The Guesthouse is a cozy upstairs studio living space located above a detached garage unit next to the main house. Here you will experience majestic views of the great Ohio River and surrounding hills during your stay. The studio overlooks the barn and west side of the property. Bring your fishing gear as you can fish right from the property.

The space
The stunning private property spans 28 acres along the Ohio River and features a vineyard, wedding barn, cabin, and guest house.


The studio comfortably sleeps 4 with a queen bed and a pull out sofa.

The new kitchen is well stocked and has a space-saving apartment sized refrigerator and stove with oven, microwave, coffee bar, and dining room table for four. The large screen TV has access to Netflix and other internet stations and there is an Amazon Echo for easy listening. There is one bathroom with a shower.

Enjoy your morning coffee or an evening glass of wine relaxing on the deck next to a fire while enjoying the amazing sunrises and sunsets.

Please note that there is not a deck leading to the river so we cannot accommodate any boats. You can fish directly from the banks of the property or the beach of the river if the water is low (likely not in the springtime during flood season).

Other things to note
~For your peace and privacy, this space is only available when there is not a wedding/event.

**IF YOU ARE A GUEST OF A WEDDING, YOU WILL NEED TO BOOK THROUGH THE OWNER**

~The studio and main house share the driveway. There is plenty of parking in the huge lot and each home has designated parking areas.

~The layout of the two homes provides privacy! The foot traffic of the main house is on the east side, while the traffic/entrance to the guest house is on the west side. One will not be bothered by the other.

~To maintain privacy, only guests renting the main house have access to the pool and hot tub and this is because these amenities have direct access to the house and its windows.

~Below the guest house is a laundry room and separate storage area. Guests may use the laundry upon request as it is kept locked

~There is a CSX train that comes through about 3-4 times/day. Times vary and trains are short. We have never had any complaints from guests.

~We are in the country and a few beetles and stink bugs may find their way into the small cracks and crevices during the spring and early summer months despite spraying. I provide a handheld vacuum that works nicely to pick them up. This has never been an issue but deserves a mention.

We are just 3 miles from Portsmouth's Boneyfiddle District with the area's best antique shops , SSU and Verne Riffe Center, and many great restaurants, ice cream shops, and a brewery. Shawnee State Lodge and forrest is just 25 minutes away; Grayson Lake is 45 minutes away and offers kyaking and pontoon rentals. Greenbo Lake State Park has beautiful scenery and trails and is 30 minutes away near Ashland, Ky.
