This is a comfortable home rather than a designer showpiece, and only occasionally available.
Nonetheless, if you desire an expansive view, relaxed comfort and accommodating ease of use, this two bedroom, one bath flat on a quiet cul-de-sac is sublime.
Situated in a free standing house, (not attached to nearby houses), it is quite cozy, yet spacious by San Francisco standards at 2000 square feet. And the floor plan provides for nice privacy room to room.
The living room has a fireplace with gas starter, and the view…well, you can see the pictures. Morning sun fills the rooms.
The modest kitchen includes contemporary refrigerator, dishwasher, gas stove, etc., along with a large butcher block breakfast table.
Each of the two bedrooms have a queen bed, both of which have been certified as “very comfortable” by select independent testers. Each has wide windows and sliding glass doors leading to a small deck.
In addition to a shower, the bathroom has a comfortable tub.
Original to 1967, the bathroom and kitchen have yet to be renovated, but they are clean and efficient.
+ Ridiculously plentiful parking, especially for San Francisco!
+ No broadcast or cable television, but you’ll still be able to stream Portlandia via the decent Wi-Fi, (20 down/4 up).
+ Dining table seats 10 with added leaves.
+ The piano has been tuned.
+ Clothes washer and dryer.
+ Chickens in a back yard coop. (No roosters, so they are not noisy, but they do produce rather fresh eggs.)
+ Hummingbirds are a regular occurrence.
+ Pets allowed on a case by case basis. Please see house rules.
Situated in a very quiet neighborhood, the surrounding very steep hills minimize traffic.
A verdant path from the back yard leads to nearby Billy Goat Hill Park. (So named after grandmother’s goats back when this was countryside in the 1940’s), and the Harry Street steps.
And Noe Valley's exceptionally charming 24th Street restaurant/commercial area is a 20 minute walk north, 5 minutes by car.
Nearest transit stop is one block away.
Nearest grocery is 5-10 minute walk away.
Glen Park BART station is about 30 minutes walk.
Driving downtown takes 15 minutes; SFO takes 20.

PLEASE NOTE: This is an extremely hilly part of town. Streets with 15 degree hills, and steeper, are common. Walking anywhere from this house can be a genuine workout, albeit with inspiring views.
Towels & washcloths provided, of course. (But let us know what else you might be needing, so to hopefully lessen the weight of your luggage.)
Finally, your uninterrupted privacy is assured. We only "check up," as one reviewer kindly noted, when supporting services are requested.

Mark was a great person to work with before and during our stay at his place.
Mark was there when we arrived to show us around and then each day he would send a message asking if there was anything that we needed. We invited three guests for dinner one night and he came to enlarge the table and set out more chairs.
He couldn't have been more helpful.
We were most comfortable during our four day stay and almost felt like we were in our own home.

This sublime, spacious flat with an UNBELIEVABLE view was a fantastic experience. The place is charming and eclectic, just like our host, Mark Lynch. He was so warm and welcoming, we felt right at home as soon as we arrived. The place was cozy and qaint with a rustic feel. Really close to bustling 24th st, the Mission, and the Castro- yet still feels like you are romantically tucked away in a tree house where you can watch the city's daily routine unfold like a movie! Very special experience, I strongly recommend.
After searching for a month to rent a house, we found the property that met our needs and with parking for two cars !!.The view of the city and the bay is gourgeous, relaxing, and beautiful. You have to be there to experience it. We want to thank Mark, a friendly and welcoming host. He was very attentive, courteous, and always checking on us to make sure we were comfortable. We do recommend this Sublime Spacious Flat with a View warming house if you visit San Francisco.
