I booked an apartment for 1.5 months for when my family (both in-laws and parents) were coming to visit. About a month before they were due to stay I contacted the host to confirm everything at which point they notified me that the initial apartment was no longer available and that they could offer us this one instead. I'm not quite sure when I would have been notified of this if I hadn't called to confirm in advance.
At the time, I was guaranteed that there would not be issues with the flat (despite previous reviews) and told that any issues that arise during my family's stay could be remedied.
When my family first arrived the apartment was filthy, but once we told the host, they promptly had a cleaner come in and remedy the situation. There was also no toaster or kettle and thankfully the host was happy to supply this. During my family's stay they also experienced a problem with the bed in the main bedroom. Again the host was contacted and this was fixed - they were certainly very responsive when concerns were raised.
Unfortunately the host also had to bring several people to the flat for viewings. I know I viewed the property once to ensure that it existed but there were over 4 or 5 emails sent notifying my family of viewings which started to feel quite disruptive during their stay.
Towards the end of my family's stay they experienced issues with the wi-fi dropping out, but it would come back after a short while.
In summary, the apartment is very typical for NY with an unusual layout in a great location. It should be noted that when the windows are open it can be a little noisy as it is located on a main street on the Upper West Side. The apartment is tired and needs some TLC - paint peeling on the walls, bathroom sink cracked, bathroom doors unable to close properly. It's also a shame that the host does not offer any form of cleaning service (included in the price) when the rental was for over 30 days and charged what we felt was an inflated fee for the electricity use for the stay.
The apartment is located very nicely although not as close to Central Park as one could have wished for (very close to north/south subway though!). The service was kind and prompt when we realized that the Wi-Fi didn’t work however; it sounded like a returning problem that could have been managed over the phone had the agency done a little research themselves. It is clear that the apartment is not inhabited and thus a bit bland in decoration and overall feel. There is good storage space and the beds are decent – one sofa wouldn’t let us sit, but kept sliding into a bed (which we didn’t need). I do suggest that the agency invest in a vacuum cleaner, unclog the bathtub and fix the ceiling. There were massive dust balls under the bed, the water took ages to exit the tub and white ‘stuff’ drifted down from the ceiling, onto our things = not good. The windows were filthy and not soundproof whatsoever, in fact there was a hole next to the a/c unit in the master bedroom and I bet it gets really cold in winter (as well as noisy). In conclusion, we had a nice stay, but will not return to this particular property.

Clean, ready when we needed it (earlier than the regular check in time) all things promised were there. My son fixed the malfunctioning wireless connection and we had no problem after that. Lots of towels, hair dryer, kitchen items, big fridge, microwave, clean stove, cable with a nice TV, good beds with sufficient bedding and on and on.
Fantastic location a half block away from the subway with two express stops to Times Square and lots of good food places. Central park only a few blocks away. We had a great four days there and have no complaints. I hope all properties are like this- I'll never stay anywhere else in the city.
If you just want an affordable place to stay and for it to be clean, then yes ABO has it. I wish they would have checked the internet as a part of their cleaning of the room, that way we would have had working wi-fi while we were there. Also their check-in process was not smooth at all. We notified ABO of our arrival time, hoping that someone would be able to meet us at the apartment. When we arrived in NYC, we were finally told that no one would be able to meet us at the apartment, so we had to go to their office, all the way across town. Not a huge deal, but when we arrived at the office we found out that they did not have our apartment ready for us yet. They offered to keep our luggage in their office, which was pretty much a public waiting room for all of their customers, so we didn't feel completely safe leaving it there. We had plans for that afternoon, so we left our luggage and headed out, with a promise from an ABO employee that we would be able to get our luggage and key as late as 8pm. At 6:30pm we get a call from the last employee in the office telling us that he is leaving and we need to come immediately. We told him we were told we had til 8pm and he said he would not be there that late and neither would anyone else. And one more note is that our bed was possibly the worst bed I've slept on ever. I can sleep on anything, so it was fine, but come on, when I sit down on the bed the mattress shouldn't bounce and hit the floor. And when I lay on the bed it should slope to the side so much that I'm afraid I will roll out of it in my sleep.
First, the positives: cute 2BR, 1BA apt. in a nice elevator building in a great neighborhood right by the 72nd #1 subway stop and not too far west of the park. It would be a great bargain for the price . . . but . . .
Some things went wrong and it was impossible to contact anyone. I was given three (or four?) different people to contact (one person told me to contact someone else who told me to contact someone else, etc.) including repeatedly giving me a wrong number, which I only found out because the person to whom I was leaving messages was kind enough to call me back and tell me that she had nothing to do with an apartment rental.
What was wrong? Many of the lightbulbs in the apt. were burned out, including all of those in the entryway (this was the only thing that was fixed the day before we left, and only the entryway lightbulbs). The bathtub took FOREVER to drain (yuck!). The first day we were there it was quite hot, so we had both window air conditioning units on and made the mistake of using the microwave so all the power went out. It was nighttime. My husband finally found circuitbreakers in the kitchen using the flashlight feature on his iPhone. The TV in one of the bedrooms didn't work. The wifi did not work. We asked for two sets of keys, but one of the keys on one set was poorly cut and nearly impossible to use. I think that is everything.
Really enjoyed our experience staying on 72nd street. Perfect location and nice accomodations.
We had booked a different place on 72nd street when I recived an email from Mike that we would get an upgrade since a fire broke out in the booked apt. and we were so pleased with our new destination. Big, nice furnished, kitchen well equiped, and perfect area to start our New York advanture every day. The only thing that worried me first were to many people and numbers I should call after arriving in New York, but when we got there a lady was waiting with the keys and when we left we were able to leave the luggage next door at the store.
