Our home is pet-free.

Welcome to our tranquil townhouse retreat. Just 30 minutes from Saratoga racetrack, 15 minutes from Albany and Troy.

Our townhome is nestled in a small private community, where the comfort and security of our neighbors, and guests is most important to us. Our home offers a serene escape backed by peaceful Bauer Park. Conveniently located, we’re just half a mile from Albany Airport and a short 1/2 mile drive to the many restaurants and shops on Wolfe Road. Downtowns Albany and Troy are just 15 minutes away.

Ground Floor:
FULL BATHROOM, with a rain shower head and handheld sprayer for a spa-like experience. Plus a variety of shampoos and conditioner.

A cozy LIVING ROOM with a couch, loveseat, chair, fireplace, and large screen TV, is perfect for unwinding.
Dining room with a table that comfortably seats four.

The KITCHEN is fully equipped and features a breakfast bar for three, stove, refrigerator with filtered water and icemaker, dishwasher, microwave, Keurig coffee maker, and coffee grinder. The kitchen is fully equipped with dishes, utensils, silverware, glasses, and everything you need for preparing meals.

LAUNDRY features a full-size washer and dryer and detergent.

Second Floor:
The MASTER BEDROOM has a Kingsdown plush, queen-size bed, sitting area for two, and a large closet with an iron and ironing board. Lights and outlets are USB equipped.

MASTER BATHROOM is an en-suite bathroom with a modern glass shower, rain shower, and handheld sprayer. The bathroom is accessible to the second bedroom through a second door. There are a variety of shampoos and conditioner.

The 2ND BEDROOM is furnished with a Kingsdown plush queen-size bed, a desk and chair, a closet, iron and ironing board for your convenience.

LINENS: there are a variety of towels, washcloths, extra sheets, and blankets in the linen closet and bedroom closets.

CHILDREN: You’ll find a Graco Pack N Play (model On the Go) in the MBR closet.

GARAGE: Please do park in the garage. The 1 car-attached garage keeps your vehicle out of the sun, rain, and snow and will fit a Toyota Highlander SUV.

DECK: A rear deck off the family room has a table and chairs for 4 and is an excellent place to sit, relax, read a book, or do some work. The deck has a nice view of the woods, looking into Bauer Park preserve.

SECURITY: We have a security camera on the garage, front door, and deck.

Guest access
This is a private townhome community with 12 homeowners. I am the president of the HOA, and we look out for each other. It’s a quiet neighborhood. Kindly be sure your communications with our neighbors are courteous and polite.

Please park your vehicle in the garage unless it is very-large. If you have a pickup truck or large SUV, park in the driveway.

DOOR LOCK: touch or swipe the touch screen. It will light up. Enter your access code, then press the OK button at the bottom center of the keypad (the OK button looks like a fingerprint), and the door will unlock. If you enter the wrong code, try again.

NO LUCK UNLOCKING? Press the doorbell button, and it will page me. I can communicate with you through the two-way built-in intercom. You can also call me direct.

Other things to note
Please remember to park your vehicle in the garage or driveway directly in front of the garage. The HOA restricts parking in the main lot as it makes it difficult for neighbors to back out of their driveways.

As a small homeowners association, the goodwill of our friends and neighbors is most important. Please be sure to treat our neighbors with respect as they will you.

Our townhouse is located in a 12-home community, 1/2 mile from Wolfe Rd, the main strip in Colonie, NY, with lots of restaurants and shops. The surrounding neighborhood is primarily single-family homes. We are conveniently located less than a 10-minute drive from the airport, 10 minutes from downtown Albany and Troy; just 30 minutes from Saratoga racetrack and downtown Saratoga; just 50 minutes to Lake George.

I’m a native of Albany NY and a graduate of Siena college. My wife and I love to travel and enjoy the local vibe through Airbnb. I’m president of PavementGroup, a company I founded in 2002. I also own and rent commercial office space. I sail a Hobie Cat and play a lot of volleyball. Our new townhouse has a luxurious feel and a Saratoga flare. It's a special place to relax and unwind. It will be our future home base, as we approach retirement.
