Bywater is a neighborhood a bit east (down river) from the French Quarter with a healthy mix of blue collar folks who grew up here, and more recent bohemian arrivals. Artists and musicians relocated here when the French Quarter became too pricy. It is primarily residential but undeniably hip; there are lively pubs, restaurants and randomly placed edgy found-object art scattered throughout the neighborhood. Travelers and residents from other parts of the city are steadily discovering this neighborhood's old-time, laid-back charm.

About the house:
A raised 19th Century single shotgun cottage, just 2 blocks from the Mississippi River and Crescent Park, with a green and pleasant, year-round, private garden.

We LOVED staying at Stephen's place. This apartment/house is totally amazing. The beds were so comfortable and everything was spotless and beautifully decorated. I can't believe what a steal it is to stay in this amazing neighborhood in such a quaint place. Stephen is an awesome host who clearly loves what he does and loves Nola. Don't sleep on the BBQ place on the corner either. We will definitely be back!
I just spent a long weekend at Stephen and Jim's place in Bywater and it was great! Perfect accommodations for two old friends. They have thought of everything. The neighborhood was cool and had quite a few hidden gems. We enjoyed two breakfasts at Satsuma Cafe, and a great cheese plate and bottle of wine at Bacchanal. The Joint on the corner has ridiculously good bbq. You can catch the bus on the corner into the French Quarter (use the NORTA texting app - it's awesome). You can also walk (burn off those beignets!). I always have a great time in New Orleans, and this weekend was no exception. Highly recommend staying here. Thanks, Stephen and Jim.
This was our first AirBnB experience and it set the bar high. Moon Over Mazant is charming, cozy* and well-appointed. No kitchenette, but who wants to cook when you've got so much amazing food to sample in NOLA?! This is in heart of hipster Bywater, right off Royal St, which means loads of local charm, hipster bars and cafes, and a 1/2 hour-ish walk to the French Quarter. We love being off the beaten path and the owners have 2 bikes for tenant use, which we took advantage of. Prepare to cab it back after a night of music... the neighborhood seems safe but gets eerily quiet after dark (and during the day, for that matter). Musts in the hood: Elizabeth's for authentic cajun food, Satsuma Cafe for morning coffee or midday sandwiches, and dinner, and wine and music under the stars at Baccanale (one of our best meals in NOLA).
* our only issue with the bnb was that the heat blows unevenly and the bed in right next to the front door which can get drafty... not an issue most of the year, I'm sure, but we were there during an unusual cold snap and the room was uncomfortably cold after the sun went down. Still highly recommend and would otherwise give it 5 stars.
A very charming home! Beautifully decorated, comfortably appointed & great proximity to the French Quarter. We felt right at home here. Everything we could want for our 3.5 day stay was there. The decor was warm, functional & way above average. An easy (a 2 minute max walk to the bus stop & then a 15 minute bus ride to the French Quarter). If schedules allow, we would definitely stay here again.
Having done the French Quarter on previous visits to New Orleans, it was a real eye-opener to spend time in the Bywater away from the tourists. The neighborhood just felt good. It made me start thinking, "Maybe I want to move to this city."
But about "Moon Over Mazant" and Stephen and Jim: I chose the place based on its photos. That it's furnished with taste is immediately apparent, but there are also a lot of unexpected whimsical touches that kept me smiling throughout my stay.
Stephen and Jim and wonderful hosts--welcoming, responsive, and with suggestions galore about what the neighborhood has to offer. For example, one of the city's best BBQ places is virtually next door, while around the corner is quite a "colorful" dive bar that's open almost 24/7. And if you have any questions, just ask.
So, yes, I fully stand behind my five-star rating and would happily rebook in a heartbeat.
Stephen and Jim were fantastic hosts! Super friendly and welcoming, made us feel very much at home. Their home is so lovely and cute, wish we could have stayed longer! They made this stay absolutely special, and gave us great tips in order to enjoy the city the way it's supposed to be enjoyed! Thank you so much! If they'll have us we'd love to be back - sooner rather than later!
Stay off the beaten path: We could not have had a better experience with Jim and Stephen. Two wonderful hosts who genuinely care about the experience you have in New Orleans, these guys showed us the best time and we left feeling like they are friends.. and we do consider them friends. The Bywater is a wonderful neighbor and I could have spent all of my time just hanging out in that neighborhood. I've been visiting New Orleans for 20 years and this visit was the best of all. Jim and Stephen had a large part to do with it. Accommodations are clean, well kept and very comfortable.
We had a fabulous experience with Stephen and Jim. Everything we needed was there right when we walked in the door. The location was perfect for us as we have friends in the neighborhood. The accommodations exceeded our expectations. Amazing value for the price. Thanks guys!
Lovely space and fantastic hosts. Moon Over Mazant is artfully decorated, comfortable, and full of beautiful antiques without feeling stuffy or uninviting. It's the most comfortable bed I slept in the entire trip. I loved staying a bit off the beaten track in the Bywater because it allows out-of-towners to spend time feeling local. Stephen and Jim were fantastic hosts, and graciously shared their time and space to help us get acquainted with the area and local flavor. We loved the garden and the entire property and will be lamenting the fact that we're not sipping drinks outside after work tomorrow. We left our trip feeling like we'd stayed with friends and consider this our go-to spot for any future visits to New Orleans.
Stephen and Jim are amazing hosts that go above and beyond to make sure their guests are comfortable and cared for. The house is beautiful and in a great area.
