This is our Country-House which, since we are not using very often, you are very welcome to rent and enjoy when we are not there. ;) but please remember that this is a private home mainly intended for personal use and only sometimes rented to tourists so please don't expect high standards. Also please remember that, to protect the tranquillity of our neighbors, unfortunately if we receive complaints of any kind from them you will LOSE your Security Deposit money. We are sorry to force this rule on you but it is to avoid problems we've had with tourists in the past. Here are the answers to the questions that I receive more than 10 times/day (the first six 99% of the times):
WILL I SIGN A CONTRACT AND COMMUNICATE THE ID DOCUMENTS OF ALL THE GROUP-MEMBERS? YES.
Since we declare all these rent-incomes in our Taxes Declarations I really need you to sign a Rent Contract (even if you stay only 3 days) that I will send you by eMail and you will have to sign and send back by eMail. Additionally we also need the info of the National ID Documents that you and all your group-members will bring in your vacation (the local authorities gave all house-owners the obligation to communicate the identity of all their renters since 2012). Sorry, but if you don't complete this step within 48 hours from booking I reserve myself the right to cancel it.
IS IT AVAILABLE? YES.
You don't need to ask me. If the Airbnb Calendar shows the place as Available then you can book immediately.
WHAT 'S THE TOTAL COST? THE ONE CALCULATED HERE BY AIRBNB.
You don't need to ask me. Simply select your days of Arrival/Departure and the exact number of Group Members and Airbnb will show you the Total Cost (Deposit excluded).
GAS, WATER ELECTRICITY PAID AT THE END FOR RENTS LONGER THAN 1 WEEK
For 8 days or more the utilities would not be included and you should pay them at the end of your stay proportionally to your use (with this latest average cost of my recent bills):
Ga (Website hidden by Airbnb) 0.98 € / m3
Water 2.97 € / m3
Electricity 0.29 € / kWh
To calculate how much you have used you would simply have to send me the photos of the readings in "cubic meters" and "kilowatt hours" of the gas meter, water meter and electricity meter on your arrival day and on your departure day.
HOW TO PAY? TO AIRBNB.
The Payment Method of Rent and Deposit is the one that you prefer paying directly to Airbnb (as an intermediary).
LOOSING SECURITY DEPOSIT MONEY
The Deposit Money will be returned to you 48h after your departure only if you have followed all the rules shown here below at the end. The Deposit Money is automatically credited on the day of your arrival from the same method of payment you chose during booking.
WHEN CAN I CHECK IN? IT DEPENDS.
It is very important that you tell me immediately during booking your check-in and check-out times. Usually the rule is:
Check-in after 3pm
Check-out before 12noon
But if you ask me in advance I will try to see if it is possible to make an exception.
CAN I HAVE BEDSHEETS AND TOWELS? YOU CAN RENT THEM.
Bedsheets and Towels: 10 euros/person.Just tell me how many sets you want to receive at the beginning of your stay and I'll update your total cost..
WHY IS THE "CLEANING FEE" SO COSTLY?
In the "Cleaning Fee" is also included a fixed part of the rent cost (always invariable independently of the amount of rent days). This way I "redistribute" the total rent cost to strongly discourage very short rents of 1 or 2 days.
1day = 500€ + 10€
30days = 500€ + 300€
IS IT NEAR TOURISTIC PLACES? YES.
This is a lovely Apartment of two floors in a three-floor Country-House (204m2 the third floor, 102m2 the second floor, and 630m2 the Garden) at a 5-minutes car-distance from the Medieval Fortress Monteriggioni. Less than 30 minutes away from San Gimignano and Siena. 45 minutes away from Firenze.
HOW MANY BEDS ARE THERE?
It has beds for 10 people but the place can be rented to more than 10 people if you insist (we also add 3 extra Mattresses in case you need them):
1 Double Bed
1 Mid-Sized Bed
7 Single Beds
(3 Extra Single Mattresses)
HOW MANY BEDROOMS ARE THERE? 5.
- 5 Bedrooms (4 very large ones and a small one),
- 2 very lovely large Living-rooms (one of which with its own Kitchen),
- 1 Bathroom.
- 1 ground-floor shared Laundry-Room (the use of which is shared with my sisters or their guests).
One of the 2 Living-rooms has a HUGE fireplace that can be used for a romantically traditional fire heating or to grill some food!
WHAT ARE THE APPLIANCES/FURNITURE?
- Gas Cookers,
- Microwave Oven,
- Washing Machine (in the ground-floor shared Laundry-Room),
- Dryer (in the ground-floor shared Laundry-Room),
- 2 very powerful Centralized Heating Systems (1 for each floor),
- 3 Private Parking Spots (car-sized) in front of the House (please look carefully the picture explaining where to park the car)
PUBLIC TRANSPORTATION? YES
Bus 130 connects to Siena (only 20 minutes) and passes with high frequency.
AM I THE ONLY ONE IN THE APARTMENT? YES.
The Apartment is all for you; you don't have to share it with anyone else! But not the Laundry-Room and not the Garden: the Garden is fantastic for lunches and picnics but is shared with my sisters who own the first floor and part of the second floor (but they live in Florence and are almost never there, they barely go there to visit once or twice a month but sometimes they could have renting tourists as well). Same thing for the ground-floor shared Laundry-Room.
FREE PARKING? YES.
3 Private Parking Spots (car-sized) 20 meters before the entrance of the House.
WILL YOU ASSIST ME? OF COURSE.
During your stay I will be constantly available for questions or assistance through The free Airbnb App downloadable in your smartphone or tablet where we can speak for free. Alternatively by phone.
CAN I ALSO RENT FOR YEARS? YES!
I also give the possibility to rent for Contracts from 18 months to 4 years. In that case the cost will be 1000euros/month + Utilities with 3 months of Security Deposit.
HOUSE RULES AND DEPOSIT MONEY
The Security Deposit that you have authorized to Airbnb will be automatically "blocked" (not "paid") on your credit card or bank account and it will be "unblocked" 48 hours after leaving only at the conditions below. If instead you didn't follow the House Rules then the Deposit will by really paid. I am sorry about so many rules, but they are necessary to avoid problems we've had in the past with other guests:
1.If I don't receive complaints of any kind from the neighbors. it is very important that you respect the permanent neighbors living in the other separate apartments of the country house by not making noise (especially at night) and by not accessing their gardens and fields.
2. If you are no more the number of persons you have paid for.
3. If you have left the House "perfectly clean and tidy for the next Guests":
Leaving the House perfectly clean and tidy for the next Guests means that, in the 24 hours before your departure, you must have:
- left the bathrooms "very very clean".
swept the floors,
washed the floors,
- thrown your garbage in the public garbage containers on the public street near the house,
left no food around that could attract bugs and insects,
- left the refrigerator "very clean".
- left all windows closed to prevent rain inside (but mostly birds and their poop!),
- turned off all the lights (don't forget the Garden lights),
- TURNED OFF THE CENTRALIZED HEATING SYSTEMS!!!
- washed your dishes,
- put everything (objects, furniture, …) back to its original position,
- replaced consumables when they are less then half-full (like Toilet Paper, Washer Soap, Dishwasher Pills...),
- returned the keys before the Check Out time.
Don't worry! It's faster than it sounds!

Sorry, I can't accept your booking without those confirmations. Thanks for your cohoperation! ;)
