The Space

Located in the center of Rome along the Tiber River, Biondi House is a stunning private holiday flat with a garden terrace the size of a small piazza, featuring absolute privacy. The property is unique in its location history, and full amenities.

Located in the center of Rome along the Tiber River, Biondi House is a stunning private holiday flat with a garden terrace the size of a small piazza, featuring absolute privacy.

The property is unique in its location, history, and full amenities offers a characteristically Roman ambience. Biondi House is composed of one bedroom, one bathroom, a full kitchen and living room spanning an interior space of 45 square meters.

Situated on the second floor, or primo piano, the apartment and its garden terrace extend toward the Tiber River, providing an outdoor area and gazebo amongst full greenery and sunlight.

Our guests enjoy all the pluses of a private home with the services of a luxury hotel and constant concierge care.

Biondi House offers complete amenities including a washing/drying machine, air conditioning throughout the apartment, a built-in radio system, independent heating, iron & ironing board, Wi-Fi, flat screen TV and noise-cancelling double-paned windows.

The 125 square meter terrace provides a dining table and chairs underneath a wrought iron gazebo, complete customized garden and a weather-sensitive retractable awning.

Throughout the apartment are wooden floors and matching characteristic artwork specially selected during the recent renovation by Busiri Vici, a prominent Italian architect. Opening out to the terrace are two sets of Persian blinded double doors leading from both the kitchen and living room.

All interior windows have southern exposure and thus receive plenty of natural light that plays off the recently uncovered wooden beamed ceilings from the original structure. The bedroom has a queen-sized bed, full closet space, and a 40" flat-screen HDTV. The bathroom is done in English black and white style and outfitted with Devon & Devon furnishings and black and white floor tiles. Inside guests will find a stand-up double shower, bidet, and WC.

The open kitchen is fully equipped with a full stove, oven, dishwasher and large refrigerator and freezer. There is also plenty of cookware, silverware and a series of wine glasses for all occasions. The living area has the air of a classic, sophisticated study with 20th century flair. The space has a coffee table, dining table and workspace and is accented with antique wooden furnishings such as Biedermeier pieces with inlaid classical motifs and a Mackintosh ladder-back Hill House chair. Also in the living room is a comfortable electronically reclining leather sofa.

Depending on the guest needs.

Biondi House is situated on the corner of Via delle Mantellate and Via della Lungara- half way between Piazza Trilussa in Trastevere and Via della Conciliazione in front of St. Peters Basilica and the Vatican.

The bustling nightlife of Trastevere is a two-minute walk away, or you can cross the Ponte Mazzini bridge right outside of the front door and be in Campo de' Fiori or Piazza Navona within 10-15 minutes.

Downstairs (email hidden), tobacco shop, electronics store and alimentari grocery store with top regional products and choice wine selection. The neighborhood is very friendly and provides everything you could need on a day-to-day basis.

Bus stop is right in front of the street, Taxi corner is 400 mt away ; metro stop at Ottaviano 12 min walking distance and Train station Trastevere is pretty close as well.

Available to all guests at Biondi House are several eno-gastronomic activities and services all arranged by the Biondi family themselves.

These include, but are not limited to a curated wine list to select from before your arrival, sommelier service and guided private tastings, private dinners in the garden terrace, restaurant planning and even guided tours to vineyards outside of Rome.

Information coming soon on art & archeology guided visits, day trips outside the city, lifestyle activities and more.

Of course, airport transportation and private car services are also available on request.

  • Federico was responsive to all our requests leading up to and during the visit. He was at the apartment when we arrived, and explained all the appliances and nuances of the apartment. The place contained all kinds of lovely features--dishwasher, nice gas stove, laundry machine, a nice shower. All the rooms were not only comfortable but attractive. It was hot and we were grateful for the air conditioning at night. The apartment was also very clean and neat. We would have appreciated small sample bottles of toiletries (soap, shampoo), but Federico explained that because of guests' allergies in the past, he's avoided providing these.

As other reviewers noted, the terrace is large and has lovely plants, but is very close to a busy road and is therefore sometimes very noisy. We still took advantage of the outside space, eating meals outside, and we did get used to the noise somewhat, but we weren't prepared for being so close to a main road.

