Listing for the Tower:
A single bedroom (ground floor), a bathroom with shower (1st floor), a double bedroom (2nd floor) and a study with hammock and library on the very top floor, an additional bed can be arranged in the library, upon request.
Above the tiny hamlet of San Giovanni del Pantano lies Gudiolo di Sopra. Set amongst lavender and olive trees, the carefully restored XV century tower and house, and salt water swimming pool, enjoy stunning views of distant fields and valleys.
The house is spacious and full of light. In the sitting room, cool breezes pass through the open doors that lead to the garden and tower. The kitchen is fully equipped with an adjoining dining room (for 12) and a pergola with a large table that seats 18. A variety of outdoor seating areas surround the house, offering privacy and silence. A loggia by the tower offers a relaxing space to watch the sunset.

Just 1.5 kilometres away, Antognolla Castle overlooks the 18-hole championship golf course designed by Robert Trent Jones J. The property is well placed to get the best of Umbria and Tuscany. Gubbio, Assisi, Todi, Florence, Siena, San Gimignano are all within easy driving distance. Castiglione del Lago, on the edge of Lake Trasimeno, is famous for its numerous fish restaurants.
Activities / Attractions: guests can participate in the autumn olive harvest. The internationally famed music festivals in Spoleto and Perugia are less than an hour away. Visit the magnificent basilica of Assisi dedicated to St. Francis, or Isola Maggiore on Lake Trasimeno, where the saint himself stayed in 1211. The charming towns in the region house art treasures by Piero della Francesca, Perugino, and other Renaissance masters. The beautiful hill town of Montefalco, with its vineyards of Sagrantino and Montefalco Rosso, is a paradise for wine lovers. Stables nearby offer moonlight rides to Etruscan tombs, ending with dinner at Gudiolo. And that's just Umbria! The lovely Tuscan cities of Cortona and Arezzo can also be reached in no more than an hour by car.

Or again, stick closer to home: enjoy a morning hunting for wild asparagus or fungi in the woodlands near the house. Learn how to make your own gnocchi with a nonna from the village.
At the end of each day, dinner can be waiting for you in Gudiolo. You can spend the evening drinking Umbrian wines and savouring traditional dishes, whilst planning the following day or expand your knowledge of the art and history you experienced during your day by discussing it at dinner with a local expert.

Nicola was such a gracious host and made herself available at all times. A great flat within minutes from all Rome has to offer. BEWARE if you are parking a car in the area. There's a market on Sundays and our car got towed as we didn't know the parameters of where you could and couldn't park. Otherwise a great experience
I spent two terrific weeks in Nicola's lovely flat. It's located within walking distance of the train station so it's simple to get to from the airport. The apartment itself is very comfortable and tidy, with all of the amenities you would need.
Nicola is a wonderful and personable host. A great storyteller, she has "the gift of the gab" as the Irish would say. She even took me out for delicious Italian cornettos and coffee at a cute neighborhood bakery for breakfast.
Staying with Nicola was a great decision; you couldn't ask for a better host in your home away from home in the beautiful city of Rome.

We spent 4 days at Nicola's in the beginning of September and had a really great time! The flat is situated about 7 minutes walk from Trastevere train station, where trains from/to the airport arrive/leave frequently. Busses and trams to the city centre are also just a couple of minutes walk away.
The flat is very cosy and clean and we really appreciated that we could use the fridge to store groceries and Nicola's kitchen facilites at any time. The bed was quite comfi, neither too hard nor too soft :) and we enjoyed our siestas in the cool sleeping room a lot.
Nicola herself is a very open-minded, easy-going, friendly, all-round, polyglot and helpful host. We enjoyed a couple of lovely and interesting chats with her and I appreciated a lot, when she borrowed me her guitar to play whenever I felt like! :)
We had a really pleasant stay and hope to be back at some time in the near future! All the best Nicola. It was a grat pleasure to meet you. See you.

Madeleine is a warm and caring hostess. We enjoyed the interesting conversations, home- made meals, fresh breakfast and all the good tips! The place is located beautifull surrounded by nature and very close to Perugia. If you search for a wonderfull place in the heart of umbria where you feel like home, just book this accomodation. You won't regret it!
When looking for a place for my inlaws to stay this summer, we chose Nicola's apartment for its proximity to our house, size of the apartment, and proximity to both train and tram stations. We were pleasantly surprised to discover the apartment stayed cool no matter what the weather, the decor was lovely and comfortable with a large common space inclusive of kitchen, and the courtyard outside the apartment is beautifully maintained. Nicola was always available if we had a question or problem, and is an honest and trustworthy person as well (a bit of a rarity in Rome!). We would highly recommend satying here, and look forward to using the apartment again when we have visitors!
Although we never actually met Nicola (our schedules never overlapped), she was a very accommodating host and her apartment was beautiful! A little far from the center of the city, but an easy tram/bus ride to get to all the best sites and attractions of Rome. We very much enjoyed our stay in her apartment, and I'd recommend it to anyone!
