Guests enjoy an all-inclusive, no extras hotel-style home-from-home, well and newly furnished property, in a residential street overlooking a beautiful garden in an up-market London borough with easy public access to many of London's attractions.
The price quoted by Airbnb is all inclusive of cleaning, linen, towels and up to maximum four guests and Airbnb's fees.

Before going any further with your enquiry, I must point out that this apartment is not suitable for families with children under the age of fourteen and such enquiries may not be accepted.

This is a spacious, one bedroom, ground floor, self-contained flat in an 1860's period conversion with many original features, high ceilings and all new furniture, fixtures and fittings (2012). The apartment is a bit 'House and Garden' in style and can accommodate up to 4 people with a double bedroom and, in the sitting room, a double size sofa-bed, both with fitted or flat sheets and duvets with a choice of down or hollow fibre pillows. Two single duvets can be provided should that be preferable to sharing a double. Fully equipped kitchen with fridge and freezer, washer/ dryer, microwave, toaster, electric kettle, coffee maker and cafetieres, ignition gas hob and electric fan oven, bathroom with bath and shower and hotel-style toiletries, tissues, bathroom scales, towels and facecloths and electric extractor fan. A hairdryer and multi-point plug adapters are also provided. Fully furnished with central heating, Sky+ satellite HDTV with numerous pre-recorded films and programmes in the Sky+ Planner and DVD player. FREE WiFi and FREE pre-loaded Pay-as-You-Go Nokia mobile phone with UK SIM card for local UK and national calls.
There is a fire extinguisher, fire blanket and smoke alarm and for rainy days, an umbrella!
This apartment is not only suitable for Business people but also Romantic people (business people or otherwise!) and is Social and Family friendly but only those with teenagers.
Welcome Pack is emailed to confirmed reservations and a printed copy, together with numerous restaurant business cards, is provided at Checkin. Some basic foodstuffs, bottled water and a bottle of wine or beer and other goodies also will await the weary traveler! Host will modify the selection if guests have any dietary issues (Vegan, nut or grain allergic), to be taken into consideration and provision can be made should feather pillows be unwanted.
Cleaning and fresh linen and towels are included in the standard price but for a stay of 2 weeks there would be an extra charge of £50 for cleaning and fresh bed linen if requested.
The apartment houses a small collection of books, (including some in French donated by a guest!), DVD's and magazines for guests' entertainment together with guides to local attractions and to some further afield, tube maps and bus routes. Your host is usually on hand to help vacation planning, advice for restaurants, excursions and travel arrangements.
13B is very close to mainline trains, tube, bus routes and the Original Bus Tour company connecting to Central, West London and the City. Not far away is the M40 to Oxford and the Cotswolds, M4 to Heathrow, Windsor, Bath, Bristol and the West Country and the M1 to Birmingham, the Midlands and the North (20 mins) and, of course, to the famous Kensington High Street.
A couple of guests have found the noise from traffic passing on one side of the apartment a little uncomfortable at night for them but they have been the exception. Guests should also note that the apartment is on what is known as the raised ground floor so there are five steps up to the front door. This has not been a problem for anyone so far and the reviews have all been pretty complimentary
Westfield Mall and Shepherds Bush Green shopping and banks are a 5 minute walk away. There is a corner convenience shop (open 7 days a week), laundry/dry cleaning (open on Sundays and will home deliver), dental clinic, celebrity hairdresser and an Italian (Cibo) and Lebanese restaurant (Alounak) all of 100 yards away, both with a substantial reputation. There is also a small fitness and therapy studio if a massage or more intense workout is required.
Locally, Leighton House, now with many of Frederick, Lord Leighton's own and contemporary artists works on display, is a few minutes walk away and, for lovers of Royal history, Kensington Palace, the new home for Prince William, the Duchess of Cambridge and George, and Gardens and the Royal Albert Hall are further down Kensington High Street. The Victoria and Albert Museum, the Natural History Museum and the Science Museum are just a few stops away with the Brompton Oratory and Harrods a few more in Knightsbridge.
Buckingham Palace and the Queen's Gallery are at the end of a short bus or tube ride from Kensington High Street (Bus no 9 or 10) and not much further on is the Royal Academy in Piccadilly, and the National Gallery, Trafalgar Square (Bus route no 9). Westminster with the Abbey, the Cathedral and the Houses of Parliament are accessible by tube from Kensington High Street as is the Tower of London and other historical sites further east. There are a number of bus tours around London, which you can hop on and hop off as you wish as well as guided walks to see some historic sights and sounds by day and night, one of which starts in Holland Park Avenue, a five minute walk away.
Summer or winter the River Thames offers a splendid way to see the London's sights. A river boat from Westminster Pier to Greenwich, the home of the National Maritime Museum, the Cutty Sark and a thriving market is one of the most popular experiences. Portobello Market in Notting Hill is a stiff walk or an easy bus ride from the apartment, while further afield Camden Market, Brick Lane and Petticoat Lane are both easily accessible.
Other historical sites include Hampton Court, Syon Park and the recently re-opened Kenwood House, with it's magnificent art collection and, not forgetting, for lovers of plants, the Royal Botanic Gardens, Kew (where your host's mother's botanical paintings are in the Herbarium archive) and the Physic Garden in Chelsea. The Geffrye Museum is a fascinating experience for those wanting an insight into London's housing through the ages and Camden's London Jewish Museum provides a historical background to the Jewish contribution to British life with many conferences and exhibitions.
There are a number of different denomination churches in the borough, Protestant, Catholic, Armenian and Orthodox and the nearest synagogue is in St Petersburgh Place, Bayswater, London W2, 10 minutes away by bus.

