Casa Pico Beach has many handcrafted artisan details and innovative use of local hardwoods, giving it life & integrating it with the lush surroundings. The thatched roof gives it a warm jungle feel and the 12 meter balcony with Caribbean view make it a unique and relaxing place to stay.
* The master bedroom is furnished with a king size bed, bedside tables, reading lamps, a closet, chairs & a coffee table. It has a private balcony overlooking the Caribbean.
* The second bedroom is furnished with a full size bed, bedside tables, reading lamps, a closet and a chair. It has a private balcony overlooking the sea.
* The house has a small alcove furnished with a full size bed and a floor lamp ideal for larger groups.

The downstairs has open kitchen and dining room as well as huge balcony.
The upstairs has the bedrooms and bathroom.
The house has no A/C and the breeze and fans may not be enough for some folks in the hotter months.
The best thing you will have access to is the white sand Caribbean beach just steps from your room.
The beach access is through our affiliated beach club located on the same property. Use of Akiin Beach Club facilities, such as furniture, outdoor showers, etc. are included. The beach club is usually open for breakfast and lunch. They also have an easy-going beach bar. The beach club is open to the public and often hosts groups and weddings.
You will also have access to the lush jungle garden, which features hammocks and a picnic table. The garden is exclusively for guests of our eight accommodations, so it’s pretty private.
The massive balcony is sometimes shared by your hosts, our family or guests. When this is the case the balcony is divided with rope to ensure privacy.
There are sea kayaks on the property that are available for your use.
We offer Wi-Fi, though it is slow and often unreliable. If constant Wi-Fi access is important to you we are unable to provide it at this time. Many Wi-Fi locations at nearby beach clubs and restaurants are available.
Guests can request a gym pass for Adventure Fitness Club located in downtown Tulum, 10-15 minutes away by car. It features a fully equipped gym, hot showers, lockers and more. The classes included in your gym pass may change, but previously have included yoga, zumba, latin dance, cross-fit, spinning, and others. They can also help you hire a personal trainer, private dance classes and other services.
Interaction with Guests
It is unlikely that we will be there for check in/out. We try and meet our guests at some point during their stay, but we don’t always coincide. If you have a question or concern please let us or our staff know as soon as possible; don’t wait to run into us.
We work with a small staff to ensure you have a relaxing and positive experience. The cleaning staff will stop in every day, and there is a property manager on site all afternoon. We cater to independent travelers that look for privacy and are happy to explore on their own. In an emergency our property managers are available by phone; also the head of maintenance lives on site, though he does not speak English.
We are always happy to help, but until we develop mind reading abilities, please let us know if you have any questions or issues as they occur. We appreciate having the opportunity to address them.
Great beach location, a quick 10-15 minute drive from Tulum town and highway 307, minutes from local cenotes, Tulum's ruins and the Sian Kaan Biosphere.
We are also very close to all the hip jungle side boutiques, restaurants and bars.
Our property is in an ideal part of Tulum’s wide palm strewn southern beaches between Ahau Tulum and Coqui Coqui. Some of our neighbors include Hartwood, Casa Jaguar, Cenzontle, Uno Astrolodge, Shiva, Yoga Shala and Il Barino.
La Zebra is a great place to take a free salsa dancing class on Sundays. They also have great mojitos made with fresh sugar cane juice.
There is a great little wine store on the property. It also has a nice selection of mezcal and tequila. What better way to take in the natural beauty of your surroundings?
Several bike rentals are nearby so you can explore the area.
We are happy to make additional recommendations once you have arrived.
The full moon lights up this world-renowned beach whose white sand reflect the moonlight so well you can almost read by it. There is very little light pollution so the stars are endless and amazing.
Visit us from May to September and experience the joy of turtle season, there are a few mamma turtles that come up on our beach each year. Arrive in August-September and you are almost guaranteed to see some babies heading out to sea.
Tulum is a small community so it’s easy to discover your own favorite spots.
Rent a bike. Many local attractions like cenotes and the Tulum ruins are in biking distance. Closer to home you will find many great restaurants, bars and boutiques. Remember to wear a helmet and ride single file when on public roads.
Renting a car is another great way to get around the area, especially for longer stays. We recommend getting one at the airport when you first arrive. There are also rental companies in Tulum. Downtown Tulum is less about ten minutes away by car, and you can find many great places to eat and shop that are more budget friendly once you leave the beach road. There are many other cool things to do in the surrounding areas, like climbing the Coba ruins, snorkeling with turtles in Akumal, walking the colonial streets of Valladolid, swimming in crystal clear cenotes, and more. All of this becomes accessible with a car.
Please be aware and alert when purchasing gas as the attendants are infamous for giving the wrong change and using sleight of hand to switch your bill for a lower denomination one.
There is a parking lot for your use on the property.
Taxi cabs are easily hailed and should have a price list you can ask to consult. If haggling, do so prior to getting in the cab. Tipping is appreciated but not expected (except for airport runs or all day excursions when tips are standard).
In town you will find the ADO bus station, an inexpensive way to get to the airport as well as various archeological sites.
Public transportation vans, a.k.a. "colectivos," can be hailed from the main avenue in town as they go up to Playa del Carmen (they will drop you off anywhere along their route too). There are also vans that go to the beach, but these must be taken from specific stops in town. You can hail these down on the beach road as well, though they are primarily for those commuting to and from work on the beach and they sometimes won’t stop for tourists.
Tour companies are another great way to explore the area. The Sian Kaan Biosphere is Mexico’s largest freshwater preserve. As such it is best explored from a boat or kayak. With a guide you can see the tremendous number of birds that nest here, float down canals used by the ancient Mayans and watch the sun set into the lagoon at the end of the day. All of our properties are non-smoking. This is strictly enforced as it is a serious fire hazard for our thatched roof palapas. We would also prefer that our guests stay safe.
We recommend you bring snorkel gear, a flashlight or headlamp, mosquito repellent and sunscreen with high SPF.
Many establishments on the beach are cash only. ATM's are located in various locations throughout the beach road, including one on our property. However the ATM’s located in town and at grocery stores are less prone to being out of service and have lower fees.
Please do not throw toilet paper in the toilet, use the wastebaskets provided instead.
Rooms are cleaned daily; fresh towels and sheets are provided every third day unless requested.
Keep in mind that all water and electricity must be brought in or generated so please be mindful of your consumption.
All rooms have 24hr electricity.
Well-behaved children are welcome.
You may want to ask if there is a wedding or event planned at the beach club during your stay. Weddings occur some weekends throughout the year and can go until 2am. On those occasions the beachfront area is cordoned off so that you have a private beach separate from the wedding party.
The sinks and showers drain to a grey water garden so please use biodegradable soaps if possible.
Our property is not baby-proofed.
Please keep these limitations in mind before you book.
Toilet paper must be thrown in bin, not in the toilet.
No smoking inside.
No candles, no incense, etc.
Do not leave food out. We are in the jungle, food attracts insects and other critters you may not want to share the space with.
Do not wash clothes on the property. Clotheslines are for bathing suits and towels only.
Please remember we are off the grid so please be mindful of your water and electric consumption.

