Welcome to the Mission and to our home. Our home is located on a quiet side street between two of the busiest streets in San Francisco's Mission District (Valencia and Mission Streets). We are two blocks from BART, one block from several major bus lines. You can be downtown (from out the door here via BART) in about 15 minutes.
I live here in the back of the apartment so it is very important to me that when you request to stay with us that you have a complete profile, meaning a picture or two of yourself, talk about the purpose of your visit, and have some references.
This is foodie heaven. We are within a block of Ritual Coffee, Dosa, Foreign Cinema, Aquarius Records, Revolution Cafe, and the Makeout Room. There is always something fun going on around the neighborhood. Make sure to take a three block walk to Dolores Park, check out the local murals, and grab a burrito at a taqueria. The great part about our house is that we are so close to all the fun things yet this is still a quiet block: there are two businesses, three houses and one Buddhist center on our block.
There are dozens of other restaurants, cafes, bars, shops and theatres within a two block radius.
There is metered parking on our block and are one hour spots in the neighborhood. If you are coming with a car, we can show you where there are tough to find and highly coveted weekly spots.
This is our medium sized room with hardwood floors, high ceilings, large closet, desk, double bed, flat screen tv with cable/HBO.
Antique and retro details throughout the house and the bedroom. The house features hardwood floors throughout and high ceilings. There are tons of period details throughout the house.
Guests use a shared entrance to the house and share a large kitchen and bathroom with up to two other potential guests. Meals can be prepared in the ample kitchen (sink, gas stove, full refrigerator/freezer, microwave, blender, toaster oven).
You will have access to a shared kitchen and a shared bathroom.
Interaction with Guests
We live in this apartment as well so we will be seeing each other in the kitchen and around the house. We will be checking you in. We are always happy to chat, share dinner (or not!), or be available for quick questions.
We are super conveniently located: 2.5 blocks to BART, 1/2 block to central buses. We are close to all the tech bus stops.
This is a single occupancy room only. We have other rooms in the house and would gladly rent one of the other rooms right next door to someone else in your party.
Please be careful with the hot water in the bathroom, as it gets very hot. Please do not hang any items (clothes, towels) from the heaters in the bedroom. It is very dangerous and could start a fire. Also, make sure to turn the heater off when you leave so that we can all conserve energy.
Trash goes out on Tuesday night. There is a separate recycling bin next to the garbage in the kitchen.
We ask for you to sign a brief rental agreement and release form when you arrive.
No smoking inside the house.
This is definitely not a party house. No hard drug use allowed in the home. If we suspect that you are using, we will talk to you about it and may ask you to leave.
It is fine for friends to visit but we ask that you have a conversation with us before you invite a friend to sleep over. Depending on the length of your stay, we may say sure or we may say that it makes us uncomfortable. We do not feel comfortable with anyone bringing home "a one night stand."
Never let either of the cats out of the house and always make sure to fully close the front door of the house. Please double check that the front door is locked when you come home.

You are welcome to use the kitchen to cook. However, please be mindful that this is also our kitchen. When using our All Clad pots and pans, please do not use steel wool or any abrasive cleaners. Also, you are welcome to use our condiments and oils. However, should you find yourself frequently cooking, please be respectful and replace what you have used. Also in terms of dishes, we try to keep the sink empty and we ask that you please keep on top of doing your dishes. We hate having to remind guests to do their own, we'd prefer if they just remembered in the first place!

"Staying in The Heart of the Mission was a pleasant surprise. The location was ideal, and Jessica & Sebough are excellent hosts. They went out of their way to make sure I had everything I needed for a homey and comfortable stay. My room on the second floor was nice, had a large window and lots of storage space. I appreciated the use of a full kitchen; never had conflicts with the bath that was shared with 2 other people. Plus, the other boarders were friendly and interesting. Without hesitation I would stay here again. It is like visiting family or good friends."
I spent a week and a half at Jessica and Sebouh's place. It is perfectly placed in the Mission Districts with an abundance of fantastic food, drinks, bookstores, and much more just around the corner, including the lovely Dolores Park a few blocks away.
I felt very welcomed by both Jessica and Seb and by the other people staying at the place, and was invited to join others for dinner in the house on several occations, including a make-your-own-pizza party by the home-built pizza oven.
I can only recommend staying with Jessica and Seb if you're visiting San Francisco and want to stay in the amazing Mission District in a relaxed and casual atmosphere!
This was a pretty welcoming place. It was nice to have the opportunity to stay with Jess and Seb for a while as I got my feet underneath me. The place is a pretty decent Mission-style house. The cats are generally well-behaved and the place itself is quite homely and open. Jess and Seb are also very flexible with people staying on longer if they need any more time.
I would recommend this place for someone first moving to the Mission or to SF.
I really enjoyed staying in this room, Jess and Seb were great hosts, had interesting stories, and even invited me for homemade pizza!
You can't bit the location, right in the center of hip Valencia st, 1 block away from awesome revolution cafe. Even so, the room was very quite.
Jessica and Sebouh were the quintessential BnB hosts.
On my arrival knew I might be hungry after my long trip so they made me a plate of food ready when I woke up form my post-flight nap. This generosity of their time continued throughout my week-long stay. Jess invited me to join her on walks around the neighbourhood and gave me hints on what was interesting to do, where to eat.
The mission district is a funky and full of hip young things- think Surry Hills Sydney if you would like an Australian comparison. It is easily accessible by cheap public transport and the restaurants and bars and little shops are all worth hanging out here for.
My only regret was that my stay was only for a week. There was lots of night life I would have loved to investigate further- next time perhaps.
I stayed with Jessica and Seb for 30 days after moving to San Francisco from the east coast. I really enjoyed my stay and interactions with Jessica and Seb, who were always very helpful and joyful to be around. Their house is located in the center of Mission within walking distance to many restaurants, bars and the BART station. Would definitely recommend.
I booked Jessica and Secouh's room for my coworker Nitasha who was traveling to SF for a month on business. For me they were quick and simple to work with online. Here's what Nitasha had to say about her stay "Jessica and Seb were lovely and gracious hosts, happy to chat about the neighborhood or leave you to your own devices, if you chose. Even though there were 3 other people staying in the same apartment while I was there (2 guests and Jessica), the apartment was mostly quiet and very easy to work from during the day. My bed was comfortable, the shower was hot, the kitchen was clean, and my apple TV was a nice amenity during the True Detective finale. The location could not be more convenient to the 24th street Bart stop. There are also buses and plenty of taxis, probably because everyone is taking an Uber. I had an easy time getting to meetings in South Park and Soma and there was no shortage of good restaurants and bars even within a 5 block radius. I would stay there again in an instant."

Seb and I have been hosting guests on Airbnb since 2010. I work as a psychologist with kids and spend weekends working in my garden, cooking, relaxing around the neighborhood. I have lived in the Mission for last 14 years and love talking about the neighborhood, world travels and good places to eat. I have lived abroad in East Africa and traveled in Europe and Central/South America. I love learning about new places to visit, especially coastal spots and warm spots, and trying new foods. Our profile pictures are shots of us traveling in Mexico, Spain, France and Armenia.
I live in this apartment too, so you will see me hanging out in the kitchen and common areas. My room is towards the back of the house, while the three guest rooms are in the front of the house. I try to balance visiting with guests and having alone time. The house tends to be pretty quiet and mellow. We specifically do not rent to couples so that there are a max of three guests at any time.
Sebouh lives downstairs and you will see him occasionally. He speaks fluent Armenian and is a plumber and works out of our house, so he comes and goes throughout the day.
