Also location is convenient for walking tours: the rooms are in an ancient palace (palazzo) close to the BATHS of DIOCLETIAN (today the ANCIENT ROMAN MUSEM), just behind the ANCIENT SERVIAN Walls on the Esquiline, the highest of the seven hills where Romulus founded ROMA.
It is 200 meters from the TERMINI STATION linked with the AIR TERMINAL. The famous Via Veneto Piazza della Repubblica, Spanish Steps, the IMPERIAL FORUM, and the COLOSSEUM can be reached in a few minutes.
We offer a bedroom, with double bed or with two single beds, well furnished and confortable, with private bathroom.
Tourist tax not included (2 Eur Each night/person), to be paid here.

Room has got a private bathroom and is provided with wi-fi connection, lcd tv, hair dryer and a little fridge to store food and beverages, perfect if you want to buy typical food to bring at home.
Our family lives in the apartment next to yours. So you can count on us for anything you may need.

It's absolutely central. From here you can easily get everywhere, inside and outside Rome.

For 1 people reservation, if necessary, we reserve to assign a single room to the host, in the same apartment at the same conditions. You'll be informed if this necessity comes up.
This was a last minute booking and Francesco was great. He responded on short notice and helped with recommendations on public transportation and other matters. The location is perfectly located near the Termini train station, the Metro and buses. The room was very nice and comfortable. I was sorry I could only have the room for one night. The next time I am in Roma I will book with Francesco well in advance. His location is a perfect for transportation in and out of Roma and for exploring the city.
Have a lovely time in Francesco's place as they are friendly and even give us a map and short briefing on the tourist spots in Rome. Location is good as it is near Termini and we have no problem locating Francesco's place following his instructions. Room is ok. There is even a mini fridge for us to store our drinks. However, space is a bit limited as we have 3 luggages and the wardrobe took up quite a big space.
As our flight is in 10pm they are very nice to allow us to store our luggages at their home so we can move around freely in Rome without our luggages. Plus points!
La familia de Francesco es muy amable, en especial su padre y hermana. Nos ayudaron a ubicarnos, nos entregaron un mapa, y nos recomendaron buenos lugares para comer.
La habitación está bien en relación precio/calidad. Sin embargo, lo recomiendo si te quedas pocos días en Roma, pues la cama no es cómoda. Todo estaba muy limpio, y ordenaban diariamente tu habitación. La ubicación es muy buena, pues queda cerca de Termini, por lo que podías moverte fácilmente en metro a los lugares turísticos (Recomiendo comprar un Roma Pass).
Tuvimos un problema con la presión de agua en el baño. Debido a lo cual tuvimos que ducharnos con agua fría. Pero aquello fue arreglado al día siguiente. El baño es privado, y siempre estuvo muy limpio y bien equipado (toallas y secador de pelo).
Lo cómodo es que es un departamento independiente, por lo que puedes llegar tarde sin molestar a nadie. Tienes tu independencia.
Además, destaco que nos permitieron guardar las maletas en su casa después del check out. Fueron muy amables!
El B&B esta bueno en relación precio/calidad.
Everything was nice, best was the location close to the centre and to the central station. Smaller room, small bathroom but nice made with a classical style. The owner even helped with a power adapter for us, that was perfect since we forgot ours. Room was also cleaned really every day, more then even in some hotels. Very nice owners, we hope we will be able to stay again soon.
Nos hôtes ont été très professionnels et de plus sympathiques. Nous sommes arrivés vers 23 heures et étions attendus sans problème. Malgré notre arrivée tardive, Mme CURSALE a pris le temps de nous situer dans Rome et nous conseiller les sites à visiter.
Le petit déjeuner est à prendre dans un café au bas de l'immeuble. Un peu succinct et peu de place pour s'installer mais accueil sympathique aussi.
Linge changé et ménage fait tous les jours. Super bien placé

Well Connected BNB very close to the Roma Termini. Helpful hosts and a good breakfast as they have tied up with a restaurant downstairs.
Here are my drawbacks:-
Very Small bathroom ( tub, bidet, wash basin all makes it tough to manoeuvre). Noise from the street can be heard and disturbed us during night 1. We did manage on night 2 and 3, probably because we wre very tired with the amount of walking we were doing visiting the Colleseo, Trevi Fountain, Navada, Forum etc.
Furniture layout of the room can be bettered. the room is small plus improper furniture has made it inefficient. We struggled to place our luggage in the room.
I am a Real Estate Consultant so here are few tips: - 1. Lose the Old single sofa in the room as its too big for it, compact one will do or avoid it totally 2. The Cot needs a better back rest as the Iron Rods isn't comfortable. 3. move the Tv to the centre of the wall 4. Get a nice Side table currently placed at the corner 5. You could get better gauge windows to cut the street noise 6. Get an AC!
You should also renovate your bathroom, it is no doubt well kept but its a bit old. At least you will make up for the very small bathroom.

We were only in Rome for a day to fly out of the airport, but we had a nice stay at the B&B. The bathroom was a little small, but it seems that's a common thing for Europe. It was very conveniently located next to a big train station - just down the street. The area was also not that touristy which was nice. I never actually met Francesco, but met two different women who were very friendly. They do include a breakfast ticket for a small cafe across the street. You can choose a coffee and croissant among other things. It's kind (email hidden), where people come for a quick expresso. The room has a small fridge and does have wifi. Would have liked a few more little things like some cups, plates, etc. as there is no access to a kitchen type area.
Chambre très bien située pour visiter Rome et à deux pas de la gare de Termini avec métro et bus.
Un peu bruyant mais pas gênant pour un séjour de quelques jours.