We were delayed traveling to Tulum and someone did greet us late and was kind and showed us the house. The location of this house is amazing..cannot be beat. The house on the other hand could use some TLC. Some small improvements this could be spectacular!
The house itself once clean and ready for guests was a delight - and is in a really fabulous location. This stretch of Tulum beach in particular is paradise and the house is gorgeous!
The staff at Akiin Beach Club next door were lovely and very helpful and the food there is delicious! We are also incredibly grateful to them and Lysette in the panic that ensued on Saturday morning when our little boy wandered off down the beach and for a brief but terrifying few minutes we thought we'd lost him - thanks again to you all for helping in the search - we're so grateful.
It's a real shame then that we did experience a few issues especially at the start of our stay...
Our arrival seemed to be very unexpected (a miscommunication from the owners apparently about whether the reservation was confirmed - though we booked a good week or two ahead of our stay), and so our initial reception was pretty cool.
It was then immediately evident that the place hadn't been properly cleaned after the last guests (perhaps owing to us not being expected?) as the mirrors were filthy, there was rubbish in the bedroom bin and the coffee pot/machine were full of mould. There was no hot water for two days (though they obviously did work really hard to resolve this), no bathroom towels/shower mats initially, the dining chair covers were dirty and the lamp near the sofa didn't work, which made it near-on impossible to read in the evenings. A few basics were missing from the kitchen - e.g. a working light over the hob, a corkscrew/bottle opener, though the beach club next door were able to remedy the latter :)
I must stress that almost all of these things were resolved promptly, and the cleaning from thereon-in was in fact really excellent. However, the luke-warm reception combined with the lack of acknowledgement or any apology over the issues we did experience added up to us feeling a bit unwelcome/let down, especially in contrast to our previous airbnb experiences.
We didn't hear from the owners at all during our stay and didn't receive a reply to our email sent in advance of our stay asking them for their cellphones in case of difficulty finding the house (though thankfully we found the place without any difficulty thanks to the good information they include in the listing).
The information given to us by Lysette, e.g. restaurant recommendations was really helpful, as was the listing information, but given that the internet connection is patchy, it would have been helpful to have had even just a page of useful tips etc to have at the house - as it is there's no written info there at all.
All in all, we did have a lovely time at Pico Beach house, and we're glad we chose to stay there. Our stay could have been transformed into an exceptional one with just a little better organisation, communication and management.
I've been to Tulum before and wanted to share the experience with my friends visiting from Switzerland, so Mimi and Richard's beach house seemed like the perfect place.
The house is very spacious and thanks to the wind we didn't even need the fans (a/c is generally not an option in tulum). The kitchen/living room is great if you want to enjoy your own breakfast with ocean view.
The beach club next door might get crowded during the main season, but during our stay in early September we had the beach almost for ourselves. The staff is friendly and helpful in case you need anything.
Unfortunately we didn't get to meet our hosts, but communication was always swift.
I'd definitely recommend staying at the beach house.
The location and views from this bungalow are amazing. The reception area is close by if you need anything, and the guys at the restaurant next door are charming and helpful, also.
If bugs or critters are a problem for you, I would be mindful while booking here. Also, the wifi did not work at all. Some restaurants in the area will connect, but not the bungalow. This is in the jungle, after all.
- Rent a car. There is plenty to do around the bungalow that is within walking distance, but it is very expensive. Lovely, and something you should do at least one night, but very expensive. If you plan to visit any cenotes (highly recommended), eat authentic food at an affordable price (in Tulum Pueblo), or do grocery shopping (Chedraui is the best and biggest super market), a car is your easiest bet. For that, I recommend Easy Way Rent A Car.
- ATMs are few and far between and rarely work. They are either broken or only dispense USD. There are ATMs at Chedraui Supermarket that we had no difficulty with.
This place is absolutely amazing. 6 of us went on a ladies trip and the Pico Beach house was perfect. Tulum was perfect. The house is better than described, and we were all blown away by how close it actually is to the beach and how huge the balcony is! The bedrooms were like sleeping in an epic treehouse. We called it our Mexican cabin and after the first day we all decided to try to make it back to the same place every year. We were some of the only people on our immediate beach and everyone we spoke to was friendly and very helpful. Leo and Mimi quickly responded to any questions we had and were the best hosts. There are a ton of great restaurants and bars within walking distance and a 10 minute drive will bring you into town to find very cheap amazing food. We did a lot of cooking in the kitchen as well and we were so amazed that the cleaning lady did all of our dishes as well as cleaned the house each day. We were ready to clean our own dishes only to come home to it all done for us. We went to a few ruins, cenotes, snorkeled with turtles and cannot wait to get back to keep exploring the area, there is so much to do! We hope this will just be the first trip to this house for many years to come. It truly was magical.
Our stay was fantastic. The house was just as described. Loved the location and felt very taken care of the entire time. You are definitely in the jungle so if critters or bugs freak you out this may not be the vacation spot. There are great restaurants nearby for all meals although we also cooked too. We weren't bothered by the tourist groups as other reviewers were there really weren't that many people. Thanks again Mimi and staff for a great time.