AND, now that London's bus drivers no longer take cash for bus journeys, never forget to ask at any tube station for the best deal to use public transport in London. There you may buy your Oyster Card, one of the most inexpensive ways to get around by public transport unless you want to use one of Boris's Barclays bikes. There are two docking station within a five minute walk from the apartment. The London Pass is also an option if you are going to visit a number of museums, galleries and historic monuments and palaces.
Elsham Road is a quiet, tree-lined street (see the listing photos not the (website hidden) maps' streetview, which is of the Holland Road) without free parking except at certain times during the evening, at weekends and on Public Holidays. Some short term Parking permits are able to be purchased from the R B K & C offices.
It is a perfect location for anyone attending public or private sports events, business shows, fairs and art exhibitions at Olympia (400 yards) or Earls Court (1 mile) - see their events page for dates. For anyone coming to London for events at Excel, the apartment is 30-40 minutes away by tube and DLR. The Olympic Park is on a direct tube route from Shepherds Bush and takes about 40 minutes as well.
AND TO REPEAT, PLEASE NOTE THAT RESERVATIONS WITH CHILDREN UNDER 14 (OR PETS) WILL BE DECLINED. SORRY ABOUT THOSE STIPULATIONS.
The whole apartment is entered via a communal front door and access to the street.
Interaction with Guests
At checkin and checkout and as required by the guests in between. I live in the apartment underneath so I am on hand for any eventualities. Pre-checkin, by email, text or phone for any information and advice from guests regarding potential arrival times - very important to ensure a timely welcome and not to be left on the doorstep.
The apartment is within easy walking distance of major transport links and one of the best retail malls in London, not to mention Kensington High Street, Knightsbridge and the West End. It is in one of the mid-Victorian converted terrace houses on Elsham Road, a one-way residential tree lined street with predominantly residential parking along its length. Think House and Garden in terms of furnishing and feel.
Wimbledon is about 25 minutes away by London Overland from Kensington Olympia and District Line from West Brompton. The nearest underground and mainline station is 5-8 minutes walk away and the nearest bus stop is three minutes walk away. Both give easy access to all parts of London as well as the Home Counties for those who wish to explore further afield.
Other Things to Note
Although Elsham Road is a quiet residential road, Holland Road on the other side, where is situated the bedroom, can be busy most of the time. In spite of triple glazing, this has been noticed by one or two guests but they have been understanding and it has not resulted in any major disturbance to their stay.
At the request of other residents at 13 Elsham Road, pets are not allowed and, sorry, no children under 14 and no smoking, either in the apartment, building or garden. The garden on both sides of the communal footpath to the front door is also out of bounds. Sorry to have to point that out but the view of the garden is yours to enjoy.
Cleaners are employed to prepare the apartment for the next guests, for which there is NO EXTRA CHARGE!

Martin was a great host from start to finish. The location and neighborhood was great and we had an amazing time during our stay.
Martin supplied a wonderful guidebook for the neighborhood and the city and he even stocked the refrigerator on the basics!

The accommodations and our host were superb ! This was our first airbnb experience and we were very pleased, Martin was very hospitable and informative and was gracious when we asked him to print our theater tickets. The flat is very efficient and charming and within walking distance to train, stores and places to get a bite to eat, yet on a residential street that is quiet. Highly recommend !
This place is just PERFECT! And Martin is a great host! He was very accomodating with our late arrival and he was always available to answer all of our questions. His advice on London was on spot!
The apartment looks just as (or even better than) in the photos. We were a party of 4 adults and it was very comfortable. It has everything that you can possibly need including great guides! We would certainly recommend it or go back!!

We couldn't have been happier with the apartment that we arranged and with the help Martin gave to us. The arrangements were just as described, very clean and in good order. Martin patiently took time to orient us once we arrived and was very responsive to any question that we had. The apartment is in a great part of the city and public transportation was easily accessible and got us just where we wanted to be. It was very nice being out of the sometimes 'cold' hotel environment and feel like we were just part of the neighborhood.
The apartment was delightful and Martin was a gracious and thoughtful host.

I am a retired television broadcast executive, with a CV that includes being a BBC televison newsreader, a British America's Cup sailor, an owner of a television channel and a volunteer reader helper with Beanstalk.
