This is NOT a full apartment, but rather a 1 or 2 bedroom suite in historic SOLAR-POWERED Bywater shotgun house (1 Queen, 1 Double, 1 Bath). We offer the convenience of downtown, the unique energy of the Bywater neighborhood and the ambiance of an artfully appointed city apartment. Just steps to Crescent Park with some of the most stunning views of the Mississippi River and the New Orleans skyline. 2 bicycles available to loan upon request.

Bywater is a neighborhood a bit east (down river) from the French Quarter with a healthy mix of blue collar folks who grew up here, and more recent bohemian arrivals. Artists and musicians relocated here when the French Quarter became too pricey. It is primarily residential but undeniably hip; there are lively pubs, restaurants and randomly placed edgy found-object art scattered throughout the neighborhood. Travelers and residents from other parts of the city are steadily discovering this neighborhood's old-time, laid-back charm.

We are devoted to the art of hospitality, and welcome the opportunity to entertain friends, both old and new, in this wonderful place, and will assure you an experience that will be memorable for all the right reasons!
About the house:
A raised 19th Century single shotgun cottage, just 2 blocks from the Mississippi River and Crescent Park, with a green and pleasant, year-round, private garden.
The features of this remarkable space include:
-Guests have complete privacy (separate entrance to guest quarters, owners live on site)
-Fine period furnishings, including a grand 4-poster bed in the "Parlor" room, and a custom-built modern wallbed in the "Kids' Room", amongst books, art works, found objects and more than a few small surprises to distract and delight!
-Wireless Internet access
-Buffet with fridge, stocked with bottled water, wine, juices, yogurt and milk
-Coffee maker (stocked)
-Off-street parking available (inquire about details)
-2 loaner bicycles available upon request.
-Easy access to French Quarter/CBD/Convention Center via nearby public transportation or bicycle.
Please note that we are unable to accommodate pets or children of any age.
We live on the premises, though your space is entirely private with its own entrance.
Interaction with Guests
We are always available if you have any needs or questions and can assist with your itinerary if needed. Let us know if you would care to partake in one of the many tours offered in our City. Our recommendations are the Swamp Tour, the Plantation Tour and the City Tour.
1. Smoking is allowed outside only.
2. People other than those in the Guest party set forth above may not be admitted to the property at any time without the express permission of the Homeowners and may not stay overnight in the property in any case. Any other person in the property is the sole responsibility of Guest.
3. The Property is a private residence; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
4. Keep the property and all furnishings in good order
5. Only use appliances for their intended uses.
6. Pets are NOT allowed.
7. Children are NOT allowed.
8. Parking: Parking is limited to 1 vehicle. Vehicles are to be parked in designated parking areas only. Parking on the road is generally available at all times, however. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
9. Housekeeping: There is no daily housekeeping service. While bed linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property.
10. Storms: If there is a storm or hurricane, no refunds will be given unless:
• The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or
• A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest.
• The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:
-Any unused portion of rent from a guest currently registered;
-Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.
Our hosts, Jim and Stephen were very welcoming. They allowed us to check in a bit early so we could drop off our luggage. They provided snacks, coffee and lots of water. Jim walked us through our living quarters and everything was clean and tidy. Also, the location was pretty nice as well. We walked to the french quarter, but only at night because it was insanely hot out. We lucked up on the opportunity to live like the locals for a few days and try all the dives that were in the Bywater area. All in all, Jim and Stephen were perfect gentlemen! We will definitely be back to visit and have another one of Stephen's Side Cars in the garden. lol
This was our first stay with Airbnb (as well as a first trip to New Orleans for most of us), and we had a marvelous time! Stephen was there to greet us and give us the keys and introduction to the house when we arrived. The house is impeccably decorated and furnished (and very clean, by the way). The rental portion is the front half of a row house. The front room is a bedroom, and the second "room" has been divided into a hallway, bathroom (very nice, if a small shower), and smaller sitting room with a murphy bed (which is very comfortable; I slept several nights on it and have no complaint). The hallway also houses the mini-fried (stocked with most staples you might reasonably need), microwave, and a variety of snacks and breakfast items (including a Keurig coffeemaker with a good selection of coffee and tea). They also have a binder of restaurant recommendations for the area (which we used to find amazing places), and Stephen provided us with many recommendations for a variety of New Orleans activities and tours; he even offered to set some up for us if we liked! We did do some of the tours he suggested, and they were all fantastic. One of the nights were were there they invited us to hang out with them on their patio; it was a great time with some well-mixed drinks. They talked a lot about the New Orleans area and we had a really great time getting to know them and learn about the city from it's inhabitants.
