We have a great 75 square meter apartment in the 9e arrondissement. It is located on a pedestrian street in vibrant neighborhood.
You will enjoy a central location : walking distance to Galeries Lafayettes, les Halles, Opéra Garnier, Montmartre. There are lots of typical shops and restaurants around. I'll be glad to advice you on which one to try according to what you like.
3 very close subway stations : Grands Boulevards, Cadet or Notre-Dame de Lorette.
It is on the 5th floor, with no elevator. Very sunny with a long balcony : perfect for breakfast or late drink !
One large bedroom with a queen size bed for 2, one room with a double bed, a large sunny living room (Internet wifi, flat screen TV and DVD player). Fully equiped kitchen (washing machine, dishwasher) ; large bathroom with bath ;

This was a PERFECT place to stay. We were located in a wonderful area - tons of restaurants and bars, and everyone is very friendly. We weren't able to meet Anaïs unfortunately, but we interacted with many people in restaurants and shops on the block and made many great friends (Gael in the restaurant/bar next door is incredible, definitely speak with him if you get a chance!) the metro is very close, as are most of the major attractions in Paris. The only place we took the metro to in Paris was the Eiffel Tower, the Luxembourg Gardens, and the clear market at Saint Ouen, everything else is very much within walking distance. And the apartment itself is stunning - pictures don't do it justice! I admit the stairs were a bit of a struggle (especially if you've been walking around all day!) but the view is worth it and there's SO much space, and it's very bright and open. Spent a lot of time on the balcony. Anaïs is also a fantastic host, very accommodating in letting us check in early and flexible with checkout. She even left us a bottle of rosé in the fridge and helped us find a store that sells outlet adapters when ours stopped working. Would definitely recommend this apartment to anyone! Can't thank Anaïs enough for helping in my first trip to Paris.
Although Anaïs could not greet us herself, she did remain readily available online for any questions we had. We were greeted by a friend of hers the moment we arrived. The 5 floor ascend was at first very difficult (with luggage) but it was well worth it.
The apartment is a very well lit, spacious and comfortable home. Clean and fresh towels & sheets. We enjoyed every second staying there. The balcony makes a great difference in Paris, since it something you don't regularly see - I personally spent plenty of time outside looking down on the busy street.
The location is excellent. It's in a lovely neighbourhood with plenty of cafes and brasseries. We did most of our excursions by foot. The Louvre is only a 10 min walk, as is Montmarte. In fact, everything important can be reached by foot. The only part you need a transport is the Eiffel tower.
Every corner of the home had a personal touch, making it feel even more warm. I would definitely recommend this place to anyone who wants to spend his days in a true home in Paris.

The description of the flat is really accurate. The apartment is cosy, sunny, well equipped and the rooms are really large especially for Paris!
The welcome was lovely ... flexible timing, flowers, a bottle of wine, clear instructions !
The neighbourhood is really enjoyable an lively.
Anaïs left clear 'practical' instructions for everything in the flat and a nice selection of restaurant cards !

Our visit at "nico&nana" was a wonderful Parisian experience! Coming from the States as first time visitors to Paris, we found the apartment to be located in a wonderful neighborhood with all of the staples of French life nearby - patisserie, boulangerie, multiple cafes, etc etc.
The apartment was clean and spacious. The hosts were friendly and provided us with thorough directions for using the apartment and good tips about the neighborhood.
