The Space

Cute little efficiency garage apartment in Hyde Park, near the University of Texas, Central Market, Shipe Park, the Elisabet Ney Museum, Cap Metro bus routes, walking distance to many restaurants and other attractions.

Perfect for one person or a couple.

UPDATE: The outdoor shower is ready for use. Returning visitors will remember a window in the shower/bathroom. Well, that is now a door opening onto covered private deck with 3 shower heads. Perfect for Austin summer time, you've gotta come see it ... and shower in it. Clothing optional.

If you're not familiar with Austin, Hyde Park is north of the UT campus. A bus ride downtown takes around 10-12 minutes. There are many little shops and restaurants withing walking distance. Been doing my best to keep Austin weird for 27 years, I'm happy to help you find what you're looking for or figure out the best way to get around.

The room comes with a coffee maker, microwave and fridge. I'll also make sure you're supplied with the raw material for coffee production in the morning. There is a lovely deck above the guest house and you are welcome to hang out on it. And there is a huge fort in my front yard for your climbing pleasure.

Also, the house is equipped with gargoyles to ward off evil spirits. I guarantee they will not bother you during your stay.

Note about pricing (especially for returning guests): my nightly rate now includes hotel taxes being collected by the City of Austin (9%) and the state of Texas (6%). To see what I'm actually charging, divide the nightly rate by 1.15. Let me know if you need help with the math. A picture of my City of Austin license is included in my listing.

Guest Access

The garage has a cement deck that generally has a nice breeze in the evening. Guests are also welcome to climb on our tire fort in the front yard.

Interaction with Guests

We interact with you as much as you like. Some guests prefer to be left alone and we're happy to do so. Others have gone out and had beers with us. We are open to all levels.

House Rules
No parties or events
Check-in is after 4PM

Rule #1: Let's all remain calm. If something is amiss, please let me know.

Rule #2: Please don't smoke in the guest house. There is an awesome deck above you where you are welcome to ignite and inhale.

Rule #3: there is no rule #3.

Rule #4: No Pets. Well, MAYBE a dog, but we'd have to talk about it. Also, Wallace, my dog, has the run of the property. He is the sweetest creature, best dog ever. It's possible he might bark at you, but hey, it's his job. Generally he'll be in the house when you're coming and going.

Rule #5: I'll give you a key so you can lock up while you're away. I ask that you respect the private areas of the property.

Rule #6: Please, no parties or behavior that would make one of our neighbors want to call the police.

Rule #7: Be cool with the innerwebs. No illegal downloading/abuse of internet privileges.

Rule #8: towel hooks on the bathroom door - - use 'em.

Rule #9: If I think of other rules, I'll add them. Meantime, please let me know what I can do to make your stay more enjoyable.

I like Ben Franklin's quote about beer — it's proof that "God loves us and wants us to be happy," (define God in that sentence in what ever way makes you most comfortable). Sharing the city of Austin is one of my favorite things about being a host. I like to treat my Airbnb guests the way I'd treat friends or family. My roots are southern, but I am not a Texan. I consider myself a resident of the enlightened city-state of Austin and the planet Earth, and am at home generally in any college town. I think the Beatles were right, love is all you need. Dogs rule, cats make me sneeze. I put this fortune cookie fortune on my bulletin board: "Friends are more valuable than money."
