Apartment of 60 sqm., for 4/5 persons, located on the 3rd floor of a Condo, without elevator, in the Center of Kitzbühel, enchanting Austrian tourist resort.
The accommodation comprises of: an entrance hall, a large living room with lovely views of the Gothic Parish Church of “St. Andreas” and of the “Liebfrauenkirche”, divided into a dining area and a living area with double sofa bed, a kitchen, an attic room with no. 2 single beds, a further attic room with no. 1 single bed, a bathroom with tub and shower, a warehouse, a terrace of approx. smq. 10,00.
An additional warehouse is located in the basement of the building.
The small bright loft is furnished with a warm and cozy style.
Just looking out of the windows to be immersed in a typical Tyrolean atmosphere, to enjoy the beauty of the old houses painted and of the changing colors of the landscape, to observe the slow passage of the horse-drawn carriages.
Gone out from the apartment it is in the heart of the City: bars, taverns, restaurants, supermarkets and then shops of every kind.
The central location allows to reach in just a few minutes walk away, with a walk through the Old Town, the Hahnenkamm Ski Area famous for downhill race that takes place every year on the "Streif" (World Cup Alpine Skiing 24.01.2014-26.01.2014).
And yet the very near Aquarena Swimming, Health and Wellbeing Centre.
Several hiking trails in summer and cross-country skiing tracks in winter begin in the vicinity of the Condominium.
Within a radius of 2 km, 5 different Golf Courses can be reached.
A Public Parking in Kirchplatz (free from Monday to Friday from 18h00 to 08h00, Saturdays, Sundays and public holidays) at the side of the building, allows the loading and unloading and short-term.
The car can still be parked, free of charge and indefinitely, in a large Parking (P4 - Parking Place Pfarrau) which is not more than 5 minutes walk in the direction of the Swimming Lake Schwarzsee.

In fact, thanks to the peculiarity of his " Grasberge " , the mountains grasslands which retain their turf to 2.000 m. of altitude (in contrast to most of the other ski districts) already little snow is sufficient to ensure a durable snow-covered slopes.
And another 40 km. of cross-country ski trails, slopes for snowboarding, and one downhill run, approved by the FIS, toboggan runs and night skiing on the mountain Gaisberg.

The Hohe Tauern National Park is easily accessible by car. My husband and I just returned from a 4 night stay in Michela's lovely apartment. Our first trip to Venice was magical and we absolutely adored the loft! The booking process with Michela was a pleasure right from the start and her husband met us at the Vaporetta stop right in front of the location, couldn't have been easier.
The loft is perfectly situated for exploring all corners of Venice on foot. The view is exactly what I was hoping for and the pictures on the site are very accurate. You sit overlooking the vegetable and fish market stalls. What a perfect way to start the day, hearing the bustle of the market and watching the deliveries come in. Everything right there, butcher, cheese shop, bakeries. Made cooking in the well equipped kitchen a delight.
Great care has been taken to provide information on local restaurants (highly recommend Tratorria alla Madonna and Osteria Mocenigo) and some off the beaten path walking tours. Everything you could wish for.
Can not wait to return to Venice and would definitely seek out this apartment and Michela again!
We had a great stay at Michela's place! The apartment was very warm and cozy for a January visit, and an ideal location for exploring the city. There are charming restaurants and cafes close by on the side streets, and the rialto market provided awesome foodstuff for nights-in cooking. Michela was an incredibly accommodating and a communicative host. Superb stay!

Our stay in Venice was overall wonderful, magical and great fun! The loft apartment we stayed in greatly added to the pleasure of the trip. It was clean, very well maintained, and modern enough to be very comfortable while the stairway leading up to the apartment was old enough to remind us of how ancient this city is - a nice combination even though Michela felt apologetic about not being able to get the permits necessary to update the stairway. The view of the Grand Canal from the apartment was a daily joy and being over the market meant fresh food every day along with fun sights as people weaved in and out of the area. It was quiet at night other than an outdoor bar a block or two away which was usually a source of happy sounds of laughter and music so even that was pleasant. Everything was within walking distance and we were very close to the Rialto Bridge but not so close that we felt hampered by crowds. The vaporetto stop was just a few steps away, also very convenient. Michela was fantastic! She met us at the vaporetto stop, oriented us to the apartment, provided maps and suggested her own special walking tours, left us a bottle of wine, and kept in touch with us while we were there. Her next guest came a day later than expected so she spontaneously offered us an extra day in Venice at no charge - such a very nice woman! I hesitated to mention this last detail because I don't want her to feel obligated to do this for others but it's just a good example of what a kind woman she is. I highly recommend this loft apartment for your stay and we would definitely stay there again if we come back to Venice.
We had a great time staying at this apartment. The location is fantastic, right by the Rialto Bridge, and it makes a very good base for exploring Venice.
The view from the window really is as good as the photographs suggest, and it was great fun watching the gondola crossing go back and forth.
Michela and her family were very friendly, polite and helpful throughout our stay. On the first night we had a problem with the hot water, but Michela's husband came and fixed it first thing the next morning.
The apartment has very recently been refurbished, and has everything you need. The kitchen is fully equipped, and the stove and oven are both new and very easy to use. Combined with the Rialto markets and the nearby supermarket, it means you can easily cook in the apartment if you don't want to eat out every night.
We would recommend this apartment to anybody who is visiting Venice.
