days eating and writing. Both the accommodation and Birds Nest had perfect, fast internet.

    The two hosts are very lovely and extremely helpful. They knew from my introduction text in airbnb that we intended to travel write so they recommended us the Birds Nest right at our arrival. Also when we asked about food options nearby or massage parlours, they had very good recommendations, suiting our needs. Whenever we needed something, they were very responsive and forthcoming.

    The room is clean, small and rather youth hostel style. For sure a good deal given its price. Unfortunately however, the bed creaked whenever one of us changed side so we did not sleep super well. Also, we felt the blankets were rather thin given the cold winter night temperatures. We enjoyed the hot shower, the constant drinking water supply organized by the hosts as well as brewing our morning coffee with the kettle.

  • Steven and Ketsuda were exceptionally friendly and helpful! Wish more hosts were like that.
    One problem I have to mention is that the passage to the bathroom has a very low ceiling, so if you're above 170cm you might bump your head - something I did several times during our stay.
    As elsewhere in guesthouses in Thailand, you should not expect to get a proper blanket cover sheet. But to be honest, we haven't asked for one, maybe we would have gotten one.
    Spend a day with the elephants when you are there, we had loads of fun.
    Overall, I can recommend this place.

  • My fiance and I stayed at Ketsuda and Stephens place for 1 week, and they could not have been a better host! They were super flexible with our arrival time, provided us with water daily, presented a very clean apartment, and even arranged anything we were looking to do during our stay. We have stayed in some iffy places while backpacking through Southeast Asia, and walking into their VERY clean apt (up to Western standards) was such a delight! I would recommend anyone to stay with Stephen and Ketsuda while traveling in Chiang Mai who wants a guranteed plesant experience.

  • Ketsuda and Stephen were such great hosts. The room was perfect, just as described. The room was very clean, had AC, wifi, and fresh water bottles. The area was very safe and walking distance to everything! Stephen sat down with us when we arrived and showed us a map of the city and his recommendations. We ended up going to the Bird's nest, which was just around the corner, every day thanks to his suggestion! When booking the room Ketsuda asked us what we wanted to do while we were in Chiang Mai and she set up and booked everything for us including an elephant tour and cooking class. We visited during the lantern festival and they even set up a tour that took us to Phra That Doi Suthep, tiger kingdom, and then took us to the lantern festival where we were able to release the lanterns and participate in the festivities! I would recommend staying at Ketsuda's place in a heartbeat! She answered promptly to emails and made our trip amazing! Thank you again!!

Hi, I'm Ketsuda, but most people simply call me by my nickname, King. I am a born and raised Chiang Mai(-ian) married to an American ex-pat. We raise three dogs and are soon to welcome our first child into the world! I started the business now known as CMStay in 2010 to fill a obvious gap in the local hospitality market. Nobody was catering to the real travellers and digital nomads of the day. Your choices were the big hotel with big hotel prices or cheap hostels with no privacy and dicey internet. Both were only prepared to take your payment, hand you the keys and that was it. At CMStay, our goal is to give you a running head start from the moment you arrive in Chiang Mai. We have spent the last three years doing our best to convey our local knowledge to new arrivals. From the best local eateries, where to get freshest fruits/veggies, places that cater to specific diets, different schools for Massage/Yoga, how to get around our city like a local, to setting up tours/drivers at non-tourist prices. The list goes on.... All units include BOTH WiFi and LAN, Cable TV, AirCon, working desk, Western style toilet, among other basics all travelers would appreciate. CMStay currently has two locations: CMStay @Baan Ouikum is inside the Old City walls and moat. Close to the Sunday market and the tourist center, but far enough to be outside of the noise. CMStay @Sethee Court is near the Saturday night market, Old Medicine Hospital, and SVG massage center. This location is close to the Old City, but set inside a local Thai neighborhood. I like to believe that we are great hosts, we are multi-lingual and have a strong knowledge base of Chiang Mai which can help with the nuances of traveling in a new country. We're always looking forward to meeting new people and maybe even being able to help a newbie find their way around. Most of all, we are always willing to try and help.