The street itself isn't scenic, but it's very convenient to all of Trastevere, and a short walk to the Vatican (20 min), Piazza Navona (12-15 min), and to the Ghetto (15 min). We didn't take a single bus or metro while we stayed there, which was a luxury.

Overall, we really enjoyed this lovely place--being inside the apartment was a luxurious sanctuary in the midst of a busy, wonderful city.

  • Biondi House was a great spot for us. Right in Trestevere, which has great restaurants. It is also right near Varican and Castel Sant'Angelo and a 10 Euro cab ride to almost any site that you want to go to.

The apartment was very stylish and comfortable. Lots of great towels and linens. But the best thing was the terrace that we were able to use every day where we hung out and drank wine before heading out for dinner.

    I recommend highly.

  • Lovely, stylish apartment, very smart and sleek, with every convenience and comfort. The cool wooden floors and high ceilings were bliss to return to after a day plodding along the hot dirty tourist trail. The planted roof terrace (email hidden) to sip an evening aperitif before heading out into Trastevere's lively and very pretty streets. We adored the neighbourhood, and found the apartment to be perfectly clean and comfortable. Nice head rest on the bed! We particularly appreciated the lift which enabled us to get in and out with our baby buggy easily. Federico was a total professional: just the right blend of attentive and respectful, leaving us to enjoy and explore Rome as we wished to. His notes on where to go in Rome which are printed off for guests were excellent; we used a few of his tips and found them very helpful. He was helpful and understanding when we were delayed en route to the apartment and didn't mind having to hang around for (email hidden)ank you for a lovely stay.

I do, however, have to add a note on what was, for us, the only sore point: neither the description nor the photos mention or reveal the proximity of the terrace to a major road - a busy, extremely noisy highway, within a few hundred centimetres of the terrace. Day and night we listened to the roar of motorbike exhausts, huge grinding trucks, sputtering engines, brakes screeching, horns honking etc., and endured all the associated grime and the stink of hot metal and gas. So we found it a little hard to relax. True, there is traffic nearly everywhere in Rome, but this is a particularly busy, wide road with an especially high volume of traffic, and it is especially close. Luckily Federico has done a marvellous job with all the beautiful plants which serve to hide the road from the terrace, so at least we didn't have to actually look at the traffic as well as listen to it. It is worth mentioning that from inside the apartment, with the windows closed, the traffic noise is much quieter and not offensive at all. So perhaps this apartment would be better as a rental for colder months, when terrace-living is not so important.

Aside from this, we thoroughly enjoyed our stay and found the apartment perfect.

  • What a great stay! Our home was clean, charming, bright, in a great location (we never once got into a car except to go to the airport!), and our host was very kind and accommodating. Would definitely recommend my friends staying here if they ever find themselves in Rome.

  • We thoroughly enjoyed our 2-night stay at Via Mantellate. A beautifully appointed, tidy and clean flat located next to the Tiber, between Campo d'Fiore and Trastevere. A great location, and a welcome respite to Rome's business and tourists. Federico was the perfect host. Will definitely book again when we return to Rome.

  • We had a 4 night stay in Roma, and it did not disappoint, in fact I think Rome is just fab u lous.
The apartment was nice, clean, modern, quiet, lovely building, the terrace is as good as it looks. I would recommend it for a couple.
Transport in Rome isn't great so if you're ok with walking its fine, and this is a city that you should walk around day through night. The Vatican City is 15mins walk north, and you have easy access to the bridge to head east.
Federico wasn't at the apartment on arrival, we waited a short while on the street for his father to let us in and show us around. One key learning experience from airbnb* check out is 10am and you cannot leave your luggage anywhere on the premises, our flight was 8pm. When I asked where we could leave our luggage there was no help. We were offered checkout @12pm but we still had a luggage issue! Luckily we had friends in Rome so we took a taxi to their home to leave it with them for the day until we departed. This situation wouldn't arise in a hotel, and it would make a difference when I book again.

  • The apartment is in an excellent location and is very comfortable. The private palazzo is a bonus! We arrived early and Federico met us within about 10 minutes, so he was very accommodating.
