Fantastic super cozy top floor corner apartment in an amazing walk to everything location (just check out my reviews). This is a condo building and while I realize you are coming here for vacation, disruption to neighbours must be kept to a minimum.
Location, Location, Location! Check in when you like and check out when you like, after all, this isn't a fuddy duddy hotel! We are in the Heart of South Beach. 3 blocks to world famous Ocean Drive and the Beach. 4 Blocks to Lincoln Road Mall. Shop on Collins Avenue, Dine and party on Washington Avenue and take in the Art Deco hotels on Ocean Drive; all only 5 mins walk from apartment.
Expect sunshine and warm temperatures as the rest of the country (world) cool down for Autumn and Winter. This is our busy, busy season! Come and experience the sizzle of South Beach.
It's super clean and exactly as you see it in the pictures. Check out my reviews for verification; you WILL NOT be disappointed.

Parking is free in the neighbourhood during the day until 6pm. After that there is a public parking garage for $1 per hour.
I like to stay out of the way unless my guests need me for anything. I am ALWAYS available to answer any questions you may have.
Walk everywhere! There is a rent-a-Bike station directly outside the building. You can rent a bile and park it anywhere in the multiple bike stations in the beach. Simply pick up another one when you're ready and off you go to your next location.
Location, Location, Location, Free WIFI, check in and out whenever you like (unless I have guests waiting which is a rarity).

As often as they need me, I'm available.
You can walk absolutely everywhere. There is a bike station directly outside the building. A beautifull park a block away. Ocean is 3 blocks away. Perfect location!
Walk, bike, taxis are all available.
Other Things to Note
There is NO parking available with this unit. A public parking garage is 2 blocks away and is $1 per hour after 6pm. Up until 6pm parking is free in the neighbourhood.
- We ask that you respect our neighbours. That is, no loud parties or excessive noise.
- NO SMOKING in apartment please. If we smell smoke there will be an additional cleaning fee and possible forfeiture of deposit.
- If there are any problem/issues please contact the host.
- There is no particular checkout time, feel free to linger.
- $75 cleaning fee on all rentals plus $300 REFUNDABLE security deposit.
From Mar 01, 2015 - Dec 31, 2016 the minimum stay is 3 nights.
Kitchen with everything you need. Microwave, toaster, coffee maker, utensils, plates, glasses etc..
Great location, close to everything in south beach. A bike share station just outside the front door, very convenient. Only down side was that there were no toiletries (shampoo, body wash, and hand soap) so i had to make a run and grab some travel ones. This may have been oversight by cleaners but all around good experience.
Ian was a great host. We were able to get the keys very easily from him once arriving. The door knob was an issue, but was fixed right away. There are beach towels, washer and dryer, and condo was clean. We could walk to everything. This was a great choice and would stay here again.
Ian was an excellent host! The place was exactly as described, clean, welcoming, modern. The neighborhood was great, walking distance to everything and the building was safe and easy to navigate. The only issue we had was also with the doorknob, which as another guest said was then fixed. I'm not sure why a previous reviewer gave such a critical account, as the apartment was excellent. As Ian said there are plenty of 5 Star hotels in South Beach, the fountain Blue or W are ones I would recommend if that's what your looking for. Well worth the money paid and I would stay there again. Thanks again!
The location was really great. Close to everything as per previous comments yet in a quiet, residential area. Just what we needed with two young children. We really appreciated being able to enter and leave the flat with the key being accessible in the lock box. Great idea. Great space too, seeing as even the most expensive hotels still have two double beds stuck right next to each other in a smallish room. The mattress is very soft but the sofa bed is very comfortable and wide enough.
Having said all that, Ian and I were both surprised (after only good previous comments on this) that it hadn't been cleaned and that many items were stained. There was a layer of dust on everything and significant dust build-up around the light fittings. I ended up cleaning all the crockery before use (lipstick smears and other marks). Another thing that let me down was that the washer/dryer wasn't working. Ian was responsive and offered to pay back any laundry costs but I couldnt be bothered to take it all elsewhere to be honest. (We both found out later that there were cleaning facilities in the basement of the building.) He also offered a full refund if we were to find somewhere else but we weren't going to uproot once more with young children. He also got the cleaning lady to come back after 2 nights' stay but she didn't clean around any of the lights again. She pointed out that many things were long-term stains which is a shame for the owner's reputation.
This place could simply do with the owner looking around and throwing away/updating some items. I don't get the impression that he has been for a long time. Towels, duvets and pillows are stained and discoloured, as is the fitted carpet in the bedroom. Did no-one else notice these things before???? Only 2/4 beach towels promised but that was a bonus for me anyway.
If these things get changed this is the perfect rental place, albeit expensive still. This is South Beach though! Ian has offered a partial refund for the inconvenience which I will be grateful for.

I apprectiated Helen's response however I have to rebutt most of what she says. Helen was what you would call a "hard to please" gu from the moment she walked into the apartment. She wasn't in the apartment 5 minutes and she was complaining the bed was broken; the bed was NOT broken, 2 of the wooden slats had become dislodged which i subsequently realigned. Unfortunately the washer and dryer were not working when she arrives, it has since been repaired. I offered to reimburse her laundry costs, she refused. I offered her a full refund if she wanted to move, she refused. The apartment HAD been cleaned but I guess no standard is good enough for Helen, PLEASE READ ALL OF MY PREVIOUS REVIEWS. Helen complained the sheets were not ironed? The sheets were clean and put on the bed, yes my housekeeper does not iron the sheets. This apt is by no means a five star hotel, if you would like a 5 star hotel then please pay for one. I do pride myself upon the cleanliness of the apartment and my 24 previous reviews will attest to that. According to Helen those previous 24 guests were either blind or wrong and SHE was right. A few towels did have bleach stains but again they were clean. I have since purchased new tiles. I can assure you duvet and sheets are not stained. Please do not let ONE impossible to please guest stop you from renting this wonderfull apartment. I even had my cleaning lady go back during Helen's stay and she still was not satisfied. If Helen is staying at your apartment make sure you have a unit at the Four Seasons. :) Peace and love..
Ian's place is nice, has everything you need and he is very helpful. He doesn't bother you or check in but he makes himself available if you need him, his place is just a couple blocks from the beach but in a nice quiet area so it's good for sleeping, also its location is great right in between ocean drive and Lincoln Ln you don't need a car here everything is accessible by foot I loved staying here
First off let me just say the Host Ian McMinn is the best person I've never met and there was really no need to meet him as he made sure everything was as advertised in his listing!!! The Location was awesome, 1 block from the busy Washington Blvd and a short 5 minute walk to the beach Ocean Ave. There's absolutely no reason to take a cab anywhere because his property in right in the middle of everything from 5 minute walk to Lincoln road 10 minute walk to Alton Road and about a 13 minute walk all the way to Wet Willies to cool off!!!! Plenty of stores and places to eat within a short walk. Ian has a very nice condo inside an all white gated in building on the corner of 13th and Pennsylvania, his place is perfect for 4 people and has all the latest appliances with washer/dryer and a nice bathroom with a glass shower. The Condo was really clean when we got there and the cleaning lady was on point!
Great location in the heart of South Beach, with everything you need in the flat. Sofabed was by all reports very comfortable, and the shower good too. Lots of light, nice building - all good.
One thing - the directions to the flat say 'Get a taxi', but in fact you can easily take the dedicated Airport>Miami Beach 150 bus from the airport (and back). It stops about 4mins walk from the flat, takes 30 mins max and costs $2.65 one way. Save your money for the bars and restaurants!
Ian was easy and straightforward to deal with - key system in place worked well.
