The entire apartment has under floor heating including the bathroom and the kitchen!
It is fully furnished and equipped to the highest standard and located just 300 metres walking distance from Harrogate International Centre Exhibition Halls, The Royal Hall, Town Centre and Railway Station. It is ideal for holiday accommodation or for those attending conferences.
The lounge has a couch, armchair, table and chairs, digital TV and living flame fire.
The main bedroom has a double bed with high quality mattress supplied with fine linen; this bedroom is equipped with digital TV, closet and night stand light. The 2nd bedroom has 2 single beds one underneath the other and bathroom with corner jacuzzi and a dressing area. Fresh bed linen will be supplied weekly for each bed and all beds are made up prior to arrival.
The main bathroom has shower, features high end porcelain and under floor heating.
The kitchen has induction hob, oven, microwave, dishwasher, fridge, freezer and sufficient crockery and cutlery.

It is a Condition Precedent to our acceptance of any booking requested, that in the event of a dispute not being mutually resolved it shall be referred to a single arbitrator (or failing agreement to two arbitrators, one appointed by each party) in either case subject to the provisions of the Arbitration Act 1950 or any statutory modification thereof for the time being in force. (See Booking Conditions). 3. Good Housekeeping bonds are returned within a maximum of 72 hours following property inspection. Booking Conditions 1 The main Condition of acceptance of any booking is that good care is taken of the property and contents and it is left truly clean and tidy as we intend you to find it. This care is to include all utensils, crockery, equipment and linen. While you may not necessarily be charged for minor items, you should be aware that all damages and breakages are the holidaymakers' responsibility and their cost shall be repayable on demand. A good housekeeping deposit of ￡100 is payable. This deposit is intended and may be used to offset (a) the cost of remedying any damages, breakages or losses sustained by the owner of the property or (b) excessive usage of utilities, as will be expected by the next party of visitors. This deposit will be refunded following your stay unless funds are required, in which case you will be notified in writing of the amount deducted – the balance being forwarded to you. The Good Housekeeping Deposit shall not be used to cover any payments due or any extras etc. Please note that should repairs have to be made after your departure an administration charge of ￡50 will be added to cover time taken in organising and implementing repairs. 2 The property is rented from 4.00pm on arrival day until 10.00am on departure day, unless stated otherwise. Keys are collected and returned to our representative who will meet you at the property, unless stated otherwise. 3 The booking deposit whether a third part (Airbnb, (website hidden) or (website hidden)) is involved in the booking the Agent, the homeower and the tenant accept the booking procedure previously agreed in the due website whether not one half of the rental is payable on booking and ￡25 administration/cancellation protection scheme premium (see 15 Cancellation protection scheme). The balance is due 8 weeks before the first day of the holiday. Where a booking is made less than 8 weeks before arrival the full rental is payable when booking. 4 Following receipt of the Booking instruction and deposit, you will automatically be sent Confirmation of Booking. A contract is thus formed via the agent between you and the holiday homeowner and you are then responsible for the balance of any rental. Any contract created in connection with any booking shall be deemed for the purpose of any litigation to have been created in Great Britain. 5 The property is offered only on the understanding that no more than the standard maximum number of people as indicated in the web site shall use it, except by prior written agreement. As our properties are principally designed for business or family short breaks we reserve the right to refuse or curtail any booking, which may in our opinion by reason of number or composition be unsuitable for the property concerned. 6 If for any reason beyond the agents’ control the property is not available, or has been rendered unsuitable for holiday letting (eg by fire damage or some system fault) on the date booked, all rent and charges paid by the holidaymaker will be refunded in full, but there shall be no further claim against the Agent or Owner. 6 No liability is accepted for any loss, damage, sickness or injury howsoever caused which may be sustained during the holiday to the Tenant or any member of the party or any invited person, or any car and its contents, or any possession of the Tenant or any member of the party as defined above. 8 Pets are not permitted unless state otherwise. 9 Electricity/Gas/Oil – are included in the rent. Fuel for fires/stoves not generally provided. 10 Linen/Equipment/Food – individual property details show whether towels are supplied or not. Please note that travel cots are supplied with mattresses only – all baby bedding and linen should be brought. Properties are equipped with sufficient crockery, cutlery, kitchen equipment, dining and easy chairs, beds, bedding and bed linen (where applicable) for the standard number of people indicated. All food, washing-up liquid, dishwasher and washing machine powders should be brought with you. 11 Garage/Parking if you plan to bring more than the stated amount of cars, or a boat, please notice us. 12 If there should be any cause for complaint, or accidental damage, this must be reported to the Agent immediately, otherwise the matter cannot be fully investigated. It is too late to report it after the holiday. While we will do everything reasonably within our power to effect speedy repairs to properties and/or furnishings or equipment or facility that may be faulty or fail during your holiday, no guarantees are given and no refunds will be made should any such fault failure or breakdown occur and not be immediately rectifiable or rectified. 13 At the time of preparation, no VAT is applicable, but if the situation changes and it becomes payable, it will have to be added to the rental. 14 Lost Property The Agent will retain lost property items at its premises for 28 days only, from date of departure. Items to be returned to holidaymakers are charged a fee to reflect the cost of postage and packing, payment of which can be made by bank transference. The Agent or the homeowener do not accept responsibility for returning any items and do not return any food or drink items. 15 Administration/cancellation – whether a third part (Airbnb, (website hidden) or (website hidden)) is involved in the booking the Agent, the homeower and the tenant accept the cancellation policy previously agreed in the due website whether not within 14 days of arrival late cancellation will mean that the deposit paid will be held, unless and proof being provided, any of the following incidents. (a) Death, illness, quarantine or bodily injury of you or any member of your party (excluding pets). (b) Unemployment or Redundancy qualifying for payment under the terms of the Employment Protection (Consolidation) Act 1978 or any update thereof, of you or any member of your party declared on the booking form to be sharing the rental (excluding self-employment). (c) Being summoned for Jury Service or witness attendance in a Court in European Community (d) Police requiring you to return home following theft at your home or place of business or damage rendering your home or place of business uninhabitable. It is a Condition Precedent that you and all members of your party deemed to be covered are under the age of 75 and are in good health physically and mentally at the time of booking. (e) Being summoned for overseas duties as part of HM Forces. Late cancellation indemnity does not cover claims directly or indirectly resulting from or consequent upon (a) Summer sports, mountaineering (normally involving ropes and/or guides) tours, motor competitions; (b) Any recurring, chronic or continuing illness, disability or condition of any of the persons covered, for which medical treatment or consultation has taken place during the 12 months immediately preceding the date of booking the holiday; (c) War and kindred risks; (d) Disinclination to travel; (e) Failure of public or private transport services; (f) Suicide, attempted suicide, insanity, the influence of intoxicating liquor or the effect of drugs not taken in accordance with treatment prescribed and directed by a qualified medical practitioner or booking a holiday which would be against the advice of a registered medical practitioner; (g) Pregnancy unless occurring after the inception of the insurance; 15 If the reason for cancellation is not covered by the terms above, the rental deposit is payable in full. We will do our best to re-let and if successful would normally return the balance of rental less the handling charge. Should we be successful in re-letting then a re-advertising fee of ￡25 plus our handling charge will be incurred.
