The cabin features approximately 2800 square feet of space with 4 bedrooms and 3.5 bathrooms, comfortably accommodating up to 12 people.

INDOOR LIVING: The cabin features a living room with original wood floors and walls, an original stone gas fireplace, and large picture windows. There is also a large screen TV for entertainment. The dining room boasts original wood floors, picture windows with mountain views, and ample seating. In the basement, you'll find a seating area, foosball and arcade games, as well as another large screen TV and a selection of board games.
KITCHEN: The fully equipped kitchen features black stainless steel appliances, including a refrigerator, dishwasher, electric stove, toaster, microwave, coffee maker (Ninja DualBrew PRO with frother), electric kettle, air fryer, blender, chopper and various pots, pans, and utensils. We provide coffee pods, coffee beans, select teas, creamer, sweetener, select herbs/spices, and avocado oil. You'll also find dish soap, a dish sponge, dishwasher tablets, laundry detergent, toilet paper, paper towels, and trash bags as part of the supplies provided.
GENERAL: A washer and dryer are available
OUTDOOR LIVING: The cabin offers a screened porch off the main level with comfortable seating furniture and a large porch swing, perfect for enjoying the outdoors. The covered front porch features two rocking chairs, ideal for relaxing. The screened porch off the basement is equipped with an outdoor ping pong table. The deck is home to a 6-person hot tub and a gas grill, allowing you to unwind and savor the picturesque surroundings. There is also a designated fire pit area with Adirondack chairs and a corn hole game, offering breathtaking mountain views.
LINENS/TOWELS: We provide all linens and towels to ensure you have a comfortable stay. Robes and disposable slippers are also available.
TOILETRIES: Shampoo, conditioner, shower gel, body lotion, and hand soap are provided.
FIREPIT: We provide firewood. We do try to keep a stock of lighters on the premises, but we cannot guarantee that they will be available for use. ***If you do plan on using the firepit, please consider bringing your own lighter/matches and fire starter.***
ACCESS/ROAD:
Please be aware that you are considering a mountain property. To reach the cabin, you will need to travel approximately 1.2 miles on a flat/gently sloped, unpaved, gravel road called Beylors Ferry Road. This road is narrow and one-way, leading to the unpaved, gravel driveway of Riverside Rose cabin. While this is typical for a non-commercialized cabin, some people may not be familiar with this type of road. We kindly ask you to drive slowly. We recommend arriving at the cabin before dusk. Please note that we do not offer refunds or cancellations due to weather or natural disasters, so please ensure that you are comfortable with this before making your reservation. We suggest purchasing travel insurance to cover any unforeseen circumstances.

Situated in a secluded mountain location, you will have the privacy you desire while still being within driving distance of popular tourist attractions in any season. Riverside Rose is conveniently located near the following destinations: Shenandoah Park and Skyline Drive (~22 minutes), Luray Caverns (~13 minutes), Shenandoah River (offering tubing, rafting, and kayaking) (~5 minutes to public access), Massanutten Resort (~60 minutes), zip lines (~20 minutes), Luray Zoo (~18 minutes), Wisteria Farm and Vineyard (~21 minutes), Castle Vineyards (~5 minutes), and many more. The area also offers various hiking opportunities.

