The Meeting House Bed and Breakfast is quiet with eclectic and fun furnishings, full of historic charm and serves a fantastic full hot breakfast in the morning. It is a welcoming and pleasant place to stay while you are visiting Cape Cod.
This listing is for the first-floor Queen "Library" Room with its own private bathroom with shower. All rooms feature A/C units and fresh towels and linens.
Upstairs, there are also two queen bedrooms and one single guest room. You can rent out one room for 2 people with a private bath...or two rooms can be rented out together for 4 or three rooms for 5 people) with one shared bath, perfect for families or friends travelling together. The bathroom is only shared with families and friends that book the rooms together.
Guests are welcome to make themselves comfortable in a variety of places. You can enjoy the guest living room or front porch when eating a meal or drinking your morning coffee. Access to the kitchen is available if you let us know prior to your arrival.
2nd Floor Room Rates (High Season):
Queen room for 2 people (2nd floor) w/private bath and sitting room: $149 per night w/breakfast.
Two Queen rooms for 4 people and shared bath: $289 per night w/breakfast.
Two Queen rooms and one single room for 5 people and shared bath: $349 per night w/breakfast.
First Floor Room Rate:
Library Room for 2 people: First floor queen bedroom with private bath. On the first floor, there is a spacious queen-size bedroom with its own private bathroom. Rate: $155 per night including breakfast. See other listing for this room.
About the area:
This countryside location, an area full of nostalgic homes, is close to the beach, shops, art galleries, and hiking trails. West Barnstable is a safe, clean, and historic part of Cape Cod located between Historic Sandwich and Yarmouth Port.
Sandy Neck is an 8-mile peninsula of dunes from which you can witness truly breathtaking sunsets. There are miles of paved walking paths that wind through the dunes, and, of course, a wonderful expansive beach where you and your family or friends can spend a relaxing afternoon.
Wetland and conservation area surround the B&B with an abundance of songbirds, red tailed hawks, and waterfowl. The large side yard is dotted with apple trees and, with an expanse of lawn, is a nice place for children to play games and have fun.
The nostalgic Old Village Store is only two doors away with a deli, a selection of wines, and various other items that you may need.
There are many restaurants located right nearby, as well as within just a few miles on Old Kings Highway (Rt. 6a) and off the Mid Cape Highway (Rt. 6). A new children’s playground, built in 2010, is less than a block from the house.
Massage services are offered on the premises. There is a yoga studio just around the corner. Other holistic services are offered as well. Please inquire.

We prefer a maximum of 4 people on the 2nd floor as there is one shared bathroom. However, please email us as as we will consider 5 people for families with children on the 2nd floor. There is an additional guest room on the first floor with private bath that can accommodate two people.

We planned a couple of days away on short notice. Ed was super responsive and accommodating. He's a great host. If you're looking for a safe, "home-like" comfortable stay, close to a beautiful beach - Sandy Neck, Ed's B&B is excellent. We highly recommend!
Ed was out when we arrived but he had left us a note welcoming us and recommending some restaurants. He left us some bottles of water which was much appreciated. He made us the most delicious breakfasts and sat and chatted with us. There were no other guests staying but I can imagine it would be fun to meet up for breakfast and exchange stories. Ed was so relaxed and pleasant it was such a pleasure to meet him. His house is beautiful, full of character and homely. We loved it. Our room, the Library, was spacious and the bed very comfortable. The bathroom is small but adequate.
I would recommend Ed's place to anyone. We would love to return for a little longer.
Host Ed was welcoming right from the first hello. We were looking for a short term stay and found this classic home with great wraparound porch, rustic Cape Cod feel, easy access to local restaurants and things to do. We visited Chatham to meet with owner of Gallery Antonia and Ed's B&B was a good location to enjoy a drive on beautiful 6A to Chatham for browsing and lunch. Accommodations were clean and neat and having access to the kitchen was a plus but we didn't have need other than prepping some wine and cheese snacks. Breakfast was delicious too--chourizo and eggs, yum. Our only regret was that we weren't able to taste Ed's homemade stuffed quahogs--maybe next time. Enjoyable stay and conversations with other guests. Small, quiet and friendly--just what we were looking for.
I rented Ed's BnB for my groom's family for the weekend of our wedding. Ed was very accommodating during the booking process and one of the only places on the Cape to accommodate our arrival and departure dates. My mother-in-law was very happy to have access to a kitchen and have her whole family in the house with her. We sent the groomsmen over to prep for the wedding and Ed made sure they had an iron available. There was a little convenience store right down the street for last minute supplies. We were very pleased with Ed's place.
This place is a gem: a beautiful old house with lots of character, a big porch with plenty of outdoor seating to drink your morning coffee, comfortable beds and clean linens, and great food provided by a charming host. Ed is friendly and accommodating, and is happy to recommend local things to do and see. We will be going back!
Ed's B&B in Barnstable was unbeatable. The location was wonderful, within easy driving distance to shops, beaches, and the main high way. The house had wonderful character and was clean and inviting. Each morning, we woke up to a delicious home-cooked breakfast in the dining room with hot coffee, eggs, bacon, pancakes, etc. Ed and his friends were welcoming and inviting and offered great tips on things to do and see on the Cape. Would definitely return!
We stayed at Ed's place for two nights and the experience was wonderful. It was very convenient to go around Cape Cod from Ed's place. The room was clean, spacious and well decorated. And we really enjoyed the tasty breakfast prepared by Ross (Ed's son).

After several years in the corporate world I decided to settle in West Barnstable in order to renovate, remodel and restore a 1900 Farmhouse located in the heart of this quaint, historic village.
My experiences staying in bed and breakfasts prompted me to open a small and semi private one here. I am a self taught furniture maker and can often be found in my woodworking shop in a large barn right behind the house. There are examples of my work in use throughout the B&B. i practice yoga on a daily basis, enjoy a variety of hobbies, and love to make guests feel welcome and safe. I enjoy cooking, gardening, and shellfishing, and often incorporate these fresh ingredients into the breakfasts (and occasional dinners) offered to my guests.
