I have 2 flats on the first floor of a small independent building in the old town of Perugia. I live in one and use and rent out the other. Guests have exclusive use of their own double bedroom and en-suite bathroom, and shared use of the living area.
Features: lots of light and small garden in a very characteristic corner of the town, right next to Porta Trasimena, one of the original gates to the city centre. It is 5 minutes walk to the very heart of the town, along via Priori, and 2 minutes to the mini metrò station. also 5 minutes walk from main university campus. Area still has a 'quartiere' feel about it, with local bakery, bar and fruit & veg shop. Ideal for a couple.
The apartment is well furnished and comfortable. Sleeps 2 comfortably in main bedroom. Lots of good music, books and films available in 3 languages.
great location - very well placed for walking all around old town - 5 minutes walk uphill to main square, yet in a quiet building. You will need no form of transport other than your feet. Neighbourhood is cool - one of the oldest roads in town, with convenient shops, one open until 10pm, local bakery and classic folkloristic greengrocer lady! - and several decent restaurants and trattorie. Also next to beautiful S. Francesco church with large lawn, in area v close to university, so fair number of students.
For transport out of town you can get the minimetrò in 3 minutes, walk to bus station in 10. For parking, free parking at end of minimetrò line, or pay for parking 3 minutes walk - PG is complicated for parking!
In the apartment you will find the Internet connection but no TV. There is a projector to watch films etc through the computer onto the wall. Good shower, washing machine (only one and it's in guests' bathroom so if you're staying a while I may ask to use it myself too!), cooker and fridge (warning - small fridge if you're from North America!). Warm welcome.
I say smoking is allowed because I am an occasional social smoker too, but if it isn't raining then better in the garden. The flat is clean and does not smell of smoke!
Place is 'unique' because it's a charming corner of the old town and unusual in that it is a single house. The area of town is still lived in by local families. Feel free to send enquiries if anything is not clear.

It varies. Sometimes a lot and we become friends, sometimes people like to be left in peace and I respect their wishes of course. But inevitably a certain amount, as the main living area is between the entrance and their bedroom.
It's steeped in history, has a beautiful church with a large lawn for lots of people to enjoy, there are still some friendly local shops selling good produce, and it still has a sense of 'quartiere'.
the minimetrò station is 3 minutes walk from my door (although it closes at 9pm). Bus stops 2 minutes away. The old town is a pedestrian area however so you need to use your feet. It is a 6-7 minute walk uphill (and 4-5 back down!) to the very centre of the town
Just to say that this is my one and only home. The advantage is that guests can get lots of information and insights from me and stay in a 'real' place; the drawback (for some) is that it is NOT a real BnB type experience in the sense that there is less privacy. Your room and bathroom are exclusively yours. However I continue to live my normal life here while guests are around, which involves both working and socialising.
Marcus is a very friendly host. Very easy-going too. He made me feel at home immediately. The room is cozy and spacious and conveniently located (in the heart of the historical center). If you're looking for a room in Perugia, you've found it!
We were so lucky to come upon this B&B in Perugia. The apartment is located in the beautiful old town and not far from anything you want to see there. The bedroom and bathroom were spacious, clean and comfortable. Upon arrival, Marcus provided us with maps and showed us his favorite places in the city, which revealed to be worth the walk. In the evening Marcus invited us for dinner with his family, which was the best part of our stay in Perugia. We got to practice our Italian, discuss world views and especially music. We would definitely recommend this B&B.
Marcus has a lovely home that he shares with his guests. It's clean and fresh, and exactly as he describes in his posting. It's in the old town, down the wonderful 'via dei priori' , with charming shops, and authentic mini-grocers along the way. Never mind the side cobblestone streets you come across on your way to and from his home.
Marcus is genuinely interested in people, cultures, travelling... And open to a good conversation. He was warm and generous with his home and I also enjoyed meeting his children and friends. He recommended that I take a day trip to Orvieto and it ended up being one of the great highlights. That, and the new aperitivos he introduced me to!!

My stay in Perugia, at Marcus' home, was my first airbnb experience. My room was so comfortable - I should sleep so well at home! Marcus is a fantastic host - very generous. He shared his food, drink and knowledge with me. He genuinely cares for people and wants to enrich their experience in this unique city. The home is conveniently located near the main piazza. There are good restaurants, bars, gelaterias , and shopping just yards from this home. The Minimetro, which stops at the main train station, is easily accessed from here, too. We had a really fabulous time in Perugia staying with Marcus. The location and apartment itself was excellent, you have all the amenities needed and room to move. You share the top floor with Marcus - we really enjoyed this as we could socialise and share a meal together. Marcus is extremely personable with a laid back nature. He answered all of our many questions, recommended various towns to see in the Umbrian region given our interests, and gave us an insight into Italian history, language & culture. We were fortunate enough to meet 2 of his lovely children and some of his friends. Thanks so much for having us Marcus, hope our paths cross again one day!
Marcus is very nice and careful, with a good sense of humour. It was an experience for us to stay there during Umbria jazz. The flat is very pretty and in the best part of the town. If you want to get in touch With other people, it's the best place to stay. We ' ll come back. Dorrit und Nicole
Se siete giovani, siete a Perugia per diletto e non sottilizzate su privacy e pulizia, allora questo posto è per voi. In caso contrario, la permanenza sarà faticosa come è stata la nostra. La stanza (che non potrete chiudere a chiave) ha un bagno (a onor del vero non pulito) con una lavatrice comune. Questo significa che qualcuno accederà alla vostra stanza per caricare e scaricare la lavatrice. Lo spazio comune fuori dalla stanza è stato usato per cene e non ripulito. Per due giorni sono rimasti avanzi di cibo sul tavolo e il lavandino piendo di piatti sporchi... tanto da non permetterci di farci un caffè la mattina (non si poteva accedere al lavandino e il caffè con l'odore di aglio fermentato non sarebbe stato il massimo). Non è prevista colazione, only bed not breakfast. Marcus è molto gentile e ci ha aiutate in un momento di difficoltà.
Next time we will stay longer. Very clean, very close to fantastic restaurants. Close to the mini metro. Perfect! Thank you Marcus
Marcus is a great and very friendly host. I had a lot of fun staiyng at his house, having wine and dinners together and chatting with his friends. The house is in a great location and the room itself is really pretty and clean. Definitely recommended!