Additionally, we accidentally left quite a few clothes in the rental; they texted us as soon as they found the clothes, and the clothes were on their way home in less than 24 hours (we reimbursed via paypal). We could not be more grateful for their hospitality!
Stephen and Jim were undoubtedly the most helpful and welcoming hosts we have met through Air BnB. The house is large and very comfortable ,we were three of us and had ample space between the two bedrooms. Stephen met us on the first day straight from work and made sure we had everything we needed for a comfortable stay. Jim went above and beyond and even helped us plan a swamp tour (highly recommended also). The house is located a stones throw away from what we learnt was the best barbecue in New Orleans,a place called 'The Joint'. Every cab guy or uber knew it and was so easy to commute to and fro to the French quarters. We were lucky enough to spend a little time chatting with both Stephen and Jim and they are warm,wonderful people and extremely gracious hosts. Would recommend this beautiful home to anyone travelling to NOLA ,and hope we return soon.
Just returned from the most wonderful weekend in New Orleans.
We had no idea what to expect, knowing nothing about Bywater. It was also our first experience with Airbnb.
Our hosts at Moon Over Mazant, Stephen and Jim, have certainly set the bar high for any future travels. We could not have been more comfortable, or made to feel more welcome.
From the moment we arrived, they bent over backwards to be sure that our every need was met. On top stocking the mini-fridge , the coffee bar, and every other amenity we could possibly need - they also wined and dined us on the patio, along with others with whom we were traveling. A marvelous time was had by all. We could not have asked for better hosts, or for a more pleasant stay.
I HIGHLY recommend Moon Over Mazant, and can't wait to return.
Pour ma première expérience avec Airbnb, je ne pouvais pas espérer meilleur hôte que Stephen qui est un hôte très accueillant et disponible. Stephen&Jim aiment leur maison et leur quartier et le partagent avec leurs hôtes. Ils n'hésitent pas à partager leurs bonnes adresses.
Si un jour j'ai l'occasion de revenir à la Nouvelle-Orléans, je reviendrai avec plaisir.
This was my first time using Airbnb and now I'm afraid that I'm ruined because my experience at Moon over Mazant and the hospitality I received has been set such a high standard. Prior reviews had been glowing and sometimes photographs can be deceptive, but everything was as beautiful as the posted photographs. The hosts, Stephen and Jim, have thought of anything you could possibly need and I should add have the best taste. I also welcomed an sharing an evening cocktail in the garden/bar if I was there. I do cook, and thought I might miss not having a small kitchenette, but I didn't. A well stocked mini fridge and coffee maker, and microwave took care of that. One bad habit was going to THE JOINT (yes, called "the joint") on the corner for their ribs/brisket that people come to from cross town and line up (website hidden) there too of course and they have a great bloody mary.
I didn't want to leave and this is a jewel of a place. You'll appreciate it more if you like antiques but you also have everything that works perfectly and with the modern conveniences, including a great bed! I couldn't recommend it any higher and would love to revisit, unless I'm on expense account and someone else is paying the bill.
Everyone else has already said it, but I will shout it from the roof tops again! Stephen and Jim are outstanding hosts and their sweet little home is everything that is right about New Orleans. Our group of 4 felt right at home and had the perfect amount of space to be comfortable. The Bywater area is the perfect place to set as homebase if you want to get a feel for the "real" NOLA. Both of our hosts were the perfect guides and new friends from the moment we arrived until our departure. We all feel in love with New Orleans and though everyone has said it- we all cannot wait to come back to visit again. Thank you gentlemen for such a beautiful stay and experience.