IMPORTANT:
This cabin is located in a true wooded area, which means there may be bugs, critters, and animals, especially during the warmer months. You may even encounter a bear. Please keep all of this in mind, as this home is a cabin and not a hotel suite in the city. Even if you are very careful, some bugs may find their way inside. To minimize the number of bugs inside the cabin, please keep all doors and windows closed at all times. Additionally, it is important to clean the kitchen thoroughly every night and securely package all food to prevent bug intrusion. DO NOT LEAVE ANY FOOD OR TRASH OUTSIDE, as doing so will attract wild animals. We have quarterly pest control services, but no refunds will be provided if bugs or critters are found in the house.
WIFI/CELL SERVICE:
WiFi is available through Starlink satellite internet. Please note that it may not be as fast or reliable as regular cable internet. We cannot guarantee the speed and reliability due to the unique location of the cabin. There is limited cell service at the cabin; however, we have installed a cell signal booster to improve the chances of getting a signal inside the house. Please keep in mind that it is not guaranteed. Once again, please read and ensure that this property suits your needs.
AGE 25 OR OLDER TO BOOK:
The guest booking the property must be 25 years of age or older. We reserve the right to request a photo or scan of a government-issued photo ID. The guest who books must stay at the property; you may not book for others if you do not intend to stay at the property.
NUMBER OF GUESTS:
Only the specific number of guests noted in the booking are allowed on the premises. Violation of this rule will result in immediate removal of all guests (including visitors) from the property without a refund. It is important to have the correct number of guests in the reservation, so please update accordingly if the number changes after your initial booking. The number of guests is strictly limited to 12. Accommodating 12 people will require 2 people in each king bed, 2 people in the queen bed, and 1 person in each twin bunk. We also have 2 sleeping cots available for use.
NO PARTIES OR EVENTS, NO OUTSIDE VISITORS, NO OVERNIGHT GUESTS.
PETS:
Dogs are allowed with prior approval from the Host. By submitting this online reservation, you agree to the following:
a) Only pets that have been approved by the Host in advance of the check-in date are allowed on the Property.
b) The Guest may bring a maximum of 2 dogs to the Property, as specified in the Hosts's approval.
c) The Guest agrees to be solely responsible for the care, behavior, and actions of their dogs while on the Property.
d) The Guest agrees that the pets will not be left unattended in the Property unless they are properly crated or confined in an appropriate manner.
e) Pets are NOT allowed on furniture or beds. It is difficult to remove pet hair and dander from furniture and we are trying to be mindful of guests that may have allergies.
1. Pet Waste and Accidents:
The Guest agrees to pick up and properly dispose of any fecal waste produced by their pets while on the Property. The Guest also agrees to promptly clean up any pet accidents that occur within the cabin using the provided enzyme cleaner. Failure to clean up after pets or address accidents properly may result in additional cleaning fees.
2. Damage and Liability:
The Guest acknowledges and assumes full responsibility for any damages caused by their pets to the Property or its contents. The Guest agrees to promptly report any damages to the Landlord. The Landlord may charge additional fees for repairs or replacements necessitated by pet-related damages.
3. Pet Cleaning Fee:
The Guest agrees to pay a non-refundable pet cleaning fee of $150 at the time of signing this Agreement. The pet cleaning fee covers the additional cleaning required to remove pet hair and dander from the Property. This fee is separate from any potential fees for damages caused by pets.
4. Additional Fees:
In the event that pet-related damages exceed the amount covered by the pet cleaning fee, the Guest agrees to be responsible for all additional costs associated with repairing or replacing damaged items or restoring the Property to its original condition.
NO ILLEGAL SUBSTANCES AND ACTIVITIES:
The use of illegal substances is strictly prohibited on the Property, and any violation of this rule will result in immediate eviction. Guests agree that any illegal drug use or any use of the Property in violation of any law or ordinance will terminate their occupancy and be grounds for immediate eviction. Guests will be held liable for any costs incurred by the Landlord, and no refund will be provided for the remaining balance of the stay.
QUIET HOURS:
Quiet hours are in effect from 11 PM- 6 AM Sunday through Thursday and from 12 AM-6 AM on Friday and Saturday. These hours are required by county ordinance and enforced by local police. Violation of the noise ordinance may result in criminal charges and fines up to $250. Failure to comply with the county noise ordinance will lead to immediate termination of the stay without a refund. Absolutely no parties are allowed.
SMOKING:
Smoking, vaping, and hookah are strictly prohibited inside the cabin and within 100 feet of the property. A penalty of $250 will be imposed if any signs or smell of smoke are detected after the guest checks out.
RING CAMERAS:
A Ring Camera with a floodlight is installed by the front porch and back screened porch entrance. It is operational at all times and has the ability to record. The camera is for the security of our guests and property. Tampering with the camera is a violation of the guest's occupancy agreement and will result in immediate cancellation of your stay without a refund. There are NO cameras or recording devices inside the cabin, screened porches, or in the open deck where the hot tub is located.
AIR CONDITIONING/HEATING:
The cabin is equipped with mini-split units located throughout the property, including each bedroom. These units are operated by remote controls, which must remain tethered to the wall. If a remote control is missing upon arrival, please report it immediately. We can control the mini-split units remotely if necessary. Additional heaters are available in each bedroom, and portable fans can be found in the utility closet in the laundry area.
NO FIREWORKS:
The use of fireworks is strictly prohibited on the grounds. Any use of fireworks will result in immediate eviction from the property without a refund and may incur fines.
ADDITIONAL CLEANING:
At the sole discretion of the host, an additional cleaning fee of $100.00 may be charged if extra cleaning is required beyond the standard cleaning.
GUEST RESPONSIBLE FOR DAMAGES:
Guests agree to pay for any damages made to the property beyond what is covered by the booking platform.
CHECK OUT ON-TIME:
Guests must check out at the specified time. Failure to do so may result in additional charges for any loss of income incurred by the host.
WATER AND SEPTIC:
The Property uses a private well and septic system. The well water may have high mineral content and may exhibit an odor and/or color, despite going through a filtration system. Guests should be cautious with the use of water. The septic system is effective under normal conditions but may clog if improper materials are flushed. Only toilet paper should be flushed, and feminine hygiene products should never be flushed. Guests will be responsible for any repair charges resulting from damage caused by improper use of the septic system.
WAIVER OF LIABILITY FOR USE OF HOT TUB:
Guests agree to exercise extreme caution and care while using the hot tub on the premises. Guests are responsible for any repair charges due to damage caused to the hot tub or the property as a result of their actions. It is mandatory for everyone using the hot tub to shower and clean their feet beforehand. No oils, bubble bath, soaps, liquids, or any other harmful materials are allowed in the hot tub. Glass products are strictly prohibited in and around the hot tub. Any violation of these rules will result in a cleaning fee of $200. Guests acknowledge and accept the risks inherent in using the hot tub and release the Host/property owner from any claims, liabilities, or losses arising from hot tub usage, including but not limited to personal injury or property damage, regardless of negligence.
CANCELLATION POLICY:
A full refund is available for cancellations made up to 30 days before check-in. For bookings made fewer than 30 days before check-in, a full refund is available for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, a 50% refund is available up to 7 days before check-in. No refunds will be provided after that point. Guests are advised to consider purchasing travel insurance to cover any unforeseen circumstances, unexpected events, or weather conditions.

For bookings made fewer than 30 days before check-in, a full refund is available for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, a 50% refund is available up to 7 days before check-in. No refunds will be provided after that point. Guests are advised to consider purchasing travel insurance to cover any unforeseen circumstances, unexpected events, or weather conditions.