About the Host, Richard
Richard is a Mexican American young entrepreneur overworking himself in paradise. His sister Mimi is the former property manager and our friend Alex is now part of the team.
We have a garden oasis of five rustic beach side garden cabanas, a second floor suite, a third floor rustic perch with sea view and a beach front home. It's called Pico Beach by Akiin. Our simple properties are run more as a guest house than hotel and cater to independent travelers that want a simple, rustic, and relaxed Tulum experience. Bikes and taxis can be hired easily in this fabulous part of Tulum's Southern beach zone. Some of the maps are incorrect, we are located ON THE BEACH road between Ahau Tulum and coqui coqui hotel, directly next door to Akiin Beach Club. The cabanas are part of Akiin Beach Club but are in their own garden area of the property.
We update our calendar religiously.

Please note that events and groups use the beach club space on a regular basis and weddings occur most weekends through out the year but most heavily November through June. Please keep this in mind prior to booking, especially during the winter months.
We now have fully furnished studios in downtown Tulum! They are in the heart of Tulum town and make the perfect base to explore the area.

Richard works in marketing, property management and as of this year opened his own restaurant. In his spare time he swims, dives, plays with Malix Futbol Club de Tulum and also plays ultimate frisbee. He travels whenever possible. His favorite places in the world are New York City, Guanajuato and Mumbai.
Alex is our go to property manager and has become an essential part of our team. When not playing ultimate or taking his dogs to the beach he is usually the one to answer messages.
Our place has continued to grow and we are quite busy with other projects and often work remotely. Our beach properties are part of Akiin beach club and we have helpful staff members who work with us. Our new downtown studio apartments are an ideal base to explore the area with more modern comforts like AC and strong WIFI.
